The Space:

Welcome to The Rose Garden Estate, a peaceful single-story home designed for relaxation, comfort, and memorable stays. The home accommodates up to eight guests in four bedrooms and includes two full bathrooms.



The fully equipped kitchen includes a refrigerator, stove, oven, microwave, dishwasher, coffee maker, cookware, and dining essentials. Enjoy meals indoors or outside on the shaded dining patio with a stainless-steel grill and mountain views.



The living room includes comfortable seating, a fireplace, television, and direct access to the enclosed swim-spa room and garden. High-speed Wi-Fi and dedicated workspaces make the home suitable for remote work and extended stays.



The primary bedroom includes a king bed, ceiling fan, mounted 40-inch television, desk, garden access, and an en suite bathroom with a walk-in shower, dual sinks, and bidet toilet. The second and third bedrooms each have a queen bed and closet. One also includes a seating area. The fourth bedroom has a king bed and work desk. Bedrooms include blackout curtains, bedside tables, and USB charging stations.



The shared guest bathroom is located near the second and third bedrooms and includes a tub and shower combination.



Outside, the landscaped English-style garden features roses, a pond with waterfall, a furnished gazebo, shaded seating, a swing, lighting, and mountain views. The retractable patio awning creates a comfortable outdoor dining space.



The enclosed pool room has a retractable sunroof and a year-round heated swim-spa combination pool. Optional swim-spa access is available for $100 per week and includes use of the hot tub during the reservation. The pool cover must be used as directed to help maintain temperature, cleanliness, and safe operation.



The property includes onsite parking and limited street parking. Smoke detectors, a carbon monoxide detector, and a fire extinguisher are provided.



Guest Access:

Guests have access to the home, private fenced backyard, garden, gazebo, patio, grill, and any approved paid swim-spa access.



The garage is restricted and is not available to guests.



One dog is permitted with prior approval. Cats are not allowed. The pet fee is $250.



The Neighborhood:

The home is in Albuquerque's Northeast Heights, approximately 16.7 miles from Albuquerque International Sunport. Nearby attractions include Sandia Peak Tramway, Balloon Fiesta Park, Anderson Abruzzo Albuquerque International Balloon Museum, Cliff's Amusement Park, La Luz Trailhead, Elena Gallegos Open Space, Sandia Casino, Gruet Winery, restaurants, shopping, parks, and medical facilities.



Getting Around:

A personal vehicle is recommended but you may use Uber, Lyft, or public transportation.

BOOKING REQUIREMENTS



The Irvie Homes Terms and Conditions agreement and guest verification must be completed within 24 hours after reservation confirmation or before check-in, whichever occurs first. The primary guest must be at least 25 years old and must provide a valid government-issued photo ID when requested.



ACCIDENTAL DAMAGE PROTECTION



Each stay includes up to $3,000 in accidental damage protection, subject to the program terms and claim approval.



Covered items may include accidental damage to furniture, fixtures, and appliances.



Coverage does not include smoking damage, intentional damage, pet damage, landscaping damage, house-rule violations, losses above the coverage limit, gross negligence, criminal acts, motor vehicles, aircraft, watercraft, guest belongings, credit cards, money, firearms, precious metals, business property, or electronic data.



Guests remain responsible for damage that is excluded, denied, or exceeds the protection limit.

PROPERTY LAYOUT AND ACCESS



This home is located on a larger parcel with a separate residence farther back on the property. Your rental has its own fenced backyard, gate, and driveway. Do not park in or block the access road leading to the rear residence.



MAIL AND DELIVERIES



USPS does not regularly deliver mail to this home. Guests needing mail service should arrange an off-site mailbox or post-office box. FedEx, UPS, and Amazon deliveries may be available. Irvie Homes is not responsible for delayed, lost, misdirected, or late-arriving packages.



TRASH



Place the trash container out Monday evening for Tuesday morning collection. The rear resident may return the container after pickup.



HEATING AND COOLING



The home has a furnace and fireplace for heating.



The home is equipped with an evaporative cooler and three supplemental window air conditioning units to provide additional cooling and enhanced comfort throughout the house.



PET POLICY



One approved dog is permitted. Cats are not allowed. The pet fee is $250. Undisclosed or unauthorized animals may result in additional charges or termination of the reservation, subject to applicable law. Service animals are handled in accordance with applicable requirements.



POOL ENCLOSURE

Important Pool Enclosure Rule:

The pool is located beneath a retractable enclosure. Guests are not permitted to close, move, adjust, or operate any portion of the enclosure, including the roof or side panels.

The enclosure must remain fully open at all times unless the host provides written authorization. Closing it can cause extreme heat buildup, increase the temperature inside the home, and permanently damage or crack the enclosure materials.

Guests are responsible for any damage caused by unauthorized operation of the enclosure.



HOUSE RULES



No local reservations from guests residing within 50 miles of the property.

The primary guest must be at least 25 years old.

Maximum occupancy is eight people.

No parties, events, or unauthorized gatherings.

Quiet hours are from 9:00 p.m. to 8:00 a.m.

No smoking, vaping, cannabis use, illegal drugs, or unlawful activity on the property.

Do not move furniture or appliances.

Lock all doors and windows whenever leaving the home.

Report property issues, damage, leaks, safety concerns, or equipment problems immediately through the booking platform.

Reservations longer than 30 days may require a security deposit and recurring cleaning service.

Lost or unreturned keys may result in a $100 replacement charge.

Guests are asked not to wear outdoor shoes inside. Slippers may be provided.

Police involvement, serious disturbances, or material house-rule violations may result in termination of the stay without refund, subject to the booking terms and applicable law.



SECURITY DEVICES



For safety and property protection, the home may have a Ring doorbell, exterior security cameras, and a NoiseAware device or similar noise-monitoring equipment. No cameras are located inside the home. Noise-monitoring devices do not record conversations.



SWIM-SPA AND WATER RULES



Use of the swim spa and hot tub is at the guest's own risk. No lifeguard is provided.

Children must be actively supervised by an adult at all times in and around the water.

No diving, running, rough play, or unsafe behavior.

No glass, food, drinks, alcohol, tobacco, cannabis, or illegal drugs in the pool room or water.

Do not add soaps, oils, bath products, chemicals, or foreign substances.

No confetti is allowed anywhere on the property.

Keep the water level approximately halfway up the skimmer and contact the host if the level appears low.

Follow all posted instructions and replace the pool cover as directed.

Contamination, misuse, or rule violations that require draining, cleaning, chemical correction, repair, or service may result in additional charges.

Do not close or adjust the pool enclosure. It must remain fully open at all times. Closing it creates dangerous heat buildup and may cause permanent damage.
