The living room is a cozy haven designed for ultimate comfort. Sink into the plush leather couch and feel yourself unwind as you enjoy the soft cushions and inviting atmosphere. The living room seamlessly opens up to the dining room, which features a table that comfortably seats four. This open layout creates a warm and inviting space for gathering with friends and family.



Adjacent to the dining room, you'll find a fully equipped kitchen adorned with stainless steel appliances. Whether you're a seasoned chef or simply enjoy preparing meals, this kitchen has everything you need to whip up delicious dishes. From the sleek countertops to the modern appliances, the kitchen combines both style and functionality.



The property boasts two comfortable bedrooms, each offering a peaceful retreat after a long day of exploration. The first bedroom features a comfortable king bed, enveloping you in soft linens and ensuring a restful night's sleep. The en suite bathroom is equipped with a shower, providing convenience and privacy.



The second bedroom is spacious and accommodating, featuring two queen beds that can comfortably sleep multiple guests. The room is thoughtfully designed to provide ample space and comfort for a rejuvenating rest. The adjacent bathroom offers a walk-in shower, allowing guests to freshen up and prepare for the day ahead with ease.



As you step outside, you'll discover a great outdoor space designed for relaxation and entertainment. The firepit creates a cozy ambiance, perfect for gathering around and sharing stories or toasting marshmallows for a delightful treat. The hot tub invites you to immerse yourself in warmth and relaxation, soothing both the body and mind. A covered deck provides a shaded retreat where you can sit back and enjoy the fresh air while taking in the surrounding views.



The front porch features a swing, allowing you to relax and sway gently as you soak in the peaceful atmosphere. It's the ideal spot to start your mornings with a cup of coffee or unwind in the evening with a book.

Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.



To make this process easy for you, we use a secure and very simple, app-free platform. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

1. Check-in instructions, house rules, and property addresses will be available via the Happy guest link.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Customer Hospitality team within one hour of arrival.

8. Pets are allowed only in designated pet-friendly units, subject to an extra fee in addition to the nightly rate. Please verify whether pets are permitted in the unit you intend to rent. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Cozi authorization to levy a minimum additional cleaning fee of $500.

9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Please observe Fredericksburg’s Quiet Hours (10 p.m. to 7 a.m.)

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
