Tastefully furnished, the living area includes a double sofa bed and a smart TV, providing a cosy space to relax. The dining table comfortably seats up to 5 people, making it ideal for convivial dinners. The modern kitchen is fully equipped with high-quality appliances, including an oven, hob, fridge and dishwasher, ensuring you have everything you need to prepare meals.



Bedroom:

Double bed and single bed: The bedroom features a double bed and a single bed, providing ample sleeping space.

For maximum entertainment, there is a second smart TV. The bedroom includes a spacious walk-in wardrobe with a washer-dryer, offering convenience and space to organise your belongings.



Bathroom:

Modern and functional, the bathroom is tastefully furnished and equipped with a large shower, washbasin and toilet, ensuring comfort and convenience.



In accordance with Article 109 of the Consolidated Law on Public Security (TULPS), Italian law requires us to record the identity documents of all guests staying at our accommodation. To this end, we would like to inform you that we use professional management software that guarantees the utmost security and confidentiality of your data. We will send you a secure link prior to your stay to enable you to register these documents quickly and easily.



The booking price shown prior to confirmation includes, depending on the nature of the stay, a charge for accommodation and a charge for ancillary services related to the booking and stay, such as cleaning, management, assistance, platform/brokerage fees and related services.



The breakdown between accommodation and ancillary services may vary for each stay and will be shown in the tax/accounting documentation provided.



Before your arrival, I will ensure that the apartment is thoroughly cleaned, following strict hygiene standards.



Guests will be provided with fresh bed linen and towels for each guest, two rolls of toilet paper and a welcome kit in the bathroom. I would also like to inform you that, as this is not a hotel, Italian law PROHIBITS us from providing guests with any type of food, even simple items such as oil, salt and pepper, and as we operate professionally, we are committed to complying with Italian law



Security deposit for any damage

To protect the property and its furnishings, and to ensure that all guests enjoy accommodation that is always in perfect condition, a security deposit of €300 is required to cover any damage, missing items or improper use of the property.

The deposit does not represent an additional cost: it will be refunded within 7 days of check-out, following the necessary checks on the condition of the accommodation.

If no damage or issues are found, the full amount will be refunded. If damage is found, the sum will be retained in whole or in part, in proportion to the costs of repair or replacement.
