Location & Travel
■ Dry County: Edmonson County is a dry county, so alcohol is not sold locally. Please plan ahead if you'd like to purchase alcohol.
■ Rural Location: Our home is located in a peaceful countryside neighborhood. Some roads may be narrow or slippery during rain or snow. AWD/4WD can be helpful during winter weather.
■ Wildlife: Our home is surrounded by nature. Although we have regular professional pest control, occasional insects or signs of wildlife, including field mice, may occur during seasonal changes.

Parking
■ AVOID PARKING ON THE DRIVEWAY — IT IS VERY STEEP.
■ Plenty of street parking is available, and we strongly recommend parking on the street instead.
■ Low-clearance vehicles should not use the driveway.

House Rules & Neighborhood
■ No Parties or Events: Parties, events, and disruptive gatherings are prohibited.
■ Quiet Hours: 10 PM–7 AM. Please respect our neighbors and keep noise to a minimum during these hours.
■ Occupancy: Maximum 11 overnight guests. Please ensure your reservation reflects the correct number of guests and contact us before inviting additional visitors.
■ Smoking: Smoking and vaping are not permitted indoors. Please dispose of cigarette butts responsibly in outdoor trash containers.
■ Local Guests: If you live locally, please message us before booking.

Safety & Children
■ Child Safety: The home is not childproof. Some heavy furniture is not wall-mounted, cleaning supplies are stored in unlocked cabinets, and breakable items are present.
■ Supervision: Children must be supervised, particularly around the hot tub, sauna, fire pit, and bunk beds.
■ Outdoor Areas: The yard is not fully private or fenced.
■ Carbon Monoxide: The home is fully electric with no gas appliances. A carbon monoxide detector is not currently installed.

Amenities & Equipment
■ Hot Tub: Please shower before entering, avoid glass containers, and supervise children. After use, turn off the jets and lights and securely replace the cover.
■ Sauna: Please turn off the controls and lights after use and leave the door slightly open for ventilation.
■ Fire Pit: Firewood is not provided but can be purchased at ACE Hardware. Never leave fires unattended and fully extinguish them after use.
■ Propane: Propane tanks are provided. Please let us know if one runs empty.

Pets
■ Up to 4 dogs are welcome, subject to the pet settings and fees shown on your reservation.
■ Please clean up after your pets and supervise them in outdoor areas.
■ If pets are left alone, we recommend keeping them safely secured.
■ Please notify us promptly of any indoor pet accidents so we can arrange appropriate cleaning.

Kitchen & Plumbing
■ Please use the sink strainer and dispose of food scraps and grease in the trash.
■ Only toilet paper may be flushed. Please do not flush wipes, paper towels, or feminine hygiene products.

Bunk Bed Safety
■ Top queen bunk: Maximum combined weight of 600 lbs, with no more than two occupants.
■ Top twin bunk: Maximum of one occupant.
■ Top bunks are not suitable for children under 6.
■ No jumping or rough play on or around bunk beds.
■ Please use ladders properly and keep guardrails in place.
■ Do not move or modify bunk beds or trundle beds.

Checkout & Property Care
■ Checkout: 10 AM. Late checkout requests must be approved in advance.
■ Before leaving, we'd appreciate it if you could gather used towels in the laundry basket and leave used dishes in the sink/dishwasher.
■ Please turn off the AC, lights, and TVs, and lock all doors.
■ Our cleaning team handles standard turnover cleaning.
■ Please report accidental damage or maintenance issues promptly so we can assist. Eligible damage or unexpected cleaning claims are handled through VRBO's applicable resolution process.
