The Space:

Soft morning light filters through wide windows as you step onto the private balcony, coffee in hand, while the city hums just beyond the quiet residential street. The open‑concept layout invites you to spread out, settle in, and feel grounded by the thoughtful flow of living and dining spaces. After a day exploring Austin’s music, parks, and eateries, you return to a calm, spacious home base where unwinding feels effortless.



Living Space

The entry opens directly into an open‑concept living area with a comfortable sofa that converts to a queen‑size sleeper. A flat‑screen TV and easy‑access patio doors extend the gathering spot outdoors, letting fresh air mingle with conversation.



Kitchen & Dining

A fully equipped kitchen sits beside a breakfast nook with seating for four, perfect for casual meals that stay connected to the living area. All essential cookware, dishes, and appliances are provided for everyday cooking.



Sleeping Arrangements

Four bedrooms accommodate up to eleven guests. Three rooms feature queen‑size beds, while the king bedroom includes a dedicated workspace with a desk and chair. The sofa in the living room converts to a queen‑size sleeper, and there is space for a queen air mattress. Bed linens, extra pillows, and blankets are supplied.



Bathrooms & Laundry

Four full bathrooms ensure smooth mornings and evenings for larger groups, each stocked with bathroom essentials and towels. An in‑unit washer and free dryer add convenience for longer stays.



Work & Shared Amenities

High‑speed WiFi and a private, door‑closed workspace support remote work or study. Shared amenities, managed by the building, include a year‑round pool, a hot tub, and a nearby gym. Fitness equipment and a playground are also available on the property grounds.

The property is pet‑friendly. Exterior security cameras and a noise detector help maintain a comfortable environment. The host is not responsible for third‑party amenities such as the pool and gym and cannot offer refunds if they close for maintenance or unforeseen circumstances.

The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.
