Essentials Disclaimer: We provide an initial supply of toiletries, paper products, and basic kitchen items. Please replenish supplies as needed during your stay.
Hot Water Disclaimer: Hot water is provided through a solar-powered system and may be affected by rainy or overcast weather.
Long-term tenants occupy a separate apartment beneath the main house. The apartment has its own private entrance, parking, and gated access. There are no shared spaces with the villa.

Welcome to Pelikaan. We are happy to host you and hope you enjoy your stay. Please follow the rules below to keep the home safe, comfortable, and well-maintained.

GENERAL HOUSE RULES

No smoking inside the home or on the patio while using patio furniture.
No pets are allowed.
No parties or loud gatherings.
Quiet hours are from 10:00 PM to 9:00 AM.
Please respect the neighbors and community.
Do not move indoor furniture outside.
Report any damage, breakage, leak, or maintenance issue immediately to Seyannah Properties.
Guests are responsible for damage caused during their stay.

POOL RULES & SAFETY – SWIM AT YOUR OWN RISK

There is no lifeguard on duty. Guests use the pool at their own risk.
No diving or running around the pool.
Children must be supervised by an adult at all times.
No glass, bottles, or breakable items in or around the pool. Use only plastic or pool-safe cups.
If glass breaks in or near the pool, it may need to be emptied, professionally cleaned, and refilled at the guest’s expense.
Do not use the pool if under the influence of alcohol or feeling unwell.

SLIPPERY OUTDOOR AREAS

The lounge area, pool deck, and areas around the pool may become slippery when wet.
Walk carefully and do not run outside. Non-slip footwear is recommended when wet.
Use caution when entering and exiting the pool.

POOL MAINTENANCE

Pool maintenance staff may be outside during your stay to keep the pool clean and safe.

AIR CONDITIONING

Do not run the AC while doors or windows are open.
Turn off the AC when leaving and in unused rooms.
Running AC with doors open can cause leaks, system damage, and high utility costs.

GARBAGE

Bag all garbage and bring it to the community garbage bins.
Tie bags securely.
Do not leave garbage inside after check-out or outside the front door or near the pool.
Do not leave food waste exposed.
Dispose of garbage regularly.

SAND & BEACH CLEAN-UP

Rinse sand from your feet using the outside tap before entering.
Shake out beach towels, bags, and shoes before bringing them inside.
Sand can clog drains, scratch floors, and damage showers and plumbing.

FIRST AID & FIRE EXTINGUISHER

The first aid kit and fire extinguisher are located in the kitchen area.

STOVE / OVEN & FIRE SAFETY

Never leave the stove or oven unattended while in use.
Turn off the stove/oven fully after cooking.

OWNER CLOSETS & PRIVATE AREAS

Do not access locked closets, storage areas, private cabinets, or owner spaces.

PLUMBING & DRAIN CARE

Sand and hair can quickly block drains.
Dust off sand before entering and take care in showers and sinks.
Additional plumbing fees may apply for avoidable clogs.

TOWELS & LINENS

Please avoid stains from makeup, tanning products, hair dye, self-tanner, oils, nail polish, or similar products.
Pool and beach towels must be returned. Missing towels are $25 each.
Replacement charges may apply for permanently stained or damaged towels or linens.

BBQ / GRILL RULES

Never move the BBQ indoors or into an enclosed area.
Keep the BBQ away from flammable items and never leave it unattended.
Turn the gas on properly before use and fully off afterward.
If you smell gas, do not light the BBQ. Turn off the gas and contact Seyannah Properties.
Do not use the BBQ during high winds or unsafe weather.
Do not pour oil, grease, or food waste onto the patio, grass, plants, or pool area.
Use proper BBQ tools and keep hot items off tables, counters, railings, and furniture.
Allow the BBQ to cool safely before cleaning.
Guests may be responsible for damage caused by improper use, fire, grease, melted items, or failure to turn off the gas.

GAME ROOM RULES

The game room is for registered guests only.
Use the pool table, darts, wet bar, TV, and furniture respectfully.
Do not stand, sit, jump, or place heavy items on the pool table.
Keep pool sticks, balls, darts, remotes, and game items in the game room.
Return all game equipment to its proper place after use.
Children must be supervised by an adult.
Darts must only be thrown at the dartboard.
Keep food and drinks away from the pool table and game equipment.
Keep noise respectful, especially during quiet hours.
Do not remove glasses, bar items, remotes, games, or décor.
Report broken, damaged, or missing items immediately to Seyannah Properties.
Guests may be responsible for damage to game room equipment or furnishings.

TROPICAL ISLAND REALITY

Sint Maarten is a tropical island. Occasional insects, lizards, iguanas, salt air, outdoor dust, sand, utility interruptions, wind, or rain may occur despite regular care.
Report concerns immediately so our team can assist.

DO NOT TAMPER WITH PROPERTY SYSTEMS

Do not attempt repairs, reset equipment, move routers, adjust pool valves, open mechanical rooms, or tamper with pumps, breakers, gas lines, water valves, shutters, owner systems, or locked areas unless instructed by Seyannah Properties.
Contact Seyannah Properties if anything is not working properly.

KEYS, REMOTES & SECURITY

Lost or unreturned keys: $250 for the gate remote and $150 for hard keys.
Lock all doors and windows when leaving.
Exterior security, gate, or doorbell cameras may be present. No cameras are located inside the home or private guest areas.
Do not access locked closets, storage rooms, or private cabinets.

VALUABLES, LIABILITY & MANAGEMENT RIGHTS

Guests bring money, jewelry, passports, electronics, and other valuables at their own risk. Owners, staff, and management accept no liability for loss or damage.
Safety deposit boxes may be available where provided.
Guests agree to follow all house rules and are responsible for applicable costs and charges.
Management may remove guests who violate the rules without refund.

EXCESSIVE CLEANING & CONDITION

If the unit is left unreasonably dirty, a $150–$550 deep-cleaning surcharge may apply.
Examples include excessive trash, strong odors from unaddressed spills, food or grease left on surfaces, stained furniture, or excessive sand and debris indoors.
Signs of prohibited or illicit drugs may result in a minimum $500 charge and removal from the property without refund.
