A charming 85-square-meter townhouse, spread over multiple levels, that can comfortably accommodate up to 6 people. The property, surrounded by greenery and offering views of the pine forest, is located in the center of Tirrenia, less than 1 km from the beach and beach resorts. The center of Pisa is only 15 km away.

The apartment consists of a kitchen with a dining area, three bedrooms, two bathrooms, and a private garden.

The space is laid out as follows:

- GARDEN with gazebo, umbrella, tables, and charcoal grill;



-> 1ST FLOOR:

- BEDROOM I with a double bed;

- BEDROOM II with two single beds;

- HALLWAY with walk-in closet;

- BATHROOM I with shower, sink, bidet, and toilet;



-> FLOOR 2 (ATTIC) with two single beds;



-> FLOOR -1 with BATHROOM II (two showers, sink, bidet, and toilet) and LAUNDRY AREA.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: unlimited Wi-Fi, air conditioning (split-system in the three bedrooms), TV, ceiling fan in the kitchen, independent heating, washing machine, iron and ironing board, clothesline, and hair dryer.

PLEASE NOTE:

- Please be careful on the interior stairs if traveling with children;

- Maximum height in the attic is 170 cm;

- To access the attic, you must go through BEDROOM II (with two single beds).



Dogs are allowed for an additional fee.

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The heating period and the daily operating time depend on the climate zone defined by the regulations.

Pisa Climate Zone D: 11 hours per day from November 8 to April 7.



For check-ins after 9:00 PM, a surcharge applies (check-ins will take place at the apartment):

- From 9:00 PM to 11:00 PM: 25.00 euros;

- From 11:00 PM to midnight: 30.00 euros;

- From 12:00 a.m. to 1:30 a.m.: 40.00 euros.

The apartment is located in the center of Tirrenia, a town near Pisa, in a quiet and comfortable area surrounded by a pine forest. The beach is less than 1 km from the apartment, and you’ll find all the main amenities—including bars, restaurants, and supermarkets—nearby.

The center of Pisa, with its attractions, is about a 20-minute drive away.

Alternatively, you can reach Pisa Centrale Station—the hub for all major public transportation lines connecting to the city’s main points of interest—in about 45 minutes by bus.

Livorno, on the other hand, is about a 20-minute drive away.



Main distances:

- Beach: 9-minute walk;

- Livorno (train station): 20 minutes by car;

- Pisa (train station): 20 minutes by car/40 minutes by public transportation.



- From Pisa Galileo Galilei International Airport, you can reach Pisa Centrale Station using the Pisa Mover service. From the station, take bus 010 to the “Tirrenia Perla 1” stop, which is a 7-minute walk from the apartment.



- From Pisa Centrale Station, you can reach the apartment by taking bus 010 to the “Tirrenia Perla 1” stop, which is a 7-minute walk from the property.



- If you’re traveling by car, you can find several free parking spots in the immediate vicinity of the property (cannot be reserved and not guaranteed)—during the summer months, these may require a fee.
