Was overall disappointed with the place as it looked better (on photos) than it actually was -as in tired and could definitely do with a renovation-. Contacted John and found him very responsive: place didn’t have a breakfast/dining table and microwave wasn’t working; he immediately took action. Also kitchen was lacking any salad bowl. There were 4 of us staying for about 10 days and cooking meals wasn’t easy. The place was walking distance to the Yacht Club which was very convenient for us attending an event there over 10 days.

Home appears to be in the process of a slow remodel. The downstairs bathroom had a shower curtain stained and moldy. Some of the kitchen appliances were dirty. On the 2nd night of our stay after showering water came pouring from the air vent, i reached out to the number provided with no response until around 10 the next day saying that just happens sometimes. Not a bad neighborhood but house definitely needs some work

It definitely needs some fixing up both inside and outside. The first day we arrived to a trail of ants on the porch. The porch really needs cleaning and pressure washing. The inside needs work done too. There were 2 roaches in the downstairs bathroom. The microwave did not work. As far as upstairs, the room with the balcony, the dead bolt lock does not lock the door, it just turns. The mattress in that room had a nice dip in it, my hip was hurting. There was hair in the shower in this room. As far as the shower in the other bathroom upstairs, it would not work, so you can only use the bath tub. The bath rugs looked dirty. I did message the owner about some of the issues, but did not get a reply. We made the most of our stay, but for the price, just add a few more dollars and stay somewhere nice, where you can utilize all you pay for.

While our stay had its highlights, there were also several issues that impacted our experience. The home itself was clean & comfortable, & having a private bedroom for each family member was a plus. The beds were comfortable, & it was nice to have TVs in every room. The location was also convenient, offering easy access to both downtown Pensacola & local beaches.However, communication & basic amenities fell short of expectations. Getting check-in info was a struggle, and despite multiple messages & a phone call, we still had to ask for the Wi-Fi password separately. When a control board began beeping for an extended period, it took several attempts to get a response from the property manager, which was disappointing.Regarding the house itself, there were several quirks. The lack of closet space in the master was inconvenient, & the incomplete shelving system was not a functional replacement. In the bathrooms, the showers didn't work properly in two bathrooms & the master shower’s glass wall was positioned incorrectly, causing water to go onto the floor. We also found ourselves needing to buy essentials like toilet paper & paper towels as the supplies provided were minimal. While the washer & dryer were a great convenience, the kitchen lacked basic tools like mixing bowls and a functional water/ice dispenser.Overall, the house's cleanliness & comfortable sleeping arrangements were great, but these positives were overshadowed by the communication issues & lack of amenities.

We never actually got to stay at the property. The host ghosted us. We were in the driveway of the house and nothing. No return messages, phone calls no nothing. Causing me to frantically search for a last minute hotel and with the the VRBO policy you will be out the cost of the cost of the hotel. If you’re looking to actually stay in or near Pensacola please don’t bother with this property the host will take your money and never let you stay at his property. WORST EXPERIENCE EVER!!!

Tried to reach John by text and calling his 2 phone numbers, to make suggestions to help with his property, but I never heard back. Also, placed a very high 5k deposit down ( not sure why so high!), on property and I have yet to get it back.

Needs Attention

Left a message for the host the night before leaving, requesting the address so we could prepare for our 5 hour trip. Host replied in a timely fashion but gave us the WRONG ADRESS. Once we arrived and could not find the address we checked some later correspondence and got the correct address. The place had very little we could use for cooking, the stove was filthy and the refrigerator had some sticky residue on the shelves .We had to go to Walmart and buy cleaning products to clean the place. The mirrors had what looked like towel marks where someone had done a poor job of wiping them. The bed linen was clean. There was a dirty towel in the washer and on the shelve above the washer. The closet bar to hold clothes in the master bedroom was not secure and fell when I attempted to hang a few jackets. The blinds were torn and had white duct tape on them .Blind on front door did not cover the whole glass leaving the bottom exposed. There was no strike plate on the front door and the door had a little play in it. Place has a lot of wear and tear but nothing that could not be corrected If it had the right repair and cleaning crew. Great location but needs lots of attention.

Great place!

Loved the property - could use a little more of a variety of pots and pans for cooking (couldn’t make any large meals for a family of 5). But we enjoyed instead the restaurants in the area which was great as well.

Close to downtown

Initial impression wasn’t good as house next door was abandoned and passed others nearby in same condition. Kitchen missing some basics like a toaster (toaster oven grungy) and no griddle. Host was very accommodating regarding our travel plans.

Love the modern southern charm of this property. The host has been awesome with communication. Alexis welcomed us with music too. Location is perfect for all the sites, restaurants and activities. Perfect Guest House!

I rented this home for a friend and his crew so they could live comfortably while doing some renovations at my house. It was perfect! I will use this property again for other guest who visit us.
