Villa Rosanna - hills and woods close to Florence

Villa Rosanna is located in a secluded and peaceful setting, just 10 km from the city of Florence and 3.5 km from the small hilltop village of San Donato in collina, at 500 m above sea level and at 8 km from Bagno a Ripoli.
The house is surrounded by a large garden with olive trees, fruit trees, and a relaxation area with hammocks and a barbecue.
The position in a small hillside cluster of houses surrounded by a large forest, is an ideal place for relaxing and taking walks through the woods. It offers extraordinary views of Florence, the Arno Valley, and the nearby Chianti region and a breezy climate, especially appreciated in summer.

Small grocery stores are within a 5-minute drive, home delivery available.

The apartment's terrace offers a wonderful view of the Valdarno valley, the Vallombrosa and Pratomagno mountains, and the Chianti region.

The villa is divided into two independent apartments, each with its own private entrance. The one on the ground floor is occupied by our family (a young, discreet and rarely seen couple).

The apartment we offer is located on the first/second floor with a long front balcony offering exceptional views.
The rear balcony has an external staircase leading directly to the garden.
In the front garden, there is a porch and a small 10m2 swimming pool with a view, perfect for cooling off on hot days only at your disposal. It is equipped with loungers, a table, and chairs.
We have also a room on ground floor with pizza oven and a long table.

The apartment measures 130 square meters and has 4 bedrooms:
- 2 double bedrooms with a shared bathroom with a bathtub/shower, one of which opens to the balcony.
- 1 double bedroom with a 140 cm French bed, where a single bed can be added upon request.
- 1 twin bedroom (two single beds) with a shared bathroom with a shower.

There are two single sofa beds in the living room, Smart TV available.

The fully equiped kitchen is separate from the living room and has a Induction hobs, dishwasher, oven and stove, micro-oven, refrigerator with freezer, italian moka coffee machine and a filter coffee machine, kettle, toaster...

Parking is available in front of the house.
The garden is available for guests' use.
Washing machine is present in the bathroom, dryer on demand.

INCLUDED in the price:
- Internet.
- Ground-floor room with a wood-burning oven and a large table for your barbecue or pizza.

Not included (to be paid locally):
- Tourist tax
- Final cleaning €80-100 (depending on the length of your stay)
- Electricity only for longer stays
- Heating in winter

Upon request for an EXTRA CHARGE:
- Linens and towels €10 per person
- Well-behaved dogs are welcome for an additional €50.

DEPOSIT
For stays longer than 1 week or certain other stays, a €300 deposit is required upon arrival, which is refunded upon departure.

ELECTRICITY
For stays of 3 weeks or more, we ask you to pay the electricity costs.

ACTIVITIES that can be booked:
- In-house chef for lunches and dinners, or pizza evenings in our tavern with its pizza oven.

- Wine tastings can be organized at one of the nearby castles (a 10-15 minute drive) or at the farmer's.
- Guided bike tours are available.
- Hiking or horseback riding at the stables 4 km away.
- Numerous trails for trekking (Via Francesco) and mountain biking just a few meters from the house.

The "Anello del Rinascimento" circuit includes a visit to the "Incontro" Convent, the "Monasteraccio," a charming 11th-century ruin, along the "Hobbit Trail," or along the "Water Lilies Stream."
- Black truffle hunting with trained dogs between May and June.

Sports activities nearby:
- Tennis at an exclusive club in Bagno a Ripoli (8 km).
- Golf in Bagno a Ripoli (5 km).
- Small grocery stores and fresh pasta shops 3 km away in San Donato in Collina.
