    Tuckerman Avenue waterside, less than a 5 minute walk to Newport's Easton's Beach and all the seaside restaurants and clubs.

    Quintessential 3 bedroom, 2.5 bath cottage is spacious inside and out with 2 master bedroom suites. This home is perfect for 2 couples with children or a single family.

    Living room, dining room and family room are all furnished with the comforts of your home. Outdoor deck with grill, private enclosed backyard, tastefully landscaped yard (impatiens and climbing roses) with an outdoor shower.

    Other amenities: 4 televisions, WiFi access, air conditioners (which are not usually needed because of beach breezes). All linens are freshly washed and pressed. Bathroom towels, beach towels, and beach chairs are included.

    Enjoy all the activities of the Newport area including The Newport Jazz and Folk Festival, Gilded Age mansion tours, The International Boat Show, Irish Festival, Colonial house tours, and fine dining for a fraction of hotel room prices.

A very comfortable getaway spot with a great host. It has a kitchen with all the essentials and great bedrooms. Very close to the beaches and walking opportunities. Hope to return!

We had a wonderful stay at those cozy cottage! The owner has made it very comfortable - comfy beds, each BR has a TV, back porch and fenced yard for enjoyment when not at the beach- the whole week couldn’t have been nicer! We will most definitely return!!

Enjoyed Newport very much!

Visiting Newport for a family wedding and spent a wonderful week at this adorable cottage by the water. The home had everything we needed, and the location was perfect. Property owner was responsive and very kind. Highly recommend this property.

Perfect vacation home

Tracey’s house was perfect. It’s in a great location. The kitchen had everything I needed. The backyard and deck were great and Tracey was very responsive all along. I loved this vacation home.

Perfect location, wonderful house near beautiful beach!

We loved being here so much! We were within walking distance of the beach and lots of great places in Middletown. We walked to the Cliff Walk as well, and it was a short drive to all of the attractions in Newport. Tracey is a wonderful, communicative host, and we can't wait to come back!

Sweet cottage with an incredible location!

This was our second time staying in this house, and it was perfect for our family of 6. It's a beautiful neighborhood and a quick walk to the beach. We utilized the backyard a great deal as well. Middletown is a great town to visit with perfect proximity to all that Newport has to offer!

Location location location

Our family had a great time at Tracey’s home. The location was fabulous…just a short walk to the beach. There were a few things we needed for our stay (hair dryer and iron) and Tracey promptly delivered. We tried to cook at home ( bare minimum kitchen) but made it work. All in all we had a great time.

Comfortable, Close and Clean

We loved our stay! The house was very clean with 2.5 baths and 3 bedrooms. All of the beds were comfortable and there were plenty of towels and supplies. The house is located close to the beach and the sounds of the waves were soothing. We were able to walk to first beach and take a short drive to downtown Newport and the Middletown beaches. Our host was very communicative and helpful s We will definitely be back!

Fantastic beach cottage!

The property is lovely. A beautifully maintained cottage 5 minutes from the beach with a flower filled yard and all the amenities. Tracey was a great host and made sure our stay was perfect! The house is a quick walk to restaurants, shops and a brewery and located around the corner from breathtaking views of the ocean and the Cliff Walk. It’s a 5 minute drive to the heart of downtown Newport and convenient to the entirety of Aquidneck Island. This property was a delightful getaway for our family and a gem in the heart of beach country.

We were extremely disappointed with our stay. Upon arrival, we found ants throughout the entire house, including the bedrooms, bathrooms, sinks, living room, and around door frames. There were also spiders, cobwebs, and visible mold on parts of the ceiling.The conditions were concerning enough that within six hours of checking in, we contacted both VRBO and the host requesting to cancel our reservation. The host refused, stating there were no pests and did not appear to believe our concerns despite the ants being clearly visible throughout the property. We were also told the ants were "harmless" and that many homes in Newport were experiencing ant issues.During check-in, the host mentioned that her cleaner had not come and that she had been trying to clean the house herself. Unfortunately, it showed. The home did not appear to have been thoroughly cleaned before our arrival. Our feet turned black from walking barefoot indoors, and cobwebs were present throughout the house for the duration of our stay.The host refunded only the cleaning fee, which we appreciated, but it did not address the significant pest and cleanliness issues we experienced. For the amount we paid, we expected a clean, well-maintained property that was ready for guests. Instead, we spent our vacation dealing with ants in every room, spiders, mold, cobwebs, and an overall lack of cleanliness. We believe the property may not have been adequately prepared for guests before the season began.

Very disappointed

I’m extremely disappointed by my experience. The location is amazing but the place was filthy. I was offered an early check in when I asked because I was traveling with small children/ baby from the west coast but when we arrived, she let us know that no one had cleaned and she was trying to clean it herself. Bugs everywhere, mildew smell, floors are coming apart. My only regret is making my family stay there because it was “non refundable”. I did have to find other accommodations for part of my family as they were not willing to stay there because it was so bad. Don’t make the same mistake I made.

Perfect gem!!

Our family, comprised of me, my husband, our 20 year-old daughter, our 18 year-old daughter, and our little wiggly Shih Tzu THOROUGHLY enjoyed our vacation here. Tracey was a fantastic host. She is professional, personable, informative, helpful and unobtrusive. Truly, the perfect host. The cottage is well laid out. There are 3 good sized bedrooms, 2 adjacent living spaces, 2.5 baths, a laundry room, kitchen, dining room, and completely fenced, small backyard with small porch. Our little dog was very happy even when not on a frequent walk. Oh, and there’s a great outside shower that he shared with whomever was showering there. The cottage is one row of houses back from the sea wall and Easton beach in Middlebury. It’s location is quiet and peaceful, yet close to everything. Our morning and sunset walks right around the bend we’re fantastic! Many other beaches are only a few miles away, so the exploring on foot, by bike, and/or by car is amazing. The small town of Middletown has some very good restaurants and shops, and the people there are amongst the nicest people we’ve ever met. Narragansett is 20-25 minutes away, although we only visited there to have one dinner. Newport is literally right up the street! We loved driving just a couple of miles to enjoy the cliff walk, mansions, great shopping, awesome dining options, and all that Newport has to offer. We look forward to staying and visiting Tracey again soon!!

NOT SAFE FOR CHILDREN

This house is in a great location, but is in disrepair. The host is responsive, but did not provide any kind of refund when I was forced to leave due to the tile floor in the kitchen falling apart and my 1 year old son getting hurt on it. The host sent the handyman after I notified her within 12 hours of checkin about the issue, but there was no permanent solution and the temporary one ended up being inadequate. Additionally, the wall mounted bedside lamp fell onto my head in the middle of the night. Just thankful this wasn’t another injury to my baby. Nothing is secure and any issues simply have a bandaid on them. There are sharp edges on the baseboard heating elements. The chairs in the backyard are coming apart and the plastic will dig into your skin. The en suite shower was the worst mildew smell I have ever smelled. Cleaners either terrible at their job or nonexistent-my baby had dirty feet after walking around for a few minutes, there were cobwebs, the keurig had mold inthe water chamber. After over a month, I have also still not received any response from VRBO. BEWARE.

Relaxing Stay in a wonderful beach cottage

We just had a very relaxing and fun stay at Tracey's beach cottage in Middletown. The location is fantastic. We biked and walked into Newport. We walked to Easton Beach which was absolutely lovely. Tracey met us on the first day and our stay was exactly what we expected. Thank you and we look forward to returning!
