This charming home is located on Franklin Street and in the heart of Downtown Newport. While enjoying your stay you can appreciate the convenience of being centrally located and just steps away from all the activity of Thames Street, Bannisters Wharf, Bowen’s Wharf, Newport’s finest restaurants and vibrant waterfront, shopping, historical sites, and nightlife. A great spot to take advantage of all Newport has to offer. Steps away from the Red Parrot, Midtown Oyster Bar, Clarke Cooke House, The Mooring Restaurant and too many more to list

Second floor offers a comfortable living room with sleeper sofa and smart T.V. Dining area with seating for 6 and half bath for guests to share. Kitchen offers the convenience of all basic amenities and includes a breakfast nook with additional seating for six. Master bedroom includes a queen size bed and ensuite bath with double vanity and shower.

First floor offers 2 additional bedrooms with full sized beds. Bedroom (1) includes smart T.V., Bedroom (2) includes washer and dryer and French doors to beautiful patio. Both bedrooms share full hall bath with shower.

Outdoor space offers enclosed patio with table and seating for 6.

A/C window units are installed in the windows April- October. Wifi available throughout the home. Fresh linens, bedding, and toiletries provided.

Greg, our host was very attentive! Answered my questions quickly and gave great suggestions! The location is perfect! We walked everywhere. We rented a car, but never used it all weekend, it sat parked the entire time. My suggestion is to uber from airport.

Let me start by saying this location is TOP NOTCH! Excellent area to walk everywhere you need to be. Things you may need to know before you go: 1. If you have a choice to rent a car or uber, do uber/lift/drive for your trip. We went during the off season (October), moved the car once and immediately regretted it! It took us an hour to circle around the one way streets in the rain to secure our spot on our street in front of the house. One issue is that the store owners beside us are fighting for spaces too so it’s a race to get our spot. There are no designated spots for residents/ renters. The pay to park lots were too far away for three women on a girls’ trip to navigate at night. 2. The upstairs bed/ bath operate well; however, the downstairs bathroom had majorly decreased water pressure and lukewarm water as well. No amount of waiting “for it to warm up” made showers successful.3. Upon entering, there are very steep steps (which is expected for a house built in the 1700s); however know that if you are disabled or older, it will be difficult to navigate to your space with your luggage. There are 2 sets of stairs involved. Overall, we had a good stay and dealt with these minor items listed, but wished prior reviews had mentioned these. Thanks to Greg for quick responses when we reached out for clarity.

I can’t say enough about how perfect this house was. The location is excellent for those who want to be able to walk around Newport. The host, Greg, was great to work with and sent us a detailed Welcome Packet ahead of time so we knew what to expect. In addition, he was responsive when we had questions during our stay. This was a girls trip for a bachelorette party and the six of us were very comfortable in the house. I highly recommend this rental.

We had the best time at Greg and Flavia’s place. It is exactly as listed. Check in was easy, the apartment has everything you need, and in the absolute best location. We were in Newport for a college friends wedding, and we added a couple days before to take in all Newport has to offer that we missed so much (we went to Salve). There were small hiccups with appliances however Greg’s responsiveness helped us through these issues easily. 10/10 will hopefully stay here again in the future!

We loved the location of the place: in the midst of cute historical streets where it’s quiet enough to rest but also in close proximity to downtown with its bustling shopping stores and restaurants. We came with 4 adults and 2 kids and felt like we had plenty of space for all of us. The owner was very accommodating and quick to respond to any questions.

Great Home for Family Vacation in Newport

This was the perfect spot for our family of six to stay for our Newport vacation. We were cozy and comfortable with areas to sit and chat or play games together. The kitchen came in very handy. We were centrally located and walked to the cliffs and mansions. And we had plenty of space with multiple bedrooms and bathrooms for our family. Would highly recommend!

Best VRBO experience I’ve ever had!

I wish there were more than five stars to award this host. This was hands down the very best experience with a host that I have ever encountered in years of renting through VRBO. My family and I were in town for my son’s graduation from OCS, and this location was perfect. The home is quite historic feeling, which made the experience even better. The beds were very comfortable, and the kitchen had everything we needed. In conclusion, if I ever return to Newport, this is absolutely where I will be staying.

Outstanding stay in Newport

I originally had another place booked for myself and girlfriend + 2 other couples for my brother's wedding, but once I found Greg & Flavia's place I quickly made the switch and I am so glad I did. Greg's communication is the best of the best from booking, arrival, stay and departure. Greg got back to me with answers to every questions within minutes. The location couldn’t be better – just a short walk from charming shops, excellent restaurants, and of course, the stunning Newport waterfront. The home itself is beautifully decorated, blending modern comforts with a cozy, inviting atmosphere. If you’re looking for a place that combines convenience, comfort, and a touch of Newport charm, Greg’s place is the perfect choice. I can’t wait to return!

The Perfect Spot

We absolutely loved our stay here. The check-in process was super easy, and Greg and Flavia made sure they were available throughout to help with parking or if any questions or issues came up. The house was also in such a good location. We were always just a short walk away from quality restaurants and attractions. And the house itself is so lovely. There's a back patio for some relaxation, a spacious common area, and a kitchen that was well-stocked with the essentials: coffee! All in all, we loved our stay. A lot of that had to do with the house itself and the charms of Newport, but you'll also find in Greg and Flavia true hosts who go the extra mile to make sure you won't have to sweat the small stuff during your stay!

Great Location great house!

Great Location

As others have mentioned, parking can be a hassle. However, everything is so close that if you don't plan on leaving the area, it won't be an issue. Greg was more than accommodating on several occasions even ordering beach towels that were delivered the next day! The home is clean and well appointed. The addition of a washer/dryer was a plus for us as well. Other than groceries that you would want, absolutely EVERYTHING is there that you could possibly need. Don't hesitate on this one, it's an amazing home in an equally amazing part of Newport.
