Mountain weather and road conditions can change quickly, particularly during winter. Guests should monitor current conditions and travel with an appropriately equipped vehicle.

Travel insurance is strongly recommended, particularly for holiday reservations, longer stays, and winter travel. Coverage may provide protection for qualifying circumstances that fall outside the property`s cancellation policy.

- A signed Guest Rental Agreement is required prior to check-in and contains the complete terms, conditions, House Rules, and property disclosures.

OCCUPANCY AND QUIET HOURS
- Maximum occupancy: 4 guests, including children.
- No parties, events, or unauthorized gatherings.
- Quiet hours: 10:00 PM - 8:00 AM. Please keep outdoor conversations, music, and other noise at a respectful level.

PARKING
- Maximum parking: 2 vehicles, with both spaces available in the garage.
- Garage access is available from inside the home only. Garage door openers and exterior access codes are not provided.
- No trailers, RVs, or campers permitted.
- Please park only in designated parking areas.

ALTO LAKES COMMUNITY
- Alto Lakes Golf and Country Club, The Outlaw, and Kokopelli Golf Club are private clubs, with access to their facilities and amenities reserved exclusively for property owners.
- Please respect neighboring properties and community rules throughout your stay.

PETS, SMOKING AND FIRE SAFETY
- No pets are permitted, except service animals as required by applicable law.
- No smoking or vaping inside the home, including marijuana.
- Outdoor smoking is subject to local fire restrictions and may be prohibited. Never discard smoking materials on the property.
- Outdoor campfires and open wood-burning fire pits are prohibited. Use only approved outdoor heating equipment where permitted by local regulations.
- Use the propane grill responsibly and turn off the burners and propane supply after use.

GAS FIREPLACE
- Never leave the fireplace operating unattended.
- Always turn it off before leaving the home or going to bed.

CARE OF THE HOME
- Children must be supervised in outdoor areas.
- Please keep food and colored beverages out of the bedrooms to help protect bedding, carpets, and furnishings.
- Please do not rearrange or move furniture.
- Please close and secure all doors and windows when leaving the property.

TRASH DISPOSAL
- Keep all trash securely bagged and never leave trash outdoors due to wildlife activity.
- The Alto Lakes Sanitation Station is located at 1221 High Mesa Road, across from Kokopelli Golf Club. Guests are responsible for proper trash disposal during their stay and before departure.

GUEST VERIFICATION AND SCREENING
For the safety and security of our guests, homeowners, and properties, Prestige Vacays, LLC partners with SafelyStay, Inc., an independent third-party provider of guest verification and screening services.

Depending on the booking platform, guests may receive an invitation from Safely to complete additional screening. Participation is voluntary and does not affect the reservation or the accidental damage protection included with the stay.

GUEST RENTAL AGREEMENT
A signed Guest Rental Agreement is required prior to check-in and contains the complete terms, conditions, House Rules, and property disclosures.

Compliance with House Rules, community regulations, and local ordinances is required throughout your stay. Significant or repeated violations may result in termination of the reservation without refund, in accordance with the Guest Rental Agreement and applicable booking platform policies.
