  • Waters Edge Sleeps 15 guests (max 12 adults) in a large detached beach house, with direct beach access. Six bedrooms, six en-suites and a family bathroom and guest loo. TV / Cinema style room with surround sound, table tennis, fusbol table, pizza oven & BBQ, enclosed garden, parking for 5 cars, 3 terraces, two large reception rooms, sea views from first and second and third floor.



    Ground Floor



    Entry hall with cloak room and guest WC

    Bed 1 - Twin bedroom with optional pull out bed (sleeps 2+1) with bathroom en suite and hanging space.

    TV / Cinema room, accessed via double doors with huge corner seating sofa for 10 to 12 more than comfortably. Huge 85 inch screen TV fully loaded with freeview, Netflix, prime and more. Surround sound system, DVD and music system.

    Huge (70sq m plus) kitchen and dining room, open living area with a large kitchen island and 6 counter stools. 2 x 90cm wide ovens, 2 x 4 area induction hobs, 2 x dishwashers, large fridge freezer with integral ice maker and chilled water dispenser, further 36 bottle wine/beer chiller, large warming drawer integral microwave, Quooker instant boiling water tap, Barista style coffee machine / Nespresso with original pods, packed with crockery and glassware and heaps of extras for even the most ambitious chef.

    Dining area is central to the kitchen with bench seating around a hand carved wooden table - seating 14.

    Sofa seating for four and the fusbol table.

    Fully opening sliding doors open out to the patio with BBQ and Pizza oven. The kitchen window also fully opens and outside the metal garden stools make a garden bar.

    Bed 2 - Double bedroom king sized bed (sleeps 2) and shower en suite. Hanging space only. Dressing table and mirror.



    First Floor



    Large open plan living room with magnificent views of the beach and sea over the garden, with two three seater sofas, armchairs, floor cushions. Large Smart screen TV. Corner breakfast table and seating for 6. Bar area, with fridge, sink and glassware.

    Fully opening sliding doors and a slim upper deck area, with access out to the garden and onto the beach.

    To the front of the house:

    Family cloakroom with shower, wc and sink.

    Bedroom 3 (sleeps 2) king size bed, hanging space, shower room en suite

    Bedroom 4 (sleeps 2) king size bed, hanging space, shower room en suite

    Bedroom 5 (sleeps 2 adults + 2 children) Family room with king size bed, plus a single bed and pull out bed (suitable for children only) En suite bathroom with access to evening terrace for sunset drinks and seating for 5-6.



    Second Floor

    Accessible via a further staircase

    Bedroom 6 / Master bedroom (sleeps 2) super king bed, slipper bath in the room, huge vaulted windows with electric blinds, bifold fully opening doors onto a terrace with bean bags with the most dramatic views to the sea. En suite shower room. Hanging space, chaise-lounge seat.



    Outside

    You will find the table tennis table, along with garden seating and cushions, bean bags and beach accessories.

    Three well behaved dogs are welcome. Please note additional pet charges are £35 per pet per week (or part of) will be charged.     Private driveway parking for upto 5 cars. More can park on the roads nearby.

Great house

An 85th birthday celebration weekend

Waters Edge is an ideal location for a family celebration, with great accommodation, modern with a coastal theme to the rooms. The kitchen has all the equipment you need for a self catering stay and plenty of space to gather while preparing the meals. Having the beach at the back of the property, with access from the garden was ideal for the morning walks and seeing the sunrise over the sea was a beautiful sight. We can definitely recommend Waters Edge for a special occasion and would book with Bloom Stays again

Perfect place to hang out or explore the area

Waters Edge was a great place for three families to get together and spend some quality time. Plenty of space for twelve of us, well appointed kitchen, very comfortable beds, some great spaces to enjoy the view, and brilliantly located for exploring Dungeness, Camber Sands and Rye

fantastic property and location

We loved our stay here and the house was beautifully equipped to cater for all ages from 8 to 78. The sea views were stunning, the house really comfortable and spacious and thoughtfully equipped. Highly recommend if you are looking for a memorable stay for a large group.

Amazing house

Lovely House

Perfect for a family get together, stunning location and views with lots of space for adults and teenagers to hang out together or separately. The 82 inch TV was a massive hit with the teenagers.

Stunning property by the sea

We had a fabulous weekend, went as a group of 12 friends for our annual early Christmas getaway. The house is beautiful, very clean, spacious and very well appointed. The beds were extremely comfortable. Such a perfect location right by the sea with incredible views. Would definitely book again.

Ideal house for our holiday both in terms of location and facilities. A very large house with superb views from the lounge and top bedroom. Family Holiday

Great house for a multigenerational family holiday. Lots of different spaces to spread out, as well as big enough spaces to be all together without feeling cramped. Very well equipped. Really good location, with direct access to the beach. Would have been helpful to have a floorpan prior to arrival to help with planning where everyone would sleep.

