“Badhuset” is a delightful double-storey family home in Smiths just comfortable walk from the beach and general store in Smiths Beach, or a short drive to the supermarkets, restaurants & cafés of Cowes and San Remo. Some of the many features of this lovely home are detailed below:

Indoor Areas

The front door of the home opens into the downstairs second living room (with smart tv & DVD player). Off this room are Bedrooms 2 and 3 (each with built in robes), the main bathroom (with shower), a separate toilet and the laundry (with washing machine and dryer). Upstairs is a large open plan Living/Kitchen/Dining Room (with gas fireplace, smart tv and portable bluetooth speaker) which leads out to the upstairs balcony. Also on this level is Bedroom 1 with a walk in robe an en-suite (with shower) and a separate toilet.

Outdoor Areas

The enclosed rear yard is perfect for children and features a hot/cold water outdoor shower. The downstairs rear deck has a large sofa, ottoman and table, while the upstairs wrap-around balcony has ocean views and features a hanging egg chair, table and chairs for 10 people and a gas bbq. There is space for 2 cars to park between the single carport and driveway, plus additional space on the grass area to park additional vehicles (car and/or boat).

Kitchen

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso pod coffee machine, toaster, kettle, etc. plus a double sink, fridge, dishwasher, electric oven and cook top.

Heating/Cooling Systems

There is a gas operated fireplace in the upstairs Living/Kitchen/Dining room plus five stand-alone fans and three stand-alone heaters which can be used where required.

Bedding Configuration

This home has 5 beds accommodating up to 6 guests:

Bedroom 1 (Upstairs): One King bed
Bedroom 2 (Downstairs): Two King Single beds
Bedroom 3 (Downstairs): One Long Single bed and one Long Single trundle bed

Long single mattress dimensions are approximately 91cm x 203cm

Linen

It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies. All bookings are subject to approval, pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory.
