This home is located 55 miles from Dallas and 27 miles from Athens, Texas. The Cedar Creek reservoir is known as a recreational lake for skiers and is also a good fishing lake for white bass, catfish and crappie. Within a short distance away, you’ll be able to find many eating options, golf courses or a nearby Walmart Supercenter to get some fresh food for the BBQ!

✔ The space is professionally cleaned after each stay.
✔ Please be aware that we are in a lake environment. As such, you may encounter some insects during your stay. We have a professional pest control company that comes to check the property, but we cannot guarantee you won`t come across some bugs or ants during your stay. We recommend keeping the deck door closed when not in use to prevent any insects from entering your home.
✔ The neighborhood can be loud at times with firework displays, etc and very quiet with families at other times.
✔ There are cameras at every entrance/exit facing outwards from the home. Cameras and the internet may not be covered, turned off, or manipulated in any way.
NEIGHBORS: Our property has a family living next door. Please don`t disturb them — keep noise reasonable, especially after dark.

Pets: Welcome with prior approval. $75 per pet (Airbnb +18% to $88 due to channel fees). Pets not booked prior to arrival = $200 surcharge per pet.
Smoking: Strictly prohibited indoors and on balcony. $250 cleaning fee.
Parties / events: Not permitted. Sleeps as advertised; no additional guests overnight.
Children: Welcome.
Quiet hours: 10:00 PM – 8:00 AM (HOA enforced).
Parking: Each guest receives one parking pass at check-in. Lost pass = $50 replacement.
Pool / hot tub: Use at your own risk; no lifeguard on duty. Children must be supervised.
Damages: Guests responsible for accidental damage beyond normal wear. Significant damage charged to the card on file.
ID verification: Booking guest must be 25+ and present matching photo ID upon request.

PROPERTY-SPECIFIC OPERATIONAL NOTES:
- Trash: take to bin near fence at driveway entry before checkout.
- Doors: ensure both front and back doors are fully closed; deadbolts on the two doors that have them must be locked.
