Welcome to our newly renovated and tastefully furnished 2 bedroom, 1 bath suite! Every detail has been carefully considered to ensure a comfortable and enjoyable stay. This apartment features 2 cozy queen size bedrooms, providing a restful night's sleep for all guests. The new kitchen with modern appliances and utensils along with full bathroom with linen closet and standing shower offers modern convenience and style. The spacious living room will make you feel right at home.

Guests will have full access to the suite, allowing for a private and relaxing experience. With keyless access, check-in and check-out are a breeze.

Conveniently located, you'll find a wide range of amenities nearby. Niagara Falls, a world-famous attraction, is just a short drive away, approximately 15 minutes from the suite. The guests will have full private access to the whole apartment that includes 2 Queen bedrooms, full kitchen, full bathroom, living room, and dining area. It is not a shared apartment.

The guests are responsible for their own consumables after the initial reserve provided is used.
Guests reserved for 2 or more days are responsible for their own consumables after the initial reserve provided is used.

Check-in: Flexible after 4 pm

Quiet Hours Start: 10 PM on weeknights, 11 PM on weekends

- NO SMOKING inside the property.
**Smoking indoors will result in a $500.00 fine. Removing smoke smell and nicotine from the walls is an extremely time-intensive process.**

- NO PETS are permitted inside the property. Evidence of pets inside the property will result in a $500.00 fine charged to guests.

- NO PARTIES. **There is a $500.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without a refund.**

- NO UNREGISTERED GUESTS inside the property at any time. All guests must be registered for liability purposes.
**A surcharge of $100.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory are scheduled and prepared according to the number of guests occupying the unit.**

- CHECK-IN & CHECK-OUT TIMES ARE MANDATORY, unless scheduled and confirmed 24 hours in advance and only if it does not disturb upcoming guest reservations.
**$50.00/hour penalty is applied if guests fail to check out by 11 am as cleaners are on tight schedules.**

-PARKING: Parking availability is provided at check-in instructions. Please park only at your designated area provided to you.

- GARBAGE is to be separated, bagged, sealed, and thrown out in the appropriate bins. Garbage (black bin), Recycling (blue bin), and Organics (green bin).

- LOCK ALL WINDOWS & DOORS if you are not home. Please make sure all windows and doors and closed and locked upon check-out.

- TURN OFF ALL LIGHTS when not in use. Please make sure all lights are turned OFF at the time of check-out.

- MAINTENANCE AND REPAIRS. Please get in touch with me directly so I can send someone to tend to it.

- SHOES are to be left by the front door and not to be worn throughout the inside of the house.

- SECURITY SURVEILLANCE Monitoring the entrance for the safety and security of the home and our guests.

- There is a Smart TV box that allows you to access TV channels along with your Netflix account, Prime Video, Disney Plus, Spotify, and much more to stream all your favorite shows, movies, and music.

CHECK-OUT PROCEDURES
- Please wash, clean, and put all dishes away. Cleaning dishes is not included in the cleaning fee. - There will be $50 charge on cleaning dishes.
- Please put all waste away in the appropriate outdoor bins and do not leave waste inside the unit.
- We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable so we can continue to offer guests an amazing experience.
