Water Way Landing is a spacious 3500 sq ft lakefront home that has everything your family or friends will need to make your vacation one of your most memorable. Located just 2.5 mi. from the historic town square of Heber Springs, you will be just minutes from shopping, restaurants, theater, golf, bowling and world class trout fishing on the Little Red River. There is plenty of on-site parking if you choose to bring your own boat or you could rent one from Heber Springs Marina located just 1.1 miles from the home. Enjoy a day on beautiful Greers Ferry Lake or play in the sand on Sandy Beach which is located across the cove from the home, approx. 5 minutes by car. Ready to wind down? Enjoy relaxing under the pool side cabana or grilling on the massive gas grill while the kids splash the day and night away in your own private pool.

Your home away from home has 4 large bedrooms and 2 1/2 baths. On the main level, enjoy an open layout in the living room/dining area that opens outside to the pool area via double french doors. Prepare refreshing drinks at the wet bar with under counter ice maker and separate wine cooler. You will also enjoy entertaining while cooking in the large kitchen with it`s vibrant colors that create that beachy feel. The kitchen also opens up to the grill and pool area via full height glass patio doors enhancing that indoor/outdoor feel. If needed, there are two twin roll away beds for additional guests.

On the second level, the master bedroom has a king size bed with en suite bathroom. The bathroom has a large walk-in shower, a double vanity, separate jetted tub and a large walk-in closet. Another large bedroom across from the master has 2 queen beds. Down the hall is another bath with walk-in glass shower and 2 pedestal sinks. A large third bedroom has a queen bed. The fourth bedroom is a massive bonus room located above the double garage. It has 2 queen beds and a twin bed. The queen beds are separated by a unique column and curtain feature that provides a touch of privacy. The room has a second entry from below by way of a spiral staircase. The room is also equipped with a mini fridge.

The home sits on 2 acres just steps from the waters edge. Read a book while swaying in our hammock under a canopy of shade provided by two large mature cherry trees in the garden area. Stroll on one of the meandering walkways through the garden to the gazebo to enjoy the beauty of weeping cherries, japanese maples, crepe myrtles and azaleas. The backyard would be an ideal location for a small wedding. There is also a large flat lawn area available for activities such as kick ball, soft ball, croquet, badminton, etc.

Guests are able to self check-in with the smart lock. Check-in is entirely automated, but guest controls the amount of interaction. The guest should keep the owner informed all times of any issues that may arise with the house so that the owner may send someone to address them immediately. We make every attempt to provide a 5-star experience!

Water Way Landing is located approximately 2.5 miles from downtown Heber Springs and 1.1 miles from Heber Springs Marina on the shores of Greers Ferry Lake. The property backs up to the white line and there is a 675 foot path cleared down to the water`s egde.

Additional rules
- Dogs must be kenneled when someone is not on the property. There is one bedroom room with carpet. Please do not allow pets in that room. There is a $15 per day per dog extra cleaning fee.
- The use of all amenities including pool, hot tub, playground and bicycles is at the guest`s own risk.
- Children under 12 are not allowed in the pool area without an adult to supervise them. Please keep the pool area locked at all times when there is not an adult present.
- If something breaks or is found not in working order (light bulb out, etc) please notify us immediately so that we can make a repair, either during your visit if essential or before the next guests check in.
- Events must be OK`d by host beforehand (no frat parties, etc)
- Please leave our home in the condition that you found it (with the exception of beds). Please take all trash outside and put in the cans. There is a large can with no bag that you can place your bags of trash in and 2 smaller cans that non-bagged trash may go in.
- There are security cameras around the exterior of the house. They are located outside each door, in the carport, on the pool area, as well as a Nest doorbell. All cameras are active and recording at all times for the security of the property when vacant, as well as for guests` security. Should the cameras fail during your stay a technician may be dispatched for repair. If it is found that the cameras have been disabled, covered or tampered with in any way you may be charged for the repair or remedy.
