Welcome to R&R Gulf Life, a thoughtfully designed, brand-new two-story home in the beautiful WindMark Beach community. Created with families in mind, this spacious retreat offers the perfect blend of comfort, entertainment, and modern coastal style for an unforgettable stay on Florida`s Forgotten Coast.

Offering over 2,400 square feet of living space, this home features 4 bedrooms, 3.5 bathrooms, and comfortably accommodates up to 10 guests. Whether you`re planning a family vacation, traveling with friends, or gathering multiple generations under one roof, R&R Gulf Life has been thoughtfully furnished to make everyone feel at home.

Inside, you`ll find two separate living rooms, giving everyone space to spread out and unwind after a day at the beach. Enjoy family game nights with the Nex Playground interactive gaming system, challenge each other to a round of Pac-Man, curl up with a book, play one of the provided board games, or simply relax and watch your favorite show on one of the Smart TVs. Fitness weights and a dedicated workspace make it easy to stay active or catch up on work if needed.

The home comfortably sleeps up to 10 guests with:
* Two King Suites with private bathrooms
* One Queen Bedroom
* One Bunk Room with an additional pull-out bed (4 beds)

Each bedroom includes a Smart TV and blackout shades for a restful night`s sleep.
The fully equipped kitchen has everything needed to prepare meals during your stay. Start your morning with your choice of a freshly brewed pot of coffee or craft an espresso-style beverage using the Nespresso machine before heading to the beach. Whether you`re cooking breakfast, lunch, or dinner, you`ll have the cookware, dishes, and essentials needed to enjoy meals together.

Step outside to enjoy the covered back patio featuring comfortable seating, an epoxy-coated patio, and a grill that`s perfect for evening cookouts. The epoxy-coated garage provides an additional gathering space while offering convenient storage for all of the home`s recreational amenities.

WindMark is one of the Forgotten Coast`s most desirable communities and was designed for enjoying the outdoors. Miles of walking, biking, and golf cart paths connect WindMark North to the Village Center by way of the scenic Old Highway 98 trail. Ride the golf cart or bikes to enjoy local restaurants, coffee, shopping, parks, beach boardwalks, and community events without ever getting in your vehicle.

Guests also enjoy access to two community pools, including the Village Center pool, which is heated during the cooler months. Multiple beach boardwalks provide easy access to the sugar-white sand beaches and the calm waters of St. Joseph Bay, making it easy to spend your days relaxing by the water or watching breathtaking sunsets.

WindMark was thoughtfully designed to preserve the natural beauty of Florida`s Forgotten Coast. Native wildlife is occasionally present throughout the community, and guests are encouraged to remain aware of their surroundings, supervise children and pets outdoors, and respect wildlife by observing from a safe distance.

R&R Gulf Life is conveniently located just minutes from historic downtown Port St. Joe, where you`ll find local restaurants, boutiques, parks, marinas, and year-round events. Mexico Beach, Cape San Blas, St. Joseph Peninsula State Park, fishing charters, kayaking, paddleboarding, and some of Florida`s most beautiful beaches are all just a short drive away.

Whether you`re relaxing on the patio, exploring WindMark by golf cart, spending the afternoon at the community pool, or making memories at the beach, R&R Gulf Life was designed to be a place where families can truly unwind and enjoy everything the Forgotten Coast has to offer.

