📜 THE LUXX HOUSE GUIDELINES:
We strive to ensure ALL our guests enjoy a comfortable and pleasant stay. To maintain a welcoming environment for all, please familiarize yourself with our simple house rules.

• We kindly ask that guests observe quiet time starting at 10pm to ensure a peaceful and restful environment for all.
• No parties or events allowed.
• NO SMOKING OR VAPING inside of the house. Outdoors, away from windows or doors, is permitted.
• NO illegal substances allowed on the premises.
• NO open flames or candles.
• NO food/drink/glassware AND NO PETS in the hot tub.
• NO trailers or similar equipment allowed on the property grounds. Kindly make arrangements for your trailers or RVs ahead of time.
• Report any damage immediately.
• Pets allowed ONLY WITH WITH PRIOR APPROVAL.
• The space is suitable for toddlers and children under 12.
• No unregistered guests allowed.
• Please don’t eat or drink in the bedrooms.
• Please close all the doors/windows when the AC is off & turn off the AC when you leave the house.
• Please ensure proper care of the furnishings (You will be responsible for covering any damages beyond the security deposit).
• Please return any furniture that was moved during your stay back to its original location.
• Discard all cooking oil in trash, NOT in sink.
• Please load the dishwasher and run it on normal cycle.
• The living room and each bedroom have a TV. Kindly keep the remotes in their appropriate rooms (they are labeled). If you choose to log in with your own streaming accounts, please ensure to log off prior to your departure as we will not be responsible for any charges incurred by future guests.
• Lock all doors and windows when leaving the property.

⚠️ Smoking indoors is strictly prohibited, regardless of the type of smoking material. Please note that if anyone in your group is found smoking indoors, a charge of $150 will be automatically applied. Thank you for your understanding and cooperation in keeping our space smoke-free. You may use the front yard just past the steps and/or the lower back patio and beyond in the backyard.

Guests will be directed to a guest portal to complete pre-arrival check-in information, sign the property rental agreement and provide CC info for the required $300 security deposit hold. It will be collected separately by the property 2 days prior to check in.
