It offers stunning views and easy access to a myriad of activities, from skiing at Cannon, Loon or Bretton Woods to hiking one of the thousands of trails of all levels to visiting one of the many kid-friendly attractions. But you'll also want to spend some time at the house itself, with its great natural setting, and a lovely firepit to make s'mores. Challenge your family at a game of ping pong, and skip the restaurants and make yourself a nice meal in the fully equipped kitchen or on the outdoor gas grill, while soaking in the serene surroundings. But of course, don't forget to visit the lovely nearby towns of Franconia, gateway to Franconia Notch State Park, and Littleton, named one of America's best main street, with its quaint New England vibe, great restaurants, brewery, shops and galleries.
The main level welcomes you with a covered porch, great to read a book or sip a cup of coffee on a rainy afternoon. Enter through the mudroom, offering plenty of space to store your gear. Once inside, you will find an open concept living room, dining room and kitchen, with a wood stove to keep you warm and cozy when the weather gets chilly (but don't worry, there is also central heat!). With Live TV from You Tube TV, Netflix, lots of games, DVDs and VCR tapes, your young ones will be entertained even if the weather doesn't cooperate. And a full house generator will keep the lights on even if the power goes out.
On the same level, you will find two bedrooms, a full bathroom, and a washer and dryer. Upstairs you will find a King suite with an attached full bathroom, as well as a small sitting area with a game table for two, and a bookshelf with some games, movies, and books for your entertainment.
But there's more! The lower level features an additional living area which doubles as a sleeping space, with two custom built bunk beds, plus an additional semi-finished space with a ping pong table and an additional twin bed.

WHAT TO EXPECT
Arrival and Departure -Check-in is at 4 PM and Check-out is at 11 AM. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+) and children (2+). A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -Dogs are allowed. (Maximum of 2 dogs), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet. -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property. -Dogs should not be allowed to wander onto neighbors' properties. -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest. -This unit does not provide live television. -AC is provided in the bedrooms (window units) -There is a wood-burning stove. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery! -There is a full house generator. -This unit has a propane grill. -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
Driving Access, Parking, and Entryway -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 3 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the front door requires climbing three steps.
Trash and Recycling -Bagged trash and recycling will be collected after your departure. The local transfer station is also available during your stay should you need to dispose of trash.
Disclosures -A signed rental agreement is required for all reservations -Some of our homes are equipped with exterior cameras for security purposes. The home has a security camera aimed at the driveway. -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made. -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.