Important Information

* Maximum occupancy is **10 guests**.
* An **additional guest fee applies after 8 guests**. Please ensure your reservation reflects the correct number of guests before booking.
* A **$300 security hold** will be authorized on the payment card associated with your reservation prior to arrival. This is **not a charge** and will be released after checkout once the home has been inspected and no damage or policy violations are found.
* Primary guest must be **25 years of age or older** and remain at the property for the duration of the reservation.
* A signed **Rental Agreement** and a valid **government-issued photo ID** are required prior to receiving check-in instructions.
* Guests wishing to use the golf cart must sign a separate **Golf Cart Agreement** before arrival.
* **Golf cart drivers must be at least 21 years old** and possess a valid driver`s license.
* The golf cart must remain parked inside the garage and plugged in whenever it is not in use.
* Golf carts may only be operated on approved roads and paths within WindMark. They are not permitted on Highway 98, sidewalks, or the beach.
* Parking is limited to the driveway. **No street parking, boat parking, trailer parking, RV parking, or parking on the grass is permitted.** Overflow parking is available within the WindMark community for additional vehicles.
* Guests are responsible for any HOA violations or fines incurred during their stay.
* This home welcomes up to **two dogs** with a maximum weight of **30 pounds per dog**. A **$225 pet fee** applies. Unauthorized pets or violations of the pet policy may result in additional fees.
* Smoking and vaping are strictly prohibited anywhere on the property.
* Parties and events are not permitted.
* Standard starter supplies are provided, including paper towels, toilet paper, trash bags, dish soap, dishwasher pods, laundry pods, hand soap, shampoo, conditioner, body wash, and coffee essentials. These items are intended to help you get settled and are not replenished during your stay.
* Beach equipment and recreational items are provided as a courtesy. While we do our best to maintain them, availability cannot be guaranteed due to normal wear, accidental damage, or loss.
* We recommend purchasing travel insurance to protect your vacation investment in the event of unforeseen circumstances, including weather-related travel disruptions.

Booking Requirements

* The primary guest must remain at the property for the duration of the reservation.
* A signed **Rental Agreement** and a valid **government-issued photo ID** are required before check-in instructions will be released.

Occupancy

* Maximum occupancy is **10 guests**.
* Only registered guests are permitted on the property unless prior approval has been granted.

Parking

* Parking is limited to the driveway only.
* **No street parking is permitted.**
* **Boats, trailers, RVs, and campers are not permitted** at the home.
* Overflow parking is available within the WindMark community if additional parking is needed.
* Guests are responsible for any HOA violations or fines resulting from improper parking.

Golf Cart Rules

* A signed **Golf Cart Agreement** is required before the golf cart may be used.
* Drivers must be **at least 21 years old** and possess a valid driver`s license.
* The golf cart may only be operated on approved roads and paths within the WindMark community.
* Golf carts are **not permitted** on Highway 98, sidewalks, or the beach.
* The golf cart must be returned to the garage and placed on the charger whenever it is not in use.
* Guests are responsible for any damage, towing, citations, or misuse of the golf cart during their stay.

Pets

* This home welcomes up to **two dogs**, with a maximum weight of **30 pounds per dog**.
* A **$225 pet fee** is required.
* Pets must be disclosed and approved before arrival.
* Guests are responsible for cleaning up after their pets.
* Unauthorized pets or violations of the pet policy may result in additional fees.

Smoking

* **No smoking or vaping** is permitted inside the home, garage, or anywhere on the property.

Respect the Home

* Please treat the home and furnishings with care.
* Report any accidental damage promptly so we can address it quickly.
* Do not move indoor furniture outdoors.
* Please rinse off sand using the outdoor shower before entering the home.

Community Courtesy

* Quiet hours are **10:00 PM to 8:00 AM**.
* No parties, events, or large gatherings are permitted.
* Please be respectful of neighbors and the surrounding community.

Wildlife

* WindMark is surrounded by Florida`s natural environment. Guests should remain aware of their surroundings, supervise children and pets outdoors, and never approach or feed wildlife.

Starter Supplies

To help you settle in, we provide a starter supply of:

* Toilet paper
* Paper towels
* Trash bags
* Dish soap
* Dishwasher pods
* Laundry pods
* Hand soap
* Shampoo, conditioner, and body wash
* Coffee essentials

Additional supplies needed during your stay are the responsibility of the guest.

Beach Gear

Beach equipment, bikes, helmets, and recreational items are provided as a courtesy. While we do our best to keep them available, their availability cannot be guaranteed due to normal wear, damage, or loss.
