Noble Willow Estate is a year-round favourite. North-facing with a beautiful view over private acreage decorated with 2 dams and sharing a fence-line with grazing cattle Noble Willow makes for a unique stay in the boutique Lovedale wine region of the Hunter Valley.

Noble Willow Estate boasts several essential features of a truly impressive country homestead such as large, well-equipped kitchen, elegant formal dining and sitting rooms, a fun and spacious games room with pool table and darts included, a warming combustion fireplace, a beautiful infinity swimming pool and just a short drive to all the hidden gems on and around Lovedale Road.

So, whether you are cooling off in the infinity pool, sipping some white wine while sausages and steaks grill on the BBQ or curled up by the fire roaring away in the combustion fireplace and nursing a glass of port with friends, Noble Willow Homestead offers everything you need for a fantastic getaway.

A leisurely 2 hour drive from Sydney and easily accessible from the Hunter Valley Expressway means that it's a stress-free trip, arrival and stay.

All reservations operate under a strict No-Party & excessive noise policy as this property is in a residential area. Failure to comply can put the security bond into jeopardy.

Please note: This is a rural property which runs on tank water. Whilst the water is filtered for cooking and bathing, we recommend guests bring bottled for drinking purposes.

Security Deposit: This property requires a $1000 refundable security deposit due no later than 5 days prior to arrival. The value of the bond will be added to the total at the time of booking.

Important note for party planners:
Unfortunately this is not the property for you. This home is located in a quiet neighbourhood, so a hens/bucks/schoolies type celebration is not appropriate. We can easily determine if the house rule of “No parties or events” is disrespected, and this means additional charges and/or eviction will apply, which everyone wants to avoid. If you are unsure, please enquire before booking.

How We Price: The booking price is based on a minimum number of guests. Any guests above this number are chargeable on a per person/per night rate. The system will automatically calculate the correct rate when you enter the required number of guests. Reductions in guest numbers are non-refundable.

Arrival Details: Access to the property is made simple. You’ll receive an access code via SMS just before 3pm on your arrival day, which you’ll use for the duration of your stay. Standard check-in is at 3pm. While an earlier arrival may be possible, it cannot be confirmed until the afternoon prior to your arrival. If an earlier check-in is available, we will send you an SMS by 4pm the day before to confirm.

Linen: 1 set of full bed linens and 1 bath towel per person are supplied. Guests may wish to bring extra towels depending on the length of their stay. Pool/Lake/Beach towels are BYO

Guest Amenities: We are Eco-Friendly - to help reduce wastage, we supply a single bottle of 3in1 shampoo/conditioner/body wash in all showers. In addition, guests are advised to bring their own personal preferred bathroom products/amenities.

Wifi is provided complimentary on behalf of the owner. It is intended to be used in an appropriate manner by all guests. As the service is provided by an external 3rd party, Weekenda cannot and do not guarantee the speed or efficacy of this property's wifi connection nor do we pay any compensation for interruption of service for any reason.

Pools: If the property has a Swimming Pool then it will be opened for swimming for the start of the NSW September School Holidays and closed and Winterised immediately after the NSW Easter School Holidays have been completed.

Fires and Firewood: Internal wood fireplaces and outdoor fire pits only operate after the NSW Easter School Holidays up to before the NSW September School Holidays in line with NSW state fire restrictions. Please note: we will normally supply enough firewood, kindling & fire-starters for between 1-2 nights of your stay. For guests wishing to have additional fires, we suggest BYO Firewood, Kindling, and Starters which can be easily purchased from the local service stations.

No Party Policy: All reservations operate under a Strict No-Party & Non-Excessive Noise Policy as prescribed in the NSW Short-Term Letting Legislation and Local Council Laws. This property is in a Residential Area. Failure to comply can put the security bond into jeopardy and may lead to police-assisted eviction and/or extra charges being levied. We hate to have to note this but the reality is that so far this year we have had to evict 3 groups for overstacking/bad/anti-social behavior.

Extra Guests / Visitors: The number of people nominated on your booking is the maximum number of people that are allowed to be on the property at any one time, including visitors. Visitors may be requested and if approved must be approved in writing with Weekenda staff. Simply put, if Mum and Dad want to come over for a BBQ then we are likely to approve. If 10 extra people want to stop by we are unlikely to approve, which could put your booking at risk. We will always try to be reasonable with reasonable people within property constraints and House Rules.

