Welcome to this stylish and comfortable 2-story home, thoughtfully designed for relaxation and entertainment. On the first floor, you`ll find a cozy living room equipped with a comfortable couch, TV, record player, and a selection of board games—perfect for unwinding after a day of exploring Austin. There`s also a dedicated desk for those who need space to work, making this home ideal for both leisure and productivity. The open-concept kitchen provides all the essentials for preparing meals, and a convenient half bathroom is located just off the living area.
Step outside to the expansive backyard that wraps around the house, offering multiple spaces to relax and enjoy. At the front, gather around the firepit with friends or family, or lounge on the artificial grass in the hammock. The life-sized yard games add a playful touch to your outdoor experience. Yet, the home remains tucked away for a peaceful retreat, all while being close to major events like SXSW, ACL, and more. Enjoy the perfect blend of excitement and relaxation with this ideal location.

Please be aware that access to the property requires navigating a narrow alley, which may not be suitable for larger cars or trucks. Additionally, the driveway is compact, so we recommend smaller vehicles for ease of access. 1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by Guest Haus.
2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.
3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.
4. BROKEN ITEMS - Please inform Guest Haus of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest`s stay.
5. NEIGHBORS - Guests must notify Guest Haus of any complaints from neighbors as soon as possible.
6. PETS - We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $250.
7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $500.
8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.
9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.
10. SECURITY - Guests must ensure that all doors and windows are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.
11. BBQ GRILL - If you plan to use BBQ - please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.
When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.
12. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.
13. PARKING - Guests must park vehicles in the driveway in front of the property, in the garage or on the street where parking is permitted. Keep off the grass or anyone else`s property and do not park in the alleyway.
14. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. Guest Haus does not guarantee that appropriate repair and or replacement will be performed during the Guests` stay. It is the Guests` responsibility to immediately notify Guest Haus of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Guest Haus` ability.
Guest Haus is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)
*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.
15. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
