The Villa Panigai complex, comprising the main villa and Villa Barchessa Panigai, was built in 1820 based on the designs of a priest from the noble Panigai family—an admirer of Neoclassical architecture. It is an oasis of style and tranquility located in Cappella Maggiore (Treviso), steeped in historical charm and set amidst the natural beauty of the Prosecco Hills, a UNESCO World Heritage site. Villa Barchessa Panigai is an elegant, independent "gem" nestled within the expansive Villa Panigai estate. It is separated from the main villa by a charming English-style lawn that serves as a natural divide between the two properties. Villa Barchessa Panigai offers seven master bedrooms (in the premium sales configuration) that have been expertly renovated while preserving the original structure and atmosphere. Each room within Villa Barchessa Panigai features a unique design touch and exudes rare elegance. The property includes (upon request) a spa area with a hot tub, sauna, and Turkish bath, as well as a gym, allowing guests to enjoy a holiday dedicated to total relaxation and well-being. Adjacent to Villa Barchessa Panigai—and for the exclusive use of its guests—is a swimming pool surrounded by a spacious relaxation area with sun loungers, offering the perfect setting to spend pleasant moments amidst the greenery of the park. Furthermore, guests have access to the estate's entire park and a dedicated driveway that leads directly to the entrance of the *barchessa*. Villa Panigai currently serves as the private residence of the owner, a very discreet individual who will fully respect the guests' privacy.

Interior:
Villa Barchessa Panigai spans three floors, plus a tower. Guests enter via an elegant courtyard leading into a spacious entrance portico; enclosed by large French doors and furnished with sofas and a billiard table, this area serves as a relaxation space—a true winter garden acting as a seamless link between the outdoor areas and the indoor living spaces. Continuing forward, one reaches the central part of the ground floor, featuring the staircase and an elevator (which serves only the villa's two main floors, not the tower). From here, the villa branches into two distinct sections: to the right lies the spa—equipped with a shower room, sauna, whirlpool tub, and gym—while to the left of the staircase are the spacious, professionally equipped kitchen (with direct access to the garden) and the dining room. A guest bathroom completes this floor. Ascending to the upper floor, one enters a living area connected to the sleeping quarters, which comprise a double bedroom with an en-suite shower room, three additional double bedrooms, and a bathroom with a shower. A wide staircase leads from the sleeping area's hallway up to the second floor. Here, a vast living room of approximately 200 square meters is elegantly furnished and divided into distinct zones: a relaxation area with a TV, a reading area with a large, well-stocked bookcase, and a dining area. A spacious hallway also provides access to the sleeping quarters on this level, consisting of two double bedrooms, a bathroom with a shower, and a double bedroom with an en-suite shower room. Finally, the staircase leads to the fourth-floor tower, which houses a small study and a terrace offering panoramic views of the entire estate and the surrounding landscape.

Park:
The fenced park of Villa Barchessa Panigai spans approximately 17,000 square meters, surrounding both villas with expansive lawns and featuring a beautiful, illuminated white-gravel entrance avenue lined with trees. The park is home to majestic mature trees and various plants that create a stunning natural backdrop. At the end of this scenic approach, the *Barchessa* reveals itself in all its splendor and elegance. From the villa, one can see two centuries-old weeping beeches towering above the fruit trees and a magnificent hedge of hydrangeas and roses. From this vantage point, there are also glimpses of a pond—home to fish and turtles—and a gazebo complete with a table and chairs. It is a perfect spot for leisure and relaxation, ideal for reading while sheltered from the summer heat. The elegance of the neoclassical architecture blends harmoniously with the splendor of the vast park; its towering trees and lush vegetation create an evocative natural setting, perfect for peaceful walks amidst the greenery. The two villas are separated by a central garden reserved for Villa Panigai (occupied by the discreet owner), while the estate's entire park and a dedicated access driveway—leading directly to the *Barchessa*—are for the exclusive use of guests.

Swimming Pool:
The swimming pool at Villa Barchessa Panigai is set within a spacious park featuring centuries-old trees; it is reached via the unpaved access lane to the house, continuing through the large garden that leads to the pool area. The pool measures 20 x 8 meters and has a varying depth: it starts at 1.00 meter and slopes down to 1.80 meters. Access to the water is via a steel ladder. It features a saltwater purification system and a light-blue PVC liner, with both underwater and poolside lighting. A hot and cold water shower is also available here. Next to the pool, in the sunbathing area, there is a 4-person hot tub. The deck surrounding the pool is paved with porcelain stoneware featuring an R11 anti-slip finish and is equipped with sun loungers, a gazebo with a table and chairs, and a changing room with a small bathroom. The swimming pool and hot tub are available from the last Saturday of April to the first Saturday of October.
