Summary:

Book both sides of a newly renovated duplex near downtown Indy: two nearly identical homes side by side, sleeping 15. Each unit has its own porch, open living room with smart TV, game area with darts and board games, full kitchen with coffee bar, laundry, and a primary suite with walk-in shower and private patio. 6 bedrooms, 4 full + 2 half baths. Perfect for big families, reunions and groups who want to stay together with room to spread out.



The Space:

Book the entire duplex: two freshly renovated homes side by side, each with its own front door. The units are nearly identical in layout, so this walkthrough applies to both. Where they differ, we point it out.



As you arrive, each home welcomes you with a front porch, the perfect spot for a morning coffee or an evening wind-down. Step inside and you're greeted by a bright, open living room with a large smart TV. In Unit 1, the L-shaped couch converts into a pull-out bed for extra guests.



Just beyond the living area is a game zone stocked with board games and a dart board, ready for some friendly competition between the two houses.



Toward the back, you'll pass a half bathroom before entering the heart of each home: a spacious, fully updated kitchen with brand-new appliances, a large island with breakfast bar seating, and a dining table made for gathering. A Keurig with complimentary coffee gets your mornings started, and the back door leads out to the backyard.



Head up to the second floor and you'll find a laundry room with washer and dryer, plus the primary suite. Each suite has a smart TV, a large walk-in closet, a private ensuite bathroom with a walk-in rain shower, and its own private patio.

Continue up to the third floor, where a full bathroom with a bathtub sits alongside two more bedrooms, each with a queen bed.

By car or Uber, you’re in a prime location just **5–10 minutes from Downtown Indianapolis**, putting you close to top attractions like Lucas Oil Stadium, Gainbridge Fieldhouse, and the scenic White River State Park. Neighborhood favorites like Fountain Square — known for its restaurants, bars, and live music — are also just a **5-minute drive** away. Mass Ave, one of the city’s most popular dining and entertainment districts, is about **10 minutes by car**.



For public transportation, the city is served by IndyGo, which operates bus routes throughout the area. Several nearby bus stops provide convenient access to downtown and surrounding neighborhoods. IndyGo’s Red Line (bus rapid transit) is a great option for quickly traveling north-south through the city with frequent service.

Other Things to Note:

While we allow up to 15 guests, it is up to the group to decide if their group size will fit comfortably. Please read and understand the layout of the house.



PLEASE PROVIDE AN AFFIRMATIVE RESPONSE TO THE FOLLOWING:



• Underage teenagers trying to throw a party is not allowed. I will show up with the police and press charges. ($500 fine)

• NO smoking inside the house ($500 fine). Smoking outside is completely ok.

• NO use of firearms or fireworks on the premises. ($500 fine)

• All damage will be considered intentional/reckless if not reported via email/messenger or phone.

• Pets are allowed for a fee and after confirmation from host. Please keep your pet of the furniture.

•A determination will be made as to whether any damage was intentional/reckless or accidental. Guests will accept responsibility for any non-accidental issues and will be charged for compensation. Shit happens and we are not here to nickel and dime you. This is meant for reckless activity.

• No bookings for guest under the age of 25

• You are limited to the number of guests on the reservation plus 2. If you would like more just confirm first.

• Unless receiving prior approval, check-in , and check-out must be followed for cleaning, maintenance, and other bookings. ($40/hour fine)



Check out instructions:



1. Beds - Please strip all used beds or leave them unmade. If you choose to strip the bed, place the sheets on the mattress or in the laundry basket (if provided).

2. Dishes - Ensure all dishes are washed. Running the dishwasher is perfectly acceptable; just make sure to remove any food from the dishes before starting it.

3. Trash - Gather and throw away all trash. Extra trash bags are located at the bottom of the trash can or under the sink.

4. Refrigerator - Dispose of any leftover food in the refrigerator. Our cleaners will take any unopened food, beer, or water.

5. Towels (Optional but Appreciated) - If possible, please start a load of used towels in the washer. Use bleach on white loads only and use laundry detergent, and run the washer on hot.

6. Early Checkout - If you check out early, please send us a message so we can send our cleaners over. We will also send a message tomorrow; if you will be there until checkout time, feel free to ignore it.