An excellent well equipped house in lovely location

An excellent weekend spent celebrating an 80th birthday with four generations of the family in an amazing house. The house was well equipped for every generation and very well designed to cater for different activities at the same time. The garden is a bit difficult to negotiate, could do with a rail at the steep steps and an extra step up to the rear patio. Would definitely revisit.

Fabulous house!

This house was everything we hoped it would be and more, it ticked every box, it was spotlessly clean, had everything you could need and the location right on the beach was a real treat! To be able to walk through a gate in the back garden & be on the beach was very special, it made dog walking, even in November, an absolute pleasure. The owners of the property have thought of everything, 2 brilliant ovens, 2 dishwashers, a fab fridge and loads of glasses, plates, cutlery etc even with 12 adults we never ran out. The beds were super comfortable and the social space of the kitchen diner was fab for our group, all the best parties are in the kitchen! We wouldn’t hesitate to recommend this place and would definitely stay again.

Beautiful home and lots of fun

Gorgeous home in a unique landscape. We loved the garden with views over to France, and there are lots of games including table tennis and table football. We stayed on a hot weekend so only comment is that AC might be a good addition for the summer months! It was very hot at night especially in the rooms where the blind didn't open (though we were given a heads up about this). The kitchen and rooms are big and well equipped for large groups, and everyone was very comfortable overall. It was great having such a responsive team to answer our questions. We would stay again :)

Fabulous property

As soon as you enter the front door the "wow" factor starts. The cinema room is amazing. Enormous TV and comfy sofas. The kitchen is probably bigger than most houses! The first floor is beautifully set up with a lovely sea view. The top floor bedroom is a masterpiece. Everything is top spec, including 3 dishwashers, pots with built in thermometers, floor to ceiling, full width windows. The attention to detail is incredible. We were sad to leave and will definitely be back.

A perfect 60th Surprise

It was a pleasure to book a home, for our special occasion, through Bloom Stays. The process was easy and emails kept me updated on payments and details. Any questions I asked were responded to quickly. Waters Edge is a stunning home with everything you need and more. There were 10 adults, two teens, an 8 year old, 3 dogs and it was the perfect surprise for my husband’s 60th. We used every space for different activities, including the pizza oven and BBQ. It was lovely to have a table big enough for us all to sit around together. Opening the gate to the beach was pure heaven as were the stunning views you get from the 2nd and 3rd floors. Everyone had a fabulous time and wants to return. Can highly recommend The Jolly Fisherman pub for Sunday Roast and The Hub on the beach for a cooked breakfast. Both within walking distance.

Water's Edge

This was an excellent choice of property for us ... a party of 11 with age range 7-79. Beautiful outlook, particularly from the main sitting room upstairs. There were plenty of areas to be together and good private space too. The house was clean and light and provided with everything you could possibly need! We didn't use the outside space as weather not suitable but the beach access was perfect .... so beach cricket, rounders and walks enjoyed! The cinema room was a useful standby for entertainment, especially for the children. Everyone commented on how comfortable the beds were, with good quality bedding. Another plus was great showers and plenty of hot water for all. We would definitely stay there again ..... and hope to!!!

Fabulous beach house with great weather

We had the most wonderful week at Water’s Edge. What a beautifully designed and decorated holiday home. The doors that opened the entire length of the ocean side on all three floors was just magic. So much so that we have now changed our Reno plans for our kitchen to imitate the kitchen there. It was so open and airy that it made all the cooking and cleaning for a large group enjoyable. The views out the bedroom and living room were stunning, and I adored the open two living room furniture set up as we were a group of grown kids, and parents so we were all together but also separate. We had wonderful meals on the long kitchen table, and the bath overlooking the beach was bliss, as was the bedroom. We would sleep with the doors wide open and at 4am, at first light, would close them and the blinds so we were not being woken by the sun. The area itself didn’t rock our world and so we really never left the house and just went for walks on the beach. The teens swam and did mud coverings, collected shells and had fires on the beach in the pre dug pits. We barbecued and cooked and loved every minute with each other in this fabulous home. Would definitely recommend and go back.

Wonderful

I didn’t want to have a party to celebrate my 80 birthday, I decided that I wanted something more intimate, so I searched online for a large house in the Dungeness area. Waters Edge came up and it looked ideal for what I was looking for! The house surpassed our expectations and I couldn’t have wished for a more memorable experience. Right from the start we all enjoyed stay. Our family decided to cook our meals in the fantastic kitchen. The house had everything we wanted and more. Watching the sea from the upstairs lounge was so therapeutic! Will we return - definitely.