Cameras and Noise Monitoring: There are 5 external security cameras installed at this location presently but the owner reserves the right at any time to install additional external cameras at their discretion. Cameras are positioned to view bbq area, carpark/driveway, carport entrance, studio entry & side yard areas for external security monitoring only. All cameras are installed in line with local regulations. A noise monitoring device is installed - fines apply to guests found to have disconnected, removed or damaged the noise device. These devices are used to monitor and maintain ours and guests responsibilities under the NSW STR Code of Conduct.

Guest Registration / ID Check : Weekenda requires every guest to complete and sign an electronic guest registration prior to arrival which will ask for photo ID i.e. a copy of your Drivers Licence or Passport. The primary booker will also be required to complete a list with the guests names and actual mobile numbers. In the event we are unable to reach the primary booker, it is very important we can get a hold of other guests. These documents will be deleted after your departure. Access Codes are only released to Registered and Verified Guests.

Critical Update: Due to an unprecedented influx of fraudulent bookings, we are forced to impose a policy that protects our clients, industry and community against those attempting to commit fraud and theft. Any booking made within 5 days of arrival is required to provide a photo of a valid credit card in the same full name of the primary guest to match the supplied identification document. Failure of these documents matching will result in the booking being cancelled and all funds processed returned to the original card assumed as stolen and thus a fraudulent transaction. We trust we have our honest and genuine customers understanding this policy is in place to protect all parties.

Insurance: As always, but ever so more due to recent times, we strongly encourage any holidaymakers to obtain a very inexpensive 3rd Party Domestic Travel Insurance Policy to cover you for all manners of matters which may restrict travel. This is particularly helpful for things like Hunter Valley Concert cancellations, Covid or Medical and Other Emergencies for which we don't provide refunds, and anything which falls under our standard Terms & Conditions irrespective of the reason. We suggest reviewing policies with 'Cover-More' or 'Travel Insurance Direct' or 'Insureandgo'

okay but could have been wonderful

Weekenda communication was over whelming & pushy - I recognise that we were staying in a multi million dollar property but we have always met our payment deadlines and never caused any damage in over 20 years of similar family holidays. I am happy to give specific feedback in more detail.The property looked fabulous - from the online information right up to opening the door.We enjoyed our 8 day stays with many good things but a lot of niggling small issues, which I am also happy to provide constructive feedback. A lot of these could have been fixed before our arrival if you had a detailed specific check sheet for each property.The location was perfect.The pool where our grandchildren spent most of each day was the best we have ever experienced. For such a large house, the air conditioning was very effective. We did have a circuit trip and it took us a while to find the 2nd circuit board in the hallway cupboard.The kitchen was good with everything we needed, but we had to make a pantry on the shelves on the other side of the sink.We were very surprised that the entire house was full of personal things on walls and tables - everywhere - which all looked to be very precious - our grandchildren were incredibly careful not to go near any of the low tables.All of the remotes didn't work - we replaced the batteries.Several mattresses were too hard - yet we sleep on firm beds.I have reached the word limit. If these niggles are fixed, we would love to go backThank you

Overally is a good place to go except: 1- Couple of my friends have been injured in the property when they were walking around the swimming pool. The timbered deck is damaged and needs to be replaced or fixed asap. 2- We were not able to contact to the internet while it was included in the add and was part of the essential services.My friends and I are working for a company and we were supposed to be on line and connected to the internet to do our jobs. The lack of internet had the negative impact on our works. I have contacted few times to the realestate agent to sort out the issue, however the issue was not resolved.

We were quite disappointed with the cleanliness of the place when we arrived eg first thing we found when we arrived was a large deceased frog inside that looked like it was there for weeks/months and a fridge that was not clean. But apart from that we enjoyed our stay and loved how big the place was. Pool + deck was a big bonus.

A pleasure to be back

Very pleased we picked this location again. The home is very spacious so great for big groups to spread out when they need privacy. Well maintained and offers everything you could need for a getaway. Great location too, heaps of little wineries either side to explore. We had an amazing breakfast at The Deck Cafe on Lovedale Road. Thanks again Weekenda, we love it!
