The pool is open seasonally from April 1 through October 31 each year. It is maintained at a default temperature of 75 degrees. Guests who wish to have the pool heated beyond this temperature may do so for an additional fee of $25 per degree per day over 75, which will be charged separately after booking.
The nightly rate covers the first 5 people. Each additional person is just $30 per person/per day. The fee is applied to anyone that comes to the property (not just those staying the night). The extra person fee covers additional wear and tear to the property and amenities, additional professional cleaning/disinfecting, increased use of the internal plumbing, electricity, and other utilities, etc.
A total of 6 cars are allowed with this reservation. The 2-car garage, gravel area left of the driveway, and gravel lot to the right of the white house next door are available for parking. Please DO NOT park on the driveway as this makes it difficult for our neighbor to get their cars in their garage.

Pool Use & Seasonal Availability
- The outdoor pool is open seasonally, typically from April 1 through October 31, weather permitting.
- If your stay is near these dates and you plan to use the pool, please confirm that it is open.
- The pool is maintained at a default temperature of 75°F.
- Heating above 75°F is $25 per degree, per day, billed separately after booking.
- Pets are not allowed at the house and not allowed in the pool.
- Our maintenance team services the pool at least once per week, usually in and out within 30 minutes.
Rates & Guest Count
- The base rate covers the first 5 guests.
- Each additional guest (age 3 and over) is $30 per person, per day. This fee applies to anyone who comes onto the property, not just overnight guests. It helps cover additional wear and tear, increased cleaning/disinfecting, and higher utility usage.
- Children 2 and under stay free.
Smoking
No smoking inside the house or garage.
Evidence of smoking indoors will result in a $1,000 smoke‑odor removal fee.
Shoes
Shoes must be removed before entering carpeted areas of the home.
Guests, Parties & Pets
- No parties or unapproved gatherings.
- No additional guests beyond those listed on the reservation.
- All guests must be included in your reservation count.
- No dogs, cats, or any other pets are allowed.
General Rules
- Respect neighboring properties—no trespassing into yards or driveways. Treat neighbors with courtesy and respect.
- Keep outdoor noise at a reasonable level at all times.
- Quiet hours begin at 9:30 PM.
- No outside amplified music, bands, DJs, or similar setups.
- Parking:
- Park only in the 2‑car garage, on the gravel to the left of the driveway, or in the gravel lot to the right of the white house next door.
- A maximum of 6 cars is permitted.
- Do not park on the concrete driveway, as it blocks the neighbor’s garage access.
- Fireworks are prohibited anywhere on the property.
- Lock all doors and windows when leaving the home.
- The host is not responsible for accidents, injuries, illnesses, or loss of personal belongings.
- No off‑road vehicles are allowed on the property.
- Refund Policy:
- 100% refund (less a 3% credit card processing fee) up to 30 days before arrival
- 50% refund (less a 3% credit card processing fee) up to 14 days before arrival
- Do not attach anything to walls or ceilings with tape, tacks, or adhesives. Damage will result in charges.
- Do not flush wipes or feminine products. Doing so may cause severe plumbing damage and will result in a $2,000 fine.
- Return any moved furniture to its original position. A $100 fee applies if items are not reset.
- Early arrivals and late departures incur a $200 fee.
- Minimum rental age is 25.
- Neighbor complaint: $500 fee.
- Security dispatched: $500 fee.
- Police called: $1,000 fee and guests may be required to vacate immediately without refund.
- Unregistered guests: $500 penalty plus $60 per person for anyone on the property not included in the reservation.
- Guests must sign the rental agreement prior to check‑in. Instructions will not be released until the agreement is signed.
- Clean any floor spills with dry rags or paper towels and Bona Hard‑Surface Floor Cleaner only.
- Do not use water, vinegar, or any other cleaners.
- Bona cleaner is located in the kitchen cabinet to the left of the pantry doors.
- Do not use the garbage disposal for food. Dispose of food in trash bags only.
