THE SPACE:
~ House layout includes a Great Room with dining table seating for 6 plus 2 counter stools, a sizable desk with 2 wall plugs, 3 good size bedrooms, 2 full bathrooms, and indoor washer/dryer.

~ Updates include fresh paint throughout, wood-like laminate flooring in the Great Room, kitchen, hallway, and bathrooms, pile carpet in the three bedrooms. Kitchen is fully equipped and remodeled with new Granite countertops & stainless steel appliances.

~ Bedding includes Summer quilts, Winter Comforters with Duvet covers, 2 Sets of Pillows (firm & soft), and Microfiber sheets for each bed.

~ Stay warm in the winter with gas heat throughout plus a gas fireplace in the Great Room. Also, Master Bedroom has its own Fireplace heater.

~ Wonderful outdoor gravel patio area with picnic table and fire pit with seating to enjoy the evenings!

~ Grass mowing and snow removal are included as needed.

~ One block from community lake. Other lakes and walking/bike trails are close by. Kayaks & mountain bikes provided.

GUESS ACCESS:
~ There are key pads and a garage door opener for easy access during your stay.

~ Full access to the attached garage is included. There is plenty of room for two vehicles as well as enough space in the driveway to park a couple more cars.

OTHER THINGS TO NOTE:
~ Available rental dates may be flexible. Please send an inquiry with your desired dates and we'll see if we can accommodate you.

~ This is a pet friendly home. One Dog or One Cat is allowed with prior approval. Please mention that you have a pet when you request booking.

~ PET should be kept in a crate if left alone in the property. We ask that furniture and beds be covered with provided sheets if your pet sheds fur.

~ For the safely of your Pet and respect for neighbors, please keep your Dog on a leash at all times while outdoors. Note that the property does NOT have an enclosed yard.

~ Pagosa Springs is a fairly rural area. Cell reception may be limited, depending on provider. Verizon and T-Mobile seem to be best out here.

~ There is free Wifi internet available throughout the house.

~ There is no central AC but we recommend during the summer to open the windows at night and close them and the window blinds during the day. There are also ceiling fans in every room as well as a large portable air-cooling unit.
