*** House rules *** Please Read
- Guest Limit: The maximum number of overnight guests is 10, unless otherwise agreed. Only individuals listed on the reservation may stay overnight. Please inform us prior to check in if you wish to have any additional guests. If you have additional daytime visitor (between 9am-6pm), please let us know how many and we'll see if we can accommodate your need (additional fees may apply). All daytime visitors must leave by 8pm at the latest, to avoid disturbance of our neighbors. Max number of cars for parking: 4 cars. Only 4 cars are allowed to park in our driveway. No street parking is allowed, per county law. Violation of parking more than 4 cars in front of our property or street parking, a fine of $500 will be requested.

***Any unauthorized additional overnight guests/ daytime visitors beyond our maximum occupancy (10 people) without our approval will result in $200/ per person per day, and will risk being asked to check out with no refund.

- Please book if you’re the main guest who will stay in our house. You must be 21+ to book our house. Do NOT have someone else book for you. ID of the main guest who booked the house will be required to share a photo ID after reservation is confirmed. Security deposit may be required, all rights reserved by the host.

- Parties/ Events: Not allowed, unless agreed otherwise. If you are going to have an event at our property or if you plan to hire an external service provider (i.e private chef, massage therapist, hair stylist, photographer, fitness coach, etc) to perform services at our home during your stay, please kindly inform us prior to your check in. Additional fees may apply based on individual scenarios.

For events (if approved by us), NO fireworks, NO glitter, confetti within or outside of our property. Do not use scotch or masking tapes for any wall decorations. Only painter tape can be used on the wall. Do not bring indoor furniture outside at any time during your stay.

***Any unauthorized event will result in a minimum fine of $2,000, and will be asked to check out with no refund.

Pets: Pets are welcome but must be communicated with before check-in. Pet Fee is $100 per pet, max of 4 pets. Dogs must be crate trained and please clean up after your dog. No cats or other pets. No pets on sofas and beds. Any animal wastes or excessive animal hair found in the house or in the backyard within our property will be charged an additional cleaning fee of $300.

***Any unapproved animals (pets, emotional support animals or Service Animal) without communication with us prior to booking will result in a fine of $250 per animal.

- Smoking, vaping, and drug use are not allowed anywhere on the property, both indoors and outdoors. We kindly ask guests to step off the property if they wish to smoke or vape, or to wait until they are in a public area.

***If cigarette butts are found anywhere on the property, including inside the house or in the backyard, patio, or pool areas, a $500 fine will be requested.

- Good Neighbor Policy: Quiet hours are from 9 PM to 9 AM. Do not gather around the pool and the fire pit area after 9PM. Any complaints from the police, sheriff or county, each time, a fine of $1000 will be requested after check out. Any additional fine given by the police/sheriff due to noise complaint, will be paid by the guests. A noise monitor is onsite to help maintain respectful noise levels, especially during quiet hours (9PM-9AM). If the noise level is detected to be over 55dbA, the host will reach out to the guest to reduce the noise. If the noise level continues to be over 55dbA,10 mins after the first warning, we reserve the right to charge a fine of $500 and cancel the reservation immediately without any refund.

***Do not leave food and drinks unattended in the outdoor area such as the outdoor dining table and fire pit area. No food and drinks stay outside overnight.

- No “airbnb” outside service providers (chief, personal trainer, photographer, massage therapist, etc) are allowed on this property.

- The pool is not fenced in and we ask that you DO NOT leave children unsupervised in the backyard.

- Pink Ice Cream room: The pink slide is only for kids 8 years old or younger. No teenagers or adults should use the pink slide . If the slide is found damaged or broken by an adult/ teenager guest, a replacement fee of $800 will be requested by the host.

- Grill Use: Please do NOT use charcoal in the grill under any circumstances. Using charcoal will damage the grill, resulting in costly repairs or replacement. Failure to comply with this rule will result in a fee for the replacement cost.

- Propane: Kindly close the propane tanks after use. We do not supply propane but if there is an empty propane at our property, refills are available at the Walgreens 5 mins away. When bringing an empty propane tank to exchange, it cost 50% less than buying a brand new tank. Roughly $25-$35 to exchange for a refill.

- Early Check in and Late check out without our approval will be subject to a penalty of $50 per every 30 mins.

- During your stay, if there is anything that does not work or broken or do not meet your expectations, please communicate with us by letting us know so we can address them accordingly to ensure an enjoyable stay for you and your guests.

Other things to note

- There are seasonal bugs in Florida such as spiders, palmetto bug, moths, ants, bees, centipedes, lady beetles, crickets, dragonflies, etc ***NO refund due to the nature of Florida environmental conditions.

- We are not responsible for any accidents, injuries or illness that occurs while on the property. Also, we are not responsible for the loss of your personal belongings or valuables. By accepting this reservation, you undertake that all guests are expressly assuming the risk for any harm arising from their use of the property or others whom they invite to use the property.

Common FAQs

Q: How many beds do you have?
A: 5 king beds and 4 full size beds. The modular sofa in the living room can sleep one or two more people. 1 crib and 1 pack n play for the babies/ toddlers.

The 6th bedroom has 4 full size beds. This house can fit up to 14 people comfortably. For the 6th bedroom if 2 ppl per bed (full sized bed), it can fit up to 18 people + the sofa bed in the living room. Additional fun air mattress for kids are only provided upon request prior to check-in.

Q: Can I book on behalf of a friend, family member or a co-worker?
A: No. Third party bookings are prohibited. Please have the person who is staying book themselves.

Q: Do I need to bring anything with me to this airbnb?
A: Our home is fully stocked with bath/hand/pool towels, body wash, shampoo, condition, hand lotion, hand soap, laundry detergent, dish washer pods, dish wash detergent, makeup towels, cotton pads, Qtips and trash bags. We don't provide toothpastes, which you will need to bring it with you. We do NOT provide fire pit wood.

Q: Can I check in earlier than 4pm or check out later than 10am?
A: Yes, early check in and late check out is possible, however it may be accommodated with a fee. Please contact us to see if we can accommodate your request.
Any fee will only be collected once we confirm that your request can be accommodated.

Q: Is the pool heated and free?
A: Our pool is heated to a comfortable 78 degrees at no extra charge. If you'd prefer it warmer, we can raise the temperature for an additional $50 per day or $300 per week.

Q: How many cars can i park at the property?
Our driveway and the front lawn area can park up to 4 cars. Please do NOT park on the street, as this is prohibited by the county. Please also do NOT park at our neighbor's lawn.

Q: Is your place baby-friendly?
A: Yes, we have a foldable crib with the baby mattress, a high chair and baby/kids dinnerware. We have some kids toys in the game room.
