TOWNHOUSE

Downstairs:

• Loft equipped with a TV with subscriptions to amazing services AND a PlayStation Digital Edition with streaming.

In all 8 Samsung Smart TVs, we provide subscriptions to these amazing services: YouTube TV (85+ live channels including local news), YouTube Premium (no ads), Netflix Premium 4k, Apple TV+, Disney+ (Disney, Pixar, Marvel, Star Wars), ESPN+ and Prime TV.

In addition to the basic kitchen appliances we provide Slow Cooker, Air Fryer, Blender, Food Mixer and Toaster Oven.

At the pool area you will have access to the state of the art 75" Samsung Terrace, specially designed for outdoor spaces and with the brightest screen in the market.

Inside the house you will enjoy art both in original canvas and digital format through the revolutionary 75" and 65" Samsung Frame TVs.
If you need to work from home, we've got you! Plug in your Laptop or iPad PRO to the Dell Video Conference Monitor C2722DE. You will be connected to the 27'' monitor with built-in camera and speakers. Wireless keyboard, mouse, USB-C cable provided.

You will access to Play Station 5 Digital Edition with PlayStation Now Subscription that allows access to 800+ games (streaming).

HOUSEKEEPING
• To ensure a spotless experience, the home is professionally cleaned and inspected before your arrival. Daily housekeeping is not included in the rental, but mid-stay cleaning can be arranged in advance for an additional fee if needed.

POOL
• The pool heater operates through heat exchange, which may not work effectively in very cold weather. If you choose to heat the pool under these conditions and it doesn’t reach the desired temperature, refunds will not be available.
• For safety, the pool heater may temporarily shut off if the system is overworked during cold weather. This is a normal precaution to prevent damage and will resume functionality automatically.
• Pool heating is optional and subject to availability.
• The pool is equipped with a removable child safety fence, installed before every check-in to provide an additional layer of protection for families traveling with young children. Adult supervision is always required.

Three days before the guest's arrival, the voucher with check-in instructions will be sent.

This is a self-catering vacation home. Guests must purchase any further items needed that they'll consume or use during the stay or replace products when they are over. This includes personal care products, food, drinks, etc. The offered amenities listed below are only initial supplies, small-sized:

• Bathroom: One toilet paper per bathroom, a garbage bag that is already in the trashcan, Small shampoo and conditioner.
• Kitchen: Two garbage bags, Sponge, Dishwasher soap, Paper towel.
• Laundry: One laundry detergent.
• Linens/sheets: 1 sheet kit per bed, one towel per guest (house’s maximum occupancy).

PLEASE NOTE:
The following extra services are available and must be requested at least 48 hours before your check-in date. Here are the details:

• Pool heating: $33 per day with a minimum charge of $165, subject to availability.
• Early check-in from 12 PM or late check-out until 3 PM: Available upon request and subject to operational availability. We’ll confirm the applicable rate for your stay and let you know

Complimentary use of BBQ Grill: The BBQ Grill will be clean and available for your convenience. To use it, you will need to refill the propane cylinder at the nearest retail store or propane refill station.

POOL CLEANING
Pool cleaning at Solterra Resort houses is conducted weekly on Monday or Saturday, but it may be subject to adjustments based on weather conditions. In the event of unfavorable weather, the cleaning may be rescheduled to a different day of the week. Our professional team has access to the pool area without requiring you to open the door, and they will complete the service in approximately one hour, allowing you to enjoy the pool afterward.

GATE ENTRANCE RULES
• Please have your reservation information and a valid photo ID ready at the gate. Only pre-registered drivers (up to 5 per reservation) will receive a parking pass.
• Ride-share services (Uber/Lyft), food delivery, and package delivery drivers only need to provide the property address and present a valid photo ID at the gate.

PARKING
• Refer to your entry pass from the front gate regarding parking.
• Overnight parking permits are required.
• Street parking is only allowed in marked white spaces. There is no parking allowed on the grass or blocking the sidewalk.
• Commercial vehicles, recreational vehicles, trailers, self-propelled motor homes, and boats are only allowed to enter temporarily for loading and unloading.
• Motorcycles and Golf carts are not allowed unless they are street-legal and registered like other motor vehicles. They must be parked in the garage.
• Guests should first park in available garage and driveway spaces before parking on the street.

CLUBHOUSE
• For guests who wish to utilize the Amenities only for the duration of their stay, the Access Fee will be charged at the clubhouse front desk when guests check-in.
• The primary person will need to provide:

• Their reservation information which shows:
- The rental property address.
- Check-in and check-out date.
- Number of guests.
- Identification that matches the reservation name.
- License plate information for the primary vehicle.

The guest will then pay the Amenity Access Fee. The fee will only be charged via Square with a credit or debit card. No cash will be accepted. It is a one-time fee per house per reservation. They will be issued a Resort Access Card (2 cards max will be issued per party) to show the front gate of the pool at each entry, they will also be issued the 4-digit code for the month that will allow access to the gym. Guests will need to have this card in their possession on the pool deck as well for staff to verify if asked. After-hours check-ins will go to the guard gate. The guard gate will issue car passes, and guests must visit the clubhouse once reopened to pay the Amenity
Access Fee to gain access to the pool the next day.

• Pool Water Slide open daily 11 am - 8 pm;
• Lazy River is open daily 11 am - 7 pm;
• Cafe Sol Bar & Grill: Open to residents & their guests daily 11:30am - 6pm;
• Poolside Cabanas;
• Solterra Play Zone;
• Solterra Club Trail;
• Tennis Courts (Open from Dawn to Dusk).

Please note: The clubhouse and resort amenities may be temporarily closed due to severe weather, heavy rain, unexpected maintenance, or other circumstances beyond our control. Such closures may occur without prior notice and are managed by the resort administration.

TRASH AND RECYCLE SCHEDULE
• Valet Trash services are scheduled from Sunday to Saturday, 7 days a week.
• Please, place your trash in the provided brown waste bin outside your home by 6 am every morning. Trash pickup will be completed by noon. Removal of trash placed out after collection will be collected the following day.
• Always place tied trash bags in your trash container to help protect the community from stains, loose trash, and critters/wildlife.
• No loose trash, all trash needs to be placed within a trash bag, up to 50 lbs per bag.
• All boxes are to be broken down, bundled, and placed beside the waste bin.

GATHERINGS AND NOISE NUISANCES
• Community rules and County ordinance do not allow loud noises or large gatherings that disturb neighbors at any time. Disturbances which require security or law enforcement intervention will carry fines of $500 or more. The fines will be applied to your stay. Please keep music at a low volume.

DELIVERIES
• Fedex, UPS, and Amazon are allowed to deliver at the properties. USPS does not deliver mail to the community.
• The community does not accept deliveries or packages for any of the units.
• Mail Deliveries: Mail deliveries must be made directly to the unit and during your stay.
• Please ensure that deliveries are scheduled to arrive during your stay.
• We apologize, but we cannot be held responsible for lost or damaged packages.
