The property is situated in the peaceful village of Opatje selo in western Slovenia, close to the Italian border, the historic town of Gorizia in Italy and Nova Gorica in Slovenia. The village is known for its traditional rural charm, stone architecture and culinary traditions (prosciutto, cheeses, homemade breads and Teran Wine). There is a grocery store and a restaurant, both situated within a 5-minute walk of the property.

The village is situated on the Karst Plateau, surrounded by karst fields, rolling hills, vineyards, and forests that are ideal for scenic walking and cycling trails. These include Karst hiking routes toward Kostanjevica na Krasu and easy access to cross-border walks into Italy.

The vibrant border city of nearby Nova Gorica (a 10-minute drive) makes a wonderful daytrip and is seamlessly connected to Gorizia in Italy (you can walk across the border). Both cities offer a rich cultural scene that seamlessly blends Slovenian and Italian influences with a relaxed atmosphere and plenty of lively cafés.
