Three bedrooms, three-bath beach house. Four beds (one is a single.) Secluded cove, extra lot for family outdoor games. (Do not enter empty house on extra lot.) Tastefully decorated with local artwork. Elegant and simple. Three queen-size beds with down comforters, (also non-allergenic available) one futon single bed. Upstairs bath off master bedroom has jetted tub and view. WiFi, flat-smart t.v. in living room. Custom-kitchen including dishwasher and microwave. Dining table seats six. Bar between kitchen and dining also. Large dining and living area with views to water, cove and islands. Outdoor dining and BBQ supplies provided. Kid and pet friendly. Pets are $30.00 per night. (NOTE ON RATES: This home is $475 for seven people. We charge $325 a night for two people and charge an extra $30 per night for additional people up to seven. Please indicate number of guests when filling out booking or you will get a different rate.)

Take your morning coffee and slide into the hot tub which has a view of salt-water bays, islands and mountains. ABSOLUTE QUIET IN TUB AFTER 9:00 p.m. The neighborhood is quiet. Please respect the ambiance of "the hood" especially while in the tub in the evening. Noise is amplified by the water. No food or drink in the hot tub.

Vacant lot next door offers further privacy as well as extra parking. There is a vacant house on it surrounded by a yellow "do not enter" sign. Please respect this. But the mowed lawn on this lot is available.

You will receive directions and key information from VRBO's "Welcome Guide" 3 days before check in.

PETS: MUST BE PRE-APPROVED. Maximum one pet - must be under 35 lbs and nonshedding. Pets are not allowed on furniture or bedding and are $30 per night.

La Conner offers shopping, Tulip Festival in April, Art's Alive, The Farm Festival, fine restaurants and antique shopping. Nearby Anacortes offers many hiking trails and kayak rentals. Anacortes offer whale watching tours.

We are kid and pet friendly but we are not childproofed or petproofed. Children and pets must be supervised at all times, hot tub is not fenced. We are not responsible for accidents on the property, use at your own risk.

The adjoining lot (for your use) has an access-way to the beach that is public. Occasionally, rarely, it is used by the public.

Thirty (30) day cancellation notice.

Tippingrock is located across Skagit Bay from the Whidby Island Naval Air Station. The navy/air force practice formations during the week. Sometimes they are over La Conner, other times they are further south or north and we don't hear them. They do not fly Friday night, Saturday or Sunday. Some folks enjoy the formations, other don't like the noise. We want you to be informed as we never know when, or if, they will be flying (except NOT on weekends.)

So much to enjoy about this property- sounds of the water lapping the shore, cries of birds, beautiful sunsets. The kitchen was well-equipped, bed was comfortable and although there were neighbors, we never heard them.

cozy and so much fun!
for my sisters and mom this was a fantastic retreat, we loved the view (even with the tide OUT), the kitchen is wonderful, the upstairs bath has to be seen to be believed (even though we didn't try it out), and the artwork, eclectic, beautiful, and in every corner of the house makes an impression. I would have liked a few hand rails for my mom (95!) but she managed the multi levels with no mishaps. We were so comfortable we even skipped shopping in Laconner, one trip to Martha's beach for a photo of my mom on the birthday, can you guess? Her name is Martha! This is a dandy spot and one we will return to in the future.

Writing Retreat
Our Zoom writer's group met in person for a writing retreat. The house had an artsy, secluded feeling that was ten minutes from La Conner's restaurants, shops, and museum. The waterfront view was amazing. We saw seals, herons, and deer. There is a main floor bedroom and bath but stairs to the other bedrooms, a step down to the living area, and down to the beach along with a few stairs to access the property. The beds were comfy. The host graciously provided a K cup coffee maker and coffee pods along with other amenities like spices and soap. We thoroughly enjoyed our stay.

