We stayed 2 months. Property was OK. Frig went bad when we were there but was replaced quickly. Compensation for spoiled food denied so far. Owner hit us with a 9 page document with 36 restrictions, many of which were not in the original listing, 5 days after we took occupancy and demanded we sign or be thrown out. She complained to us that VRBO didn't give enough room for "house rules" ie no frying in the house, house must be left in "ready to rent condition", no use of mailbox, no shoes in the house, no open windows, $25 per night per guest for overnight stays. They did make some changes we requested like moving the great TV they have lower so we didn't get a stiff neck watching it and moving the modern benches and high top table out of the kitchen and a more comfortable conventional table and chairs in from the garage.
I believe that the majority of the problems came from the fact we rented at a rate she wanted to change. . She kept saying we got a $4,400 discount which was not true. We rented at the price she asked. She is going to raise the price a lot but that doesn't mean that is what she is going to get that price. If all the cabinets in the kitchen had doors and the kitchen floor was not scared up tiles and there were not all the restrictions it would be better. The pool that cannot be used right outside the back door and chicken coup and weed infested pond in the back yard would also be improvements that could increase the rental value.
