The Space:

Enjoy a spacious home base where your group can relax together while still having room to spread out. With six bedrooms, two living areas, a private pool and hot tub, and inviting indoor and outdoor gathering spaces, the home is designed for comfortable group vacations.



Start the morning with coffee around the dining table, spend the afternoon exploring Orlando, and return for a refreshing swim, a soak in the hot tub, or a relaxed evening of movies and games.

The home accommodates up to 14 guests across six bedrooms and seven beds.

Kitchen and dining

The full kitchen offers the essentials needed for preparing breakfasts, snacks, and group dinners. Its open layout makes it easy to cook while remaining connected with everyone in the nearby dining and living spaces.

Gather around the dining table to share meals, plan the next day’s activities, or enjoy takeout after a long day exploring Orlando.



Living spaces and entertainment

Two separate living areas provide flexibility for larger groups. Guests can gather for conversation, relax in front of the TV, enjoy the game console, or spread out for quieter downtime.

A dedicated workspace and Wi-Fi are available for guests who need to work, study, or stay connected during the reservation.

Central air conditioning and heating help maintain a comfortable indoor environment throughout the year.



Private outdoor area

Step outside to enjoy your private swimming pool, hot tub, and furnished patio. The outdoor area offers a welcoming setting for cooling off, relaxing between outings, or spending a quiet evening together.



A BBQ grill and outdoor seating are also provided for casual meals outside.



Please note that propane is not included. Guests who wish to use the grill are responsible for purchasing propane.



Pet-friendly stays

The home welcomes guests traveling with pets. Please review and follow all applicable pet policies, community rules, and reservation requirements during your stay.



Location

The home is situated inside Reunion, a gated Kissimmee community known for its golf courses, landscaped surroundings, and relaxed residential atmosphere.



Disney, Universal Studios, SeaWorld, restaurants, shopping, and other Central Florida attractions are within driving distance. Nearby experiences also include water parks, airboat rides, and other uniquely Florida activities.



Guest Access:

Guests have complete and exclusive access to the entire home and its private amenities, except for the garage.



Optional access to select Reunion community amenities is available with the purchase of an RFID card.



Eligible facilities include:

Seven Eagles: Pool, spas, fitness centers, and Linear Park

Homestead: Pool, wading pool, and spa

Carriage Pointe: Pool and spa

Heritage Crossing: Two pools, wading pool, and spa

The Terraces: Pool, spa, gazebo, and pavilion

Liberty Bluff: Playground and dog park

Grand Traverse Parkway: Playground and outdoor fitness center



Each RFID card costs $15 and remains active for three days. Cards must be purchased during the stay.

RFID access is limited to the community amenities listed above. This reservation does not include access to Reunion’s water park, Encore Resort amenities, or Encore wristbands.



Community facilities are independently managed by Reunion. Their availability, operating hours, maintenance, policies, and temporary closures may change without notice.



Golf

Guests may arrange tee times at the Palmer, Nicklaus, or Watson golf courses, subject to availability and applicable requirements.

Reservations and all associated golf fees are the guest’s responsibility and are not included with the accommodation.



The Neighborhood:

Reunion is a gated residential and vacation community with scenic golf courses, peaceful streets, and a relaxed atmosphere.



Many residents live in the community full-time, and golf carts frequently share the roads. Please observe the posted 25 mph speed limit, drive carefully, and remain considerate of neighbors.



Restaurants and everyday conveniences are available within and around the community. Additional dining, shopping, water parks, airboat tours, and other activities can be found nearby.



Getting Around:

A personal or rental vehicle is recommended for visiting Orlando’s theme parks, restaurants, shopping areas, and other attractions.



Reunion is located near Interstate 4, providing driving access to Disney, Universal Studios, SeaWorld, and Orlando International Airport.



The community has a gated entrance monitored by security personnel 24 hours a day.



Parking

The driveway accommodates up to two vehicles.

The garage is not available for guest access or vehicle parking. Please follow all posted community parking regulations and do not block sidewalks, roadways, or neighboring properties.



Other Things to Note:

Professional cleaning



The home is professionally cleaned and sanitized between reservations. Our cleaning team follows established preparation procedures before every arrival.



Damage protection

All reservations require damage protection, processed through our third-party system before arrival.



For one-night reservations:

A refundable $500 security deposit is required. This is processed as a preauthorized hold rather than a charge and is released following a damage-free checkout inspection.



For reservations of two nights or longer:

Guests may choose between:

A refundable $500 security deposit

A nonrefundable damage waiver of $20 per night, capped at $100



The waiver covers qualifying accidental damage beyond normal wear and tear.



Deposit authorization holds expire after seven days. For longer reservations, the initial hold is released on day six and reauthorized to maintain continuous coverage.



Pool care and weather

The pool is professionally serviced each week. Rain and wind may carry natural debris into the water and temporarily affect its appearance.

We do not recommend using the pool or hot tub during cold, rainy, or otherwise inclement weather.



Checkout policy

Checkout is at 10:00 a.m. Housekeeping is scheduled to arrive promptly after departure so the home can be prepared for the next reservation.



Unauthorized late departures can disrupt the cleaning schedule and affect incoming guests. Remaining in the property beyond the confirmed checkout time may result in a fee of up to $300.



Starter supplies

This is a self-catering home. A limited quantity of essential supplies is provided for arrival, but items are not replenished during the reservation.



Each bathroom includes:



Shampoo and conditioner

Body wash

Hand soap

One roll of toilet paper

The laundry area includes enough detergent pods for up to two loads.



The kitchen includes:

One roll of paper towels

A limited number of trash bags

Dishwashing detergent

One sponge

Salt and pepper

Cooking oil

Coffee maker

Coffee is not provided.



Please inspect the starter supplies after arrival. If a listed item is missing, contact us immediately through the booking platform so we can arrange assistance.



Interaction with Guests:

The home offers convenient self check-in and self check-out. Although our team will not be present at the property, we remain available through the booking platform’s messaging system to answer questions and assist whenever possible.



This is a self-catering vacation home, allowing guests to enjoy the property independently and at their own pace.
