Relax in multiple lounge areas or use the dedicated remote-work station. We provide microphones for guest use. Please note that any additional or preferred audio/visual equipment must be brought by the guest.

For cancellations, please note that we do charge a payment processing fee (7%) on top of our cancellation policy

We also charge $150 for an unapproved late checkout.

Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.

We only host groups with the primary renter over the age of 25+ years old. Will need ID verification.

No events, parties, or additional guests than the number on your reservation without permission. We do allow certain event for an additional event fee, please inquire.

Quiet hours in Austin start at 10 PM, which means no guests are allowed outside or in the backyard after 10 PM. We know it's gorgeous out there, but our #1 priority is keeping the neighbors happy and this being a successful vacation rental for the long-term—and the only way that works is if this rule is followed.

Note: There is a $500 fine for any noise violations.

The pool is open all year round unless it drops below 30 degrees, then we have to turn off the pumps. We heat the pool for free from March to October. Optional heating in other months if it is above 40 degrees. Up to 85 degrees for a $100/day.
