★Guests Rules★

• Respect quiet hours from 10:00 PM to 7:00 AM
• Please do not move or rearrange furniture
• Only registered guests are permitted on the property
• Maximum of 2 guests; additional unapproved guests will be charged $100 per person, per night
• No parties or events; violations will result in a $1,000 fee and cancellation without refund
• Pets are allowed with prior approval and a pet fee; unauthorized pets will result in a $500 fee
• No illegal drugs anywhere on the property; violations will result in a $500 fee
• No smoking, including marijuana, anywhere on the property; violations will result in a $500 fee
• Check-out is at 10:00 AM; late check-out without approval will be charged $100 per hour
• Please clean up after yourself; excessive mess may result in a $500 deep cleaning fee
• Do not remove, cover, or tamper with safety devices or equipment; guests are responsible for all resulting damages and reinstallation costs

★Appliances & Maintenance★

• Please use appliances responsibly. Misuse or damage may result in additional fees.
• Do not overload the washer or dryer. Clean out the lint trap after each use.
• If something breaks or stops working, report it immediately so we can resolve it quickly.
• If we dispatch maintenance and the issue is due to user error or the item is working properly, a $75 service call fee will be charged.

★Left Behind Items★

• If any personal items are left behind, there will be a $25 fee plus shipping and travel costs to have them delivered or returned to you.

Failure to comply with these rules will result in a $500 fee and/or immediate eviction without refund.
If you notice any damages or breakages upon arrival, please inform us immediately so that we can make necessary arrangements for repairs.

For security and insurance purposes, all guests are required to complete a brief check-in form and provide a valid photo ID after booking. Information is securely stored and used solely for verification and compliance.

★Pet Policy★

Select pets are welcome with prior approval to maintain the quality and comfort of the home.
• Maximum of two well-behaved, house-trained pets
• Pets must be non-aggressive and supervised at all times; unattended pets must be crated
• Pets must remain leashed outdoors and are not permitted on furniture or beds
• Guests are responsible for any damages or additional cleaning caused by pets

A non-refundable pet fee of $20 per pet, per day applies and is added after booking. We offer discounts for long-term stays on the pet fee

Unauthorized pets will incur a $500 fee. Certain large or restricted breeds are not permitted, please message us prior to booking if you’re unsure.

This policy helps us ensure a refined, comfortable experience for all guests.

★Shared Building Notice★

This unit is part of a duplex, and while we ask all guests to be respectful, some noise from the neighboring unit may be heard during your stay. This may include footsteps, voices, or normal household sounds. Please understand that we do not control or manage the guests in the adjacent unit, and occasional noise is a possibility in any shared building.

By booking this property, you acknowledge and accept the potential for noise and agree that no refunds, cancellations, or discounts will be issued due to noise from neighboring units.

We ask all guests to be respectful of those around them, excessive noise or disturbances may result in a fee of up to $500 and potential removal from the property without a refund.
