NOISE: The property is in a peaceful quiet neighbourhood. To respect the peace of the community - we kindly request no loud music or loud parties. Noise curfew 10pm.

EARLY CHECK-IN REQUESTS:
May be possible however we do recommend you to plan around a 3pm check-in. When your place is ready, we will let you know. If you require earlier access, consider booking the night before if available. If a guest is checking out on the day of your arrival, housekeeping needs time to prepare everything and we thank you in advance for your patience and understanding. Fees may apply.

LATE CHECK-OUT REQUESTS:
May be possible depending on bookings and housekeeping schedules. Please reach out the day before check out to see if this is possible. Fees may apply.

STARTER SUPPLIES:
We provide you with complimentary essential starter supplies for your stay. This includes shampoo, conditioner, body wash, toilet paper, and a few other items for your comfort. This is not intended to last for the duration of your booking but to avoid having to immediately head to the supermarket on arrival.

LINEN: We supply hotel quality linen and bath towels for your stay.

LONG STAYS:
All stays 14-28 nights must have a mid-stay cleaning service at an additional cost. This allows for our team to periodically clean, maintain, and inspect the property. This is non-negotiable.

CHECK OUT
We don`t want you to do a long list of chores before you check out. We just kindly ask that you put back furniture the way you found it (only if somethings been moved), stack the dishwasher and put the rubbish out. Our cleaners will do the rest.

AGE REQUIREMENT:
We do request that adult guests are over the age of 25 years of age. 18-24 years are welcome if staying with other adults over 25 years of age. Children are welcome.

INFANTS:
For families traveling with infants, please note that we do not supply a porta cot.


MANAGEMENT FEE - this is our damage waiver to cover any accidental damages so you don`t have to worry - see house rules for the details.

PETS: Are welcome at the property upon approval.
House must be left as received (e.g. if you moved furniture, please put them back). Dishes should be gathered (or start the dishwasher before you leave). Please clean up after your pets. Please do not wash the linens and towels before you leave as they will be commercially washed.

Please keep the noise down. Please refrain from causing disturbances to the neighbours. Strictly no parties allowed. Infringement on this rule may result in eviction without refund.

We will ask for photo ID of the person making the booking. For 3rd party bookings, we will need the photo ID of the primary guest staying at the property.

Smoking inside the property is strictly prohibited. Extra cleaning (currently $200) will be charged if smoking is detected. Illegal substance (including marijuana) cannot be consumed at all, or you will be asked to leave with no refund. Medicinal use of substance can be smoked/consumed outdoor only.

Please be thoughtful and turn off heating & cooling when you are not in the property.

Please don’t disconnect the Internet or Gateway at any time.

If any damage occurs during your stay, or if any appliance does not function, please tell us as soon as possible.

If the Fire and/or Emergency Services are called out due to a guest’s fault (including for false fire alarm call outs), fees will be passed on to you.

Pet fees are applicable and pets should be included when you book. Please don’t leave pets on the balcony as they may bark or meow, and balconies may not be safe for pets left alone.

If you are locked out (e.g. left the key inside the unit, lost the remote), our physical attendance will be charged at $50. Any locksmith or any additional expenses required will be on-charged to you. Loss of key/fob/remote will be charged at cost plus administration fee of $20/item lost.

Check-out time is 10am unless otherwise agreed. If the cleaner cannot clean on time, a delayed entry fee ($10 for every 10 minutes delay) will apply.
