**Occupancy & Access**
- Max occupancy per listing/booking confirmation — no subletting or unregistered guests
- 5th floor is off-limits to guests unless prior written approval is given
- Owner/Manager may enter for maintenance, emergencies, or suspected rule violations

**Community Amenities**
- Shared access to pool, hot tub, and outdoor grill area
- No glass, food, or foreign substances in pool/hot tub
- Children must be supervised at all times around pool, hot tub, and outdoor areas
- Use of amenities is at your own risk

**No Parties or Events**
- no parties, events, or large gatherings
- Only registered guests allowed on property without prior written approval
- Violations may result in immediate eviction, loss of payments, and additional charges
- Max occupancy is 5

**Pets**
- Allowed with prior approval
- Clean up after pets inside and outside; keep off furniture unless protected; no unattended pets unless crated
- Pets not allowed in pool or hot tub
- Guest is charged for any pet-related damage or extra cleaning

**Beach & Ocean Conditions**
- Beach/shoreline conditions (sand, tides, currents, access) change naturally and are outside our control — listing photos reflect conditions at time of posting, not guaranteed during your stay
- Do not enter/exit the ocean when conditions look unsafe or access is restricted
- No refunds, relocation, or compensation for natural condition changes or temporary loss of beach/ocean access

**General**
- Respect quiet hours and neighbors
- No refunds for temporary issues with appliances, pool/hot tub, utilities, or internet (we'll address promptly)
- Lost items: shipping cost is guest's responsibility; unclaimed after 30 days may be discarded/donated
- Violations of these rules may result in termination of stay without refund
