` No Smoking or Vaping
This is a 100% smoke- and vape-free property, inside and out, including decks, patios, and the dock. All forms of smoking/vaping—tobacco, marijuana, e-cigarettes—are prohibited. Violations result in immediate reservation termination, a $650 smoke remediation fee, and possible additional charges for damages or lingering odors. Reviews from violating guests will be disqualified.

Quiet Hours
Quiet hours are 10:00 PM – 8:00 AM. Noise, music, or gatherings that disturb neighbors are not allowed. First offense receives a warning; continued violations may result in reservation termination without refund. A $200 fee may apply if staff or authorities must respond.

No Parties or Unregistered Guests
Parties or additional unregistered guests are strictly prohibited. Violations result in immediate termination of the stay without refund, and the guest is responsible for all damages and cleaning fees. Reviews will be disqualified for non-compliance.

Liability & Guest Responsibility
Guests use the property and amenities at their own risk. The owner and management are not liable for injuries or damages from swimming, kayaking, dock or boat use, diving board, firepit, or grill. Children must be supervised, and guests are responsible for any damage caused by misuse.

Early Check-In
Subject to availability. Requests can be made starting at 10:00 AM on the day of arrival. Fee: $25/hour, payable in advance. Early check-in cannot be guaranteed without confirmation and payment.

Late Checkout
Checkout is 10:00 AM. Requests for late checkout must be submitted by 8;00am the morning of check out, subject to availability. Fee: $25/hour, payable in advance. Unauthorized late checkout will incur the same fee until vacated.

Pet Policy
Pets require prior approval (48+ hours before arrival) and must weigh 25 lbs or less with current vaccination records. Pets must be leashed outside, not left unattended, and owners must clean up waste. Unauthorized pets incur a $500 fee. Guests are responsible for all pet-related damages.`
