Step inside this charming haven to find a well-equipped kitchenette, thoughtfully stocked with an array of teas, ideal for crafting delicious meals at your leisure. While the space does not feature a full kitchen, we provide essential appliances including a hot plate, microwave, air fryer, and refrigerator, ensuring you have everything you need for simple meal preparation.

Step into the separate bedroom where sparkling curtain lights and golden silk strands create a magical backdrop to the plush memory foam queen bed. - This is a completely separate and private apartment to a separate vacation rental upstairs. It is off to the side with a private entrance, parking, yard, outdoor covered huge large patio with seating and hot tub.

We’ve provided many small appliances for you, such as:
*blender
*a toaster
*a griddle
*waffle maker
*regular drip coffee maker/K-cup coffee maker
*full set of pots & pans
*air fryer
*hot plate (home does not have stove)

**AGE POLICY:
All adults must be at least 21 years old. Primary guest must upload ID, selfie and credit card to guest portal after booking. This is the same practice that hotels operate under, ensuring the safe keeping of the homes contents. If remaining guests are 21, host requires all guests send ID’s through reservation after booking. After guest portal is completed, door code and check in instructions are issued. **Families exempt**
Guest agrees to no outside guests on property at any time & absolutely no parties.
ALL rules must be observed.

Guests will receive a message right after booking with a link to their guest portal where ID's and selfies must be uploaded. After entering your credit card into our secure portal for damages that are caused in excess of damage insurance that is automatically purchased upon booking.

We're available in the office every day from 8 AM to 5 PM to promptly address urgent issues. For minor concerns, we handle them after guests have left, ensuring their vacation remains undisturbed. We respect our guests' privacy preferences and are available for interaction as much or as little as they prefer.

Home is located off a dirt road. Guests should be aware of this and use caution when driving.

**HOT TUB:
Hot tub is seasonal Use only from September thru April

Guests found tampering with the hot tub are subject to immediate termination of their stay AND/OR a hot tub drain and full service fee.

Please note: while it is highly unlikely that there are issues with the hot tub, it is a possibility and there is no guarantee. Additionally, excessive rain/exposure to outside elements causes chemicals to be knocked off balance. Hot tubs MUST be serviced 2x per week. Please do not be alarmed if hot tub maintenance come by during your stay. By booking this home, you are acknowledging these statements.**
No smoking inside the home.
No events/parties allowed.
No outside guests allowed at any time.
Children must never be left unattended.
Pets OK with fee (must be paid) but are not allowed in the home alone without being in a crate/kennel. Guests are expected to pick up messes from pets.

Rental Agreement Terms & Conditions

Introduction:
This document outlines the terms and conditions applicable when booking and staying at our rental property. By proceeding with the booking, you acknowledge and agree to abide by these conditions, including all property-specific rules.

As an equal opportunity company, we firmly adhere to a policy of non-discrimination. We welcome all guests without regard to race, color, religion, gender, gender identity or expression, sexual orientation, national origin, genetics, disability, age, or veteran status. Our commitment to inclusivity and equality ensures a welcoming and respectful environment for everyone.

Renter Requirements:
- The primary renter must adhere to the age requirements as advertised on the booking platform at the time of booking.
- The primary renter (named Guest) is responsible for all communications regarding the reservation, cancellation, and damage policies, and must by law be present the entirety of the stay. Other guests (invitees) are not party to these discussions.

Property Damage Protection Policy:
- Damages must be reported to the property owner within 12 hours of occurrence to be covered by the Property Damage Waiver. All reservations are covered up to $1,500 in damage (read the Waivo disclaimer at the end of this document for more information). Please note: this is NOT trip insurance. All guests and travelers are advised to purchase a trip insurance policy.

Check-In & Check-Out:
- Check-in: 4:00 PM local time on arrival date.
- Check-out: 10:00 AM local time on departure date.
- Early check-in requests are subject to availability and are never guaranteed.

Damages:
- Immediate reporting of damages to the property during your stay is required. Photo and video documentation is provided to the property management company before and after each reservation to ensure fairness and honesty.
- Guests are liable for repair/replacement costs exceeding deposit or Property Damage Waiver Fee.

Eviction Policy:
- Unlawful activities, damage to the property, excessive noise, or breach of agreement terms can lead to eviction without refund or deposit return. Additional charges may apply for damages discovered post-eviction.

Lost Items:
- The Owner is not responsible for lost, stolen, or left-behind items. Efforts will be made to return found items upon request, with shipping costs covered by the guest.

Maintenance:
Report maintenance issues or discrepancies immediately. If any are found after arrival, they should be reported within 2 hours of arrival. Normal wear and tear are not considered maintenance issues.
Please DO NOT spam the host or property manager with photos of items that are normal wear and tear.
The management may enter the property for maintenance or inspection.
After-hours emergencies should be reported via our business line.

Housekeeping/Cleaning:
Report any cleaning issues or missing linens upon check-in, or within 2 hours of arrival.
The home comes equipped with essentials for a starter pack; replenishing supplies is the guest's responsibility.
Promptly report any missing items in the property as soon as they are noticed, rather than waiting until the end of the stay. Failure to inform us in a timely manner is considered negligence on the part of the guest.
