The space
The suite is a private, separate-entrance apartment located right next to our main house and includes:
• Bedroom with a comfy queen bed, room-darkening shades, and extra bedding
• Living room / kitchenette with a sofa bed, dining area, and full cooking essentials
• Private full bathroom stocked with towels and toiletries
• Covered patio — perfect for morning coffee or unwinding after a long day
Sleeps up to 4 guests (queen + sofa bed).
Kitchenette includes: microwave, dishwasher, filtered drinking water, Ninja coffee maker, toaster, waffle maker, and full dishware.
Comfort & tech: central heat & AC, high-speed Wi-Fi, dedicated workspace, 46" smart TV with Netflix, Disney+, Prime Video, Roku, Chromecast, and standard cable.
Extras on the house: fresh bedding, towels, toiletries, complimentary snacks, coffee, tea, milk, creamer, and condiments. In-unit laundry available.

Guest access
Self check-in via lockbox — arrive on your own schedule, no waiting around. Free parking on our private driveway (up to 2 vehicles). The suite is entirely yours; you'll have your own private entrance and full run of the apartment and patio.

Other things to note
This is a second-floor apartment accessed by an exterior staircase — please keep that in mind if you have mobility concerns or are traveling with very young children. House rules: no pets, no smoking in or around the property, no parties, and a 4-guest maximum. We're nearby in the main house if you need anything, but otherwise we'll give you full privacy.

Neighborhood highlights
Located on a peaceful cul-de-sac in a safe, family-friendly Painted Post neighborhood. A 5-minute walk gets you to the park, and you're 10 minutes from downtown Corning's Gaffer District (restaurants, shops, the Corning Museum of Glass, and the Rockwell Museum). Watkins Glen, the Finger Lakes wineries, and Hammondsport are all within easy driving distance — great for day trips. Convenient to I-86 / Route 17 for travelers passing through.
