Enjoy your time in this resort shared with the 1Hotel and Homes South Beach, next to the beach and night lifetime: W hotel and Setai hotels, restaurants and clubs like The Baoli, and Mokai. Few blocks away from Lincoln Road and Ocean Drive. Free parking, cable and internet are also included.


This gorgeous condo, situated directly on South Beach with an incredible view overlooking the beautiful ocean waters can be your next deluxe vacation. The beach is steps away and our neighbors to the immediate south include the W and Setai.

South Pool
The South Pool is the first that you’ll encounter from the mezzanine level at the Roney Palace. This pool will be closed until may 2025.

Cabana Pool
As you continue walking around the deck, you’ll reach the Cabana Pool. This long, narrow pool is where you’ll find cabanas, daybeds and lounge chairs, as well as a Sandbox bar with shaded tables and seating. It feels like a secluded VIP section, but everyone at Roney Palace and 1 Hotel has access.

Main Pool
Continue up a set of stairs and you’ll reach the Main Pool, a vast rectangular oasis with lily pad-like lounges seemingly floating on the surface. You’ll find a variety of cabanas and lounge chairs here, as well as the main Sandbox restaurant with a bar, tables and cushy lounges where you can dip your toes in the sand and enjoy fresh coastal fare. There’s also an oversized hot tub, yoga deck and cement ping-pong table.

Rooftop Pool
While the rooftop pool is reserved for guests of 1 Hotel, tenants of the Roney Palace can enjoy the views, cocktails and sushi from onsite Watr restaurant. The rooftop pool was designed by New York-based Nikola Gradisinki of NGNY with white upholstered cabanas, lounge chairs and overstuffed sofas lining the long, narrow pool.

1 Beach Club
Before reaching the beach beyond the property’s gates, a labyrinthine, landscaped private oasis awaits at the foot of the stairs beneath the pool deck with 1 Beach Club. Lounge beneath the seagrape trees or indulge in sea-to-table cuisine at Wave restaurant.

Beach Service
On the sands of South Beach, Roney Palace residents enjoy complimentary towels provided by dedicated beach attendants, as well as beach chairs and umbrellas.

We had a wonderful stay at the Roney. Condo was clean and in a great location. Access to 1 hotel amenities was amazing. The beach and pools were clean, staff was friendly, and the view was perfect.

Family Vacation

We stayed at The Roney for a family vacation. The unit was very clean, roomy and had great natural light. The location was also fantastic for the boardwalk and the beach. Being able to use the 1Hotel was very convenient but there is a $100 charge per amenity card. The communication about one week prior to arrival really dropped off resulting in some stress regarding check in process. It would be nice to have a welcome package available with dining recommendations and such. For the coffee drinkers, the Nespresso machine takes mini capsules, not regular, and there is not a regular coffee maker available. Overall, it was a wonderful vacation and a fantastic unit!

Excellent 1 Bedroom at the Roney

Lovely unit in excellent condition, comfortably furnished, super clean, big terrace, well stocked kitchen (including a Nespresso machine), comfortable beds, extra blankets, etc. Although it's on the third floor and faces Collins Avenue, it has a nice open view and is super quiet. The condo's manager was very easy to deal with and incredibly responsive when we had questions after we checked in. The One Hotel, which is adjacent to the Roney and shares some facilities, is wonderful, the pools and hot tub are warm and huge, the beach is great, and the staff, both at the Roney and the One, is very nice. The only (minor) recommendation I would make to management is to get new bath towels as the current ones are much too small. In summary, I would absolutely recommend the unit and hope to stay there again next year.

We visit Roney every year and it never disappoints! The condo was perfect, the property manager was on point with any questions we had. Also, it’s a convenient location to access anything needed. We had groceries delivered from Whole Foods and it made our visit spectacular 🌴

Under Construction / Renovation, Enterance via Loading Dock

No Entrance (Lobby) for this property, under renovation for up to a year per residents. Had to enter through loading dock and walk through service areas under the property. Garbage is removed from this loading area too, so add summer heat and it was pretty bad smell. Need ID card with your name and your picture, this wasn't provided right away and we were turned away from adjoining property pool. Had to use adjoining pool because property pool is also closed (like lobby level) for renovations construction.

Great Place, but a little sketchy

The apartment was amazing and very well-kept. I feel everything was great, except for the fact that you cannot access the rooftop pool at 1- hotel. Additionally, the host told me to use someone else’s ID (name, picture, etc.) to access the amenities and elevators. When in the unit, we saw a pile of IDs that were kept off various people who we assumed stayed in the unit. I’m not sure what they do with them, but needless to say seeing them (first and last names, pictures, etc.) made us uneasy and as though there was something sketchy going on. Other than that, the place is beautiful, the location is great, and the host was very responsive.

Pleasant & Great location

Patricia is amazing and so easy to work with and was very responsive. The property is literally the One Hotel in South Beach and we had access to all the amenities . The unit itself needs an updated kitchen and bathroom , they were clean . A wonderful find and it was so spacious for a family of 4 . I recommend this property - please note - the unit does not have a washing machine and dryer which would have been lovely - it’s a crazy laundry card that makes you put more money on the card than what is needed for use - the machine downstairs does not accept 1 dollar bills - only Larger bills .

Perfect condo

This condo was perfect our girls trip. It was spacious, clean, and pretty. The kitchen was awesome to use. Having access to 1Hotel was so nice, and the check in was a breeze. Super convenient, and having paid for valet was a bonus. My only note to add to my review is that this balcony faces west. It does not have an ocean view which I was expecting from the photos. I would highly recommend this space for a friends trip!!

The best of South Beach

You can’t do any better than this location. Unit is lovely and spacious. Resort amenities are amazing. You can walk to everything. Great communication with our hosts. It’s pretty perfect.

Had a nice vacation. The description of the unit needs to be adjusted to provide better clarity on this being the Roney Palace and not a part of 1hotel residences, so not all access to *all* of the hotel amenities (specifically the ages 21+ rooftop pool). It would have been nice to receive complete, detailed instructions for things like this, parking, gym access, check out process and exact building location. It was also unclear if there was an expectation for us to refill paper products like the toilet paper and paper towel before check-out, but that seemed like something that should be handled on the hosts side, not ours.

I had a great stay at Maria's property. Everything from check in to check out was pretty seamless. The condo was very spacious for me and my three friends. Having access to all the 1 Hotel amenities was amazing. I will deff be staying here again :)

Clean, great location, and spacious!

Our stay was great! The apartment was so spacious. I was there with my two parents and two children under 2 and we all were able to sleep in the bedroom because it was HUGE! Location was great and having access to the One Hotel pools was a huge plus. The only thing and this is not on the property owner is that I wish the building had a little storage area for luggage bc sometimes flights don’t align with check in and check out times. The host was as accommodating as she could have been in terms of that so no complaints either way. Overall, fantastic trip and will likely rent again!