Wonderful location
We stayed 2 weeks at this house in the cove. It is a wonderful location with fantastic views of the water. We enjoyed the quiet of the neighborhood, the wildlife and birds (especially the bald eagle). The beds were comfortable and most of the appliances are mainly new. Unfortunately the reason for my low rating is the house was NOT CLEAN !! We were very disappointed especially since we were staying for 2 weeks. My husband and I did a lot of cleaning the first few days ! We did enjoy sitting on the deck but you need to be careful of the pitch that drops from the trees onto the lawn furniture and do not sit in it like I did (hard to remove from clothing). With a lot of TLC this house would be a jewel !

We enjoyed our stay: beautiful views; gorgeous sunsets; hot tub was a plus; enough room for 6 of us; upstairs primary bedroom had a wonderful view and a generously sized bathroom. A nice surprise - the little “free library” just down the road. The house is filled with a gallery of amazing art work. One could tell this was a cherished home filled with love, life and special memories. Met the caretakers, lovely people. It does need deep cleaning. Some food particles were left in refrig and there were dusty head boards and furniture. Light switch in main floor bedroom does not work. I’m sure it’s a challenge with a steady schedule of renters. Just a bit smaller than expected. Unfortunately the neighbors had a party. Noise only lasted 20 minutes but it started at 10 pm and was annoying. Thank you.

Serene and Inspiring Getaway with Incredible Wildlife Views
Absolutely loved our recent stay at this Vrbo property, even though it felt way too short! The neighborhood was fantastic, and we met many friendly neighbors during our walks. The property itself is a true gem with artistic touches that left us feeling inspired. One highlight was waking up on our last day to see a bald eagle perched just outside the bedroom window—what an incredible sight! The airflow in the house is another standout feature; with the windows cracked open, the air circulates beautifully, making it feel like you're outside. The kitchen is impressively stocked with everything you need to cook, making meal preparation a breeze. My favorite memory from our stay was lying in bed upstairs with my two children, listening to the soothing sound of the sea, and gazing at the moon outside the window. It was so peaceful and absolutely perfect. Highly recommend this property for a serene and inspiring getaway. We will definitely be back!

Fourth of July is the best at Tipping Rock
Such a beautiful, artistic house with a breath taking view. We thoroughly enjoyed our time here between the wonderful amenities and the sound of the waves through open windows Tipping Rock is relaxing and rejuvenating. We can’t wait to come back!

Amazing Getaway
Charming home right on bay with a fantastic view of the tide coming in and out. Watch for otters, birds and other wildlife. Just minutes from the Skagit Tulip Festival and the quaint town of LaConner where you will find some great restaurants, breweries, and unique retail shops. The house is clean, well-appointed with essentials and 3 bathrooms is always a plus! Certainly would recommend to anyone looking to visit the area.

Skagit Tulip festival waterfront getaway
The property is waterfront on the sound near LaConnor with beautiful views of the shore, water, and night sky. The deck had plenty of comfortable seating and a well placed hot tub with prime viewing of the shore and wildlife. We saw otters, eagles, osprey, and countless other birds every morning and evening from the deck hit tub or large windows in the dining and living areas. Kitchen was well equipped with coffee, tea, and basic pantry staples provided. The home is convenient to the Skagit valley Tulip Festival a short 15 minute drive. The festival is worth doing at a leisurely pace and when you’ve seen enough tulips, downtown LaConner has good dining options, interesting shopping options and a thriving artist community. Our dining favorites were Nell Thorne and The Fork. We spent four days at the property and enjoyed absolute privacy, peace, and natural beauty in a comfortable, secure and well appointed home. Absolutely recommend this property.

We had a lovely weekend visit at this cozy house. It was comfortable for 6 of us including young kids. Had everything we needed, loved lounging on the deck and relaxing in the hot tub. Girls Getaway
The property was lovely, cozy, inviting, and just what we needed for a long weekend with good friends. Thank you! One note to the property manager: the chemicals in the jacuzzi were so strong that it caused rashes/red bumps and serious discomfort on the two people who used it. We would highly recommend reevaluating the quality and quantity of your chemical treatment.
