The Space:

Enjoy the comfort and privacy of your own two-story unit, with a layout that gives everyone room to settle in. The first floor features the living room, dining area, kitchen, laundry, primary bedroom, and access to the covered patio. Upstairs, two additional bedrooms and a bathroom provide a separate area for relaxing and sleeping.

The unit is entirely private, giving you your own indoor and outdoor spaces throughout your stay. The practical two-level layout makes it easy to gather downstairs while still having separate bedrooms upstairs for a little extra privacy.



Guest Access:

Guests will have private access to Unit B throughout their stay. There is another separate unit on the property that may also be rented to other guests, but each unit is completely private with its own living spaces and entrance. The driveway is shared between the two units.



The Neighborhood:

Located in Jacksonville Beach, the home sits in a laid-back residential area with a relaxed, local beach-town feel. You’ll be within easy reach of the beach, restaurants, shops, and everyday essentials while staying just outside the busier tourist areas. It’s a convenient spot for guests who want to enjoy Jacksonville Beach while having a quieter place to come back to at the end of the day.



Getting Around:

Having a car is the easiest way to explore Jacksonville Beach and the surrounding area, with convenient street access and parking available at the property. For shorter trips, guests can also walk or bike around the neighborhood, and rideshare services are available for getting to nearby destinations.

Health & Safety: We prioritize the health, safety, and comfort of our guests. Each stay is followed by a thorough cleaning to maintain a welcoming environment.



Late Check-Outs & Early Arrivals



1-2 hours: $100

2-3 hours: $200

Refund Policy



A 3.9% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per Stripe's policy. This applies to direct booking and bookings made through select booking channels.



General Guidelines



●Pets: A pet fee of $100 applies per reservation for up to 2 pets. Bringing a pet without prior notification incurs an additional $100 fee, and we may end your stay early. No cats allowed. If your pet causes any damages, additional charges will incur to cover repair or cleaning costs.

●Age Requirement: Primary guest must be 21+, with an adult over 21 present during the stay.

●Food & Drink: No food or drink in bedrooms (closed water bottles allowed); extra cleaning fees for stains.

●No Smoking: Smoking of any kind is prohibited; $200 fine for violations. Additional charges will incur to cover repair or cleaning costs.

●Trash: Dispose of all trash in outside bins before departure.

●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs.

●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving.

●Windows: Keep windows closed for security.

●Laundry: Avoid overloading machines; do not wash sandy items, and clean the dryer lint trap.

●Storage Closet: Keep this area closed and locked.

●Consumables: Leftover items are at your discretion; freshness is not guaranteed.

●Furniture: Do not rearrange.

●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction.

●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking.

●Illegal Activities: Will result in immediate eviction.

●Quiet Hours: 10pm to 7am. Please be respectful of neighbors.

Joseph Ellen Guest Protection Program. We believe vacation should be about making memories—not worrying about "what ifs." And let's be honest... nobody likes unexpected damage claims.



To help protect both our guests and our homes, all reservations are required to complete the Joseph Ellen Guest Protection Program before check-in.



As part of the simple pre-arrival process, you'll:



●Complete a quick guest verification.

●Review and electronically sign the Joseph Ellen Rental Agreement.

●Choose one of the following protection options:

●Damage Waiver: A small non-refundable fee that provides coverage for eligible accidental damage during your stay. This is the most popular option and helps avoid unexpected costs from minor accidents.

●Security Deposit: A fully refundable security deposit hold that's released after checkout, provided no damage or policy violations are found.



We'll send you a secure guest portal link before your arrival to complete these quick steps. It only takes a few minutes and helps create a smoother, worry-free experience for everyone.
