It features an attractive 90 m² living room, an open-plan fitted kitchen, 4 bedrooms with 4 en suite shower rooms, and a private garden of approx. 1,500 m². Wifi included, we're waiting for you!

The accommodation is composed as follows:
First floor:
- 90 m² living room with TV, sofas, dining area and open kitchen equipped with: oven, microwave, toaster, dishwasher, hob...
- Bedroom 1: king-size bed (180×200) and en-suite shower room and WC
- Bedroom 2: queen-size bed (160×200) and en-suite shower room (with shower) and WC

First floor:
- Bedroom 3: two single beds (90×190) and en-suite shower room
- Bedroom 4: king-size bed (180×200) and en-suite shower room and WC

For even greater comfort, the owners have decided to invest in the following additional equipment: washing machine, plancha, iron.
A billiards room is also available in the villa's basement.

Exterior:
- A 13×5 m infinity pool (private, unheated), open from May 1 to October 31, with outdoor shower. The pool has no safety system.
- A 120 m² south-facing terrace, with furniture for enjoying fine weather
- A lovely 1,500 m² garden (private and fenced) with a pétanque court
- A 120 m² south-facing roof terrace with furniture, accessible from the upstairs bedrooms.

The house is ideally located in Cotignac, in a very pleasant environment. All essential shops are close at hand...

- Swimming pool open from May 1 to October 31. All children swimming under the responsibility of a parent. Opening dates non-contractual and subject to weather conditions.
- The main staircase has no handrails. Care must be taken with young children

- End-of-stay cleaning includes preparing the accommodation for future visitors. Please leave in a clean and tidy condition and clean appliances after use.
