This bright and spacious penthouse has been thoughtfully designed to provide everything you need for a comfortable home away from home, whether you're visiting Nicosia for a few days or staying for an extended period. The apartment is all on one level, on the 8th floor of an elevator building, and combines modern comforts with traditional Cypriot charm.

Bedrooms and Bathrooms
The apartment features three bedrooms, all with blackout shades: a master bedroom with a queen bed and an en-suite shower room, opening onto the veranda, and two further bedrooms, each with a single bed. There is also a separate WC for added convenience.

Living Room
The large open-plan living room has several areas for reading, relaxing, playing music and watching films. A large drop-down projector screen with a soundbar and Apple TV turns it into a home cinema at night (log in with your own Netflix, Prime Video or Apple TV accounts). Music lovers will also find a honky-tonk piano.

Kitchen
The fully equipped kitchen provides everything you need for preparing meals during your stay, with a gas hob, electric oven, microwave, dishwasher, coffee maker, kettle and a water dispenser. There is also a washer-dryer.

Private Office
Off the large veranda you will find a private office with a height-adjustable desk and beautiful views out to the mountains — perfect for working remotely or studying.

The Veranda
The real highlight is the huge wraparound veranda with panoramic views over the city skyline and the mountains, with outdoor furniture, a dining area and a barbecue. A second, smaller balcony opens off the living room.

Whether you're travelling with family, working remotely, or planning a longer stay in Nicosia, the apartment offers the space, privacy, and facilities to settle in and feel at home.

Please note that this is a self-catering apartment designed to provide a comfortable and independent stay in central Nicosia. Complimentary starter amenities are provided upon arrival, however replenishment during the stay is not included.

Building Access — The apartment has been recently renovated inside, while the building itself is an older Nicosia building. The apartment is on the 8th floor and the building has elevators; however, there are a few steps at the street entrance.

Self Check-in — The apartment uses a lockbox system for self check-in. Detailed instructions, including the lockbox code and directions, will be sent on the day of arrival.

Quiet Residential Area — We kindly ask guests to keep noise levels low, especially during late evening and early morning hours.

Electricity Usage — Electricity in Cyprus is relatively expensive. Guests are kindly asked to switch off lights, A/C and heaters when leaving the apartment or a room.

Drinking Water — Tap water is not suitable for drinking. A water dispenser is available in the kitchen.

Plumbing — Like many older buildings in Cyprus, the pipes cannot handle paper. Please use the bins provided and never flush paper or other items.

* Please take care of the apartment keys — lost keys may be charged based on replacement cost
* The apartment and guests are covered by public liability insurance; guests remain responsible for personal belongings and any damages caused

# 1 – Self-Catering Accommodation

This is a self-catering property, not a hotel. We provide starter supplies for your arrival; however, guests are responsible for purchasing any additional items they may require during their stay.

# 2 – Noise and Parties

To ensure a peaceful environment for all residents, we enforce a strict no-party and noise policy:

• Loud music or excessive noise is not permitted after 23:00
• Parties and events are strictly prohibited
• Unregistered guests are not allowed beyond the number stated in your reservation

Violations may result in a €300 fine and immediate termination of the reservation.

Please be considerate of our neighbors and the residential nature of the building.

# 3 – Number of Guests

Only the guests listed in the reservation are permitted to stay in the property.

If additional guests stay without prior approval, extra charges may apply or the reservation may be terminated.

# 4 – No Smoking Policy

Smoking inside the property is strictly prohibited.

A €200 cleaning and deodorizing fee will apply if smoking occurs inside the apartment.

Smoking is only permitted in designated outdoor areas where applicable.

# 5 – Damages

Guests are responsible for any damage caused during their stay.

If repairs or replacements are required, guests will be charged:

• The full cost of repair or replacement
• Any contractor or service fees required to restore the property

# 6 – Cleaning Responsibilities

As this is a self-catering accommodation, guests are responsible for maintaining a reasonable level of cleanliness during their stay.

If the property is left excessively messy (for example: unwashed dishes, garbage left inside, stains on furniture or walls), an additional €50 cleaning fee may apply.

# 7 – Proper Waste Disposal

To prevent plumbing issues common in the area:

• Toilet paper must be disposed of in the bin, not in the toilet
• Flushing paper can block the pipes and cause serious damage

Guests will be responsible for any plumbing repair costs resulting from misuse.

Please also dispose of garbage in the designated bins.

# 8 – Use of Towels

Towels provided are for indoor use only.

Please do not use them:

• At the beach
• As makeup wipes
• For cleaning floors or surfaces

A €25 replacement charge per damaged towel will apply.

# 9 – Property Care and Respect

All guests are expected to treat the property with respect and care.

Please ensure that all members of your party behave in a responsible and considerate manner, especially towards neighbors and other residents of the building.

# 10 – Check-Out Instructions

Before departure, please ensure the following:

• Turn off all lights and electrical appliances
• Switch off air-conditioning and heating units
• Dispose of all garbage in the designated bins
• Close and lock all doors and windows
• Leave the keys in the designated location

Failure to follow check-out procedures may result in additional charges.

Please note:

If excessive electricity consumption is recorded due to appliances being left running (such as lights or air-conditioning), guests may be charged €15 per day if consumption exceeds the average daily level of 35 kWh.

# 11 – Lost Keys / Lockouts

Guests are responsible for the apartment keys provided.

• Lost keys will be charged to the guest based on the full cost of replacement
• If assistance is required due to a lockout, a €50 service call fee may apply.

# 12 – Illegal Activities

Any illegal activity is strictly prohibited on the premises.

This includes, but is not limited to:

• Drug use or possession
• Vandalism
• Disturbance of neighbors
• Any activity violating local laws

Any such behavior will result in immediate termination of the stay without refund and may be reported to the appropriate authorities.

The apartment and all guests staying at the property are covered under a Public Liability Insurance policy.

For safety and compliance purposes, all guests are required to upload a valid identification document through the check-in form prior to arrival.
This serves as verification of the guests staying at the property.

Guests are responsible for their personal safety and belongings during their stay.

The property owner and management are not responsible for accidents, injuries, or loss of personal items during the stay.

If any maintenance issue occurs during your stay, please inform us as soon as possible so we can resolve it promptly.
