Cozy 60-square-meter apartment for 4 people, located on the 2nd floor of a renovated historic building (NO elevator).

The property is located in an area well-served by public transportation (the Lolli station is just over a 5-minute walk away), near the Palazzo della Zisa and Villa Malfitano.

The apartment consists of a kitchen, living room, two bedrooms, a bathroom, a small balcony, and a terrace.

The apartment is arranged on two levels:

-> LOWER LEVEL:

- KITCHEN with gas stove, refrigerator, freezer, moka pot, electric kettle, electric oven, various kitchen utensils, dining table, and access to the SMALL BALCONY;

- LIVING ROOM with a sofa and a 40-inch flat-screen TV;

- BEDROOM I with a French-style double bed;

- BATHROOM (one step inside) with sink, shower stall, bidet, and toilet.



-> UPPER LEVEL:

- BEDROOM II with a double bed, dresser, and clothes rack;

- TERRACE with a small table and chairs.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: unlimited Wi-Fi, independent heating, air conditioning (split system in the living room/kitchen area and split system in the bedroom on the upper level), iron and ironing board, clothesline, and hair dryer.



PLEASE NOTE: If you are traveling with children, please be careful on the internal stairs leading to the upper level. Please also note that there are a few steps inside the rooms.



The entire apartment is for the exclusive use of guests during their stay, and there are no shared spaces with the host or other tenants.



Seven days before your arrival, you will receive instructions on how to register your documents through our Guest Portal.

We need this procedure to verify your information and documents and to send the information to the “Alloggiati Web” police service, which is the Italian procedure for registering guests staying in Italy.

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not fall below 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The heating period and the daily operating time depend on the climate zone defined by the regulations.

Palermo Climate Zone B: 7 hours per day from December 8 to March 23.



For check-ins between 9:30 PM and 1:30 AM, a surcharge will apply, to be paid in cash upon arrival, as follows:

EUR 15 from 9:30 PM to 11:00 PM

EUR 20 from 11:00 PM to 12:00

30 EUR from 12:00 a.m. to 1:30

Check-in is not possible after 1:30 a.m., even for a fee.



Upon check-in, you will be required to pay the tourist tax in cash, which is €2.00 per person per night.



The apartment is located in a quiet residential area of Palermo, offering plenty of amenities and good public transportation connections to the historic center. A short distance from the apartment, you’ll find the Palazzo della Zisa and Villa Malfitano, with its beautiful park. In addition, the Noto and Demma clinics are just a short walk from the property. Once in the city center,

you can walk to Piazza Pretoria, the Teatro Massimo, the Cathedral, the churches of Martorana and San Cataldo, as well as the historic palaces of Palermo’s nobility, known throughout the world, such as Palazzo Gangi (the famous palace from *The Leopard*), Palazzo Pretorio, Palazzo Alliata di Villafranca, and Palazzo Mirto.

- From Palermo Central Station, you can reach the apartment by train to the “Palermo Lolli” station, which is a 7-minute walk from the property.



- For those traveling by car, free street parking is available near the property (NOT guaranteed and CANNOT be reserved). Alternatively, paid parking is available at the Ing. Meola Parking Lot or in Piazza Principe di Camporeale, both about a 4-minute walk from the property.
