Welcome to Studio California, an elegant 24 m² studio located in the prestigious, historic Le Californie residence, in the heart of the residential neighborhood of La Californie. Nestled in a beautiful, tree-lined park with views of the Mediterranean, it’s the perfect place to explore Cannes in a quiet, green setting.

Formerly the boudoir of this Belle Époque residence, the studio has retained all its charm. Its window looks out onto an interior passageway, while the ocean view can be enjoyed from the residence’s gardens.

The apartment includes:

• The rate includes end-of-stay cleaning, bed linens, towels, and bath mats.
• A credit card authorization for 500 euros (not charged) and a valid ID will be required prior to arrival.
• Self-check-in and check-out via a key box located a 5-minute walk from the Cannes train station.

Article 1: **Definitions
1.1 **Traveler**: any person staying as part of a booking.
1.2 **Host**: the owner or manager of the property hosting the travelers.
1.3 **Premises**: the space, accommodation, or property made available for the stay.

Article 2: **Maximum Number of Travelers**: the maximum number of travelers.
2.1 The maximum number of travelers authorized to stay on the premises is set at 2 travelers. This number includes adults, children, and infants.
2.2 Any additional travelers beyond this number are prohibited without the prior consent of the host.

Article 3: **Special Requests
3.1 In exceptional circumstances, a request to increase the number of travelers may be submitted in writing to the Host at least 7 days before the arrival date.
3.2 The Host reserves the right to accept or deny the request depending on capacity, local regulations, and availability.

Article 4: **Respect for the Premises
4.1 Travelers agree to keep the premises clean, tidy, and in good condition throughout their stay.
4.2 Disruptive activities, excessive noise, and any form of damage are strictly prohibited.

Article 5: **Penalties for Non-Compliance
5.1 Failure to comply with the limits on the number of travelers or to respect the premises will result in sanctions, which may include, but are not limited to, financial penalties, immediate eviction from the premises without a refund, and/or legal proceedings.

Article 6: **Amendments to the Rules** (French only)
6.1 The Host reserves the right to amend these Rules at any time. Amendments will take effect immediately after they have been communicated to travelers.

Article 7: **Acceptance of the Rules** (French only)
7.1 By booking and staying at the premises, travelers fully accept these rules.

These rules have been established to ensure the well-being of all parties and respect for the premises. All travelers are asked to act responsibly and considerately during their stay.

Article 8: Security Deposit

8.1 Deposit Requirement: A security deposit is required from all travelers prior to occupancy of the premises. This deposit is intended to cover any damage, loss, or violation of these rules during the stay.

8.2 Amount: The amount of the security deposit is set at €500 and must be paid to the host no later than 15 days before the arrival date.

8.3 Refund Conditions: The security deposit will be refunded in full within [number of days after departure] days of departure, provided that no damage has been found to the premises and that all the conditions of these rules have been complied with.

8.4 Withholdings: In the event of damage, loss, or violations, part or all of the security deposit may be withheld. The host will provide a detailed inventory of fixtures and fittings and proof of the costs incurred to repair damage, replace lost items, or cover additional costs arising from non-compliance with the rules.

8.5 Disputes: In the event of a disagreement regarding deductions made from the security deposit, the parties agree to seek an amicable resolution before initiating any legal proceedings.

**Article 9: Commitment to Eco-Responsibility and Energy Management** (in French)

9.1 **Principles of Eco-Responsibility**: Travelers agree to adopt an eco-responsible attitude during their stay, particularly with regard to the use of heating, air conditioning, and other energy-consuming equipment.

9.2 **Rational Use of Energy**: Heating and air conditioning systems must be used rationally and in an eco-responsible manner. Passengers agree to:
- Not exceed the recommended temperatures of 20°C in winter and 25°C in summer.
- Turn off the heating/air conditioning when they are not in the premises or when the windows are open.
- Use energy-consuming equipment only when necessary and in an efficient manner.

9.3 **Reducing the Energy Footprint**: Travelers are encouraged to reduce their energy footprint by turning off lights, electronics, and other equipment when not in use.

9.4 **Sanctions and Penalties**: Failure to comply with eco-responsible principles and energy management guidelines may result in financial penalties and/or other sanctions, depending on the extent of overconsumption and environmental damage observed.

9.5 **Awareness and Training**: The host agrees to provide travelers with all the information they need to use the facilities in an eco-responsible manner and to encourage them to adopt environmentally friendly behavior during their stay.
