Poor Property Management Ruined the Experience
In short, I won’t rent here again, nor do I recommend it. The pros: Clean, some games & books, kitchen well stocked. Great beach supplies, location & pool. The cons: fob to pool didn’t work, this issue was never resolved. Lanai furniture is so rusted some chair legs have crumbled apart. Many windows would not lock - being a 1st floor unit & having small kids this was a major security issue. I brought this to Stephen; in summary he said, ‘the island is safe, most people leave windows open. I’m planning to replace them for aesthetic reasons not security concerns. If you’re concerned I’ll refund you to stay elsewhere.’ Finding a new place sounded massively inconvenient but having functional windows & a secure unit is of the utmost importance. I asked him to clarify what he would refund (assuming full refund minus cleaning fee since finding another place last minute would be expensive & the unit did not meet a basic/necessary requirement of being secured). He responded saying the on island reps would come by with window locks. Not until a plumbing issue upstairs (not his fault) did he make good on his offer to refund our remaining 4 nights. I asked for a 5-night refund since the leak kept us up late & kept my husband & I from plans to celebrate our 10th anniversary. The refund came through amounting to 4.7 nights. Overall, unit is fine (assuming windows & lanai furniture get replaced), I’m sure the many great reviews come from people who didn’t have to resolve any issues.

Great location - convenient to everything
LOCATION and overall size of this condo made it a perfect spot for our family anniversary celebration. Having the pool close by and the beach within walking distance was just what we wanted. Easy access to the walking path to head to the Poipu/Brennecke beach area or in the other direction to watch the morning sunsets. The condo was clean but the furniture is definitely showing it's age and is not exactly the same as in the photos. There is no working screen on the patio door and we did have a bird fly in occasionally - fortunately no bugs or geckos. The windows do not lock and are difficult or impossible to open or close - we very rarely used the air conditioning. Just the small addition of a broom/dustpan would be beneficial (as well as a small rug outside the patio door) as the dust buster was broken. The kitchen is stocked OK but a plastic beverage pitcher would be a great addition. The beach wagon has had a lot of use but we used it, with some difficulty, to pack up for the day. The beach towels aren't true beach towels - just additional bath towels and hard to dry! Being on the lower level, we did experience some noise from the upstairs neighbors but that's an unpredictable point. All in all, we gave this condo a five star rating because of it's LOCATION - perfect walking distance to what we used the most and enough room for our family of 7.

Nan, thank you for the review of our property and for the feedback on some of the areas where we could improve the overall guest experience. I agree that the location is fantastic – close to some of the best beaches on the south shore - yet private and secluded enough to feel like you’re in your own tropical paradise. The entire Villas complex is meticulously maintained and has a beautiful common area with swimming pool, hot tub, and gas grills. The grounds are beautiful and are lit by tiki torches every evening, creating a very charming ambiance. We absolutely love our home away from home and have developed many wonderful family memories there over the years. As for the items that you mentioned that we could improve – we appreciate you bringing them to our attention as sometimes things go unnoticed by our housekeeper and on-island management team. Some issues really take staying at the property to completely notice. First, we actually do keep a broom and dust pan next to the dryer in the laundry room – I wish I had known that you didn’t see where it was – I would have quickly pointed you in the right direction. We also have a great in-wall vacuum system for our guests to use. Thank you for the recommendation for a plastic pitcher – we hadn’t thought of that - but did purchase one after reading your review. Come back again and it will be there for you to enjoy! We keep our kitchen extremely well stocked by routinely updating our kitchen supplies at least once per year. Among many items, we have also replaced the beach gear wagon and the beach towels that you mentioned were showing some age. As for the windows, we actually had no idea that a few of them didn’t work – since we have central a/c, most people don’t feel the need to open any windows - so no one mentioned that there were any issues with them. Upon further inspection, we found that a few of them indeed do have broken locks, but are stuck in the closed position and can’t be opened. We have ordered new windows and will work on getting them replaced as soon as possible. Again, thank you for the good feedback and thank you for choosing our property for your vacation. We work tirelessly to keep it in excellent condition so that our guests have a truly wonderful experience while staying there. Some issues do go unnoticed for a bit, but as soon as they are brought to our attention we work quickly to remedy them. It truly makes us so happy when others love our property and we want nothing more than to share the happiness it brings us with as many others as possible. Aloha! Stephen

Absolutely perfect
This was exactly as advertised and worked absolutely perfectly for three generations. Grandparents, parents , and three children under 5. The layout was perfect and the three bathrooms were ideal. The location was marvellous and we loved our nightly short walks through the green belt for sunset pictures. The pool was perfect for daily plays in the pool and then hot tub soaks. The fridge was large enough for all our food and the beach chairs, umbrella and wagon were used daily. Thank so much for making this treasured family experience work so well

A week in Paradise
Our condo was just as described. 2 master suites, and a third bedroom with twin beds with direct access to third bathroom. Living area isn't as large as online photos lead you to believe, but the were more than adequate. Location is great - easy access to Poipu Beach, 5 minute drive to Koloa, semi-private pool, green spaces and concrete walk way were a plus. We were two grandparents, two parents, and a 9 year old. This property was perfect!!!

Perfect family vacay spot
This condo was so great for our family - me, my husband, 10 month old, my mom (70), and bro/sister in law. We all had our own rooms - the photos for this listing are super accurate. The rooms are very spacious and the baby slept comfortably in a pack n play in the closet haha. The lanai was perfect with the accordion doors and we could just walk out to grass, the pool, and the path to the beach (5-10min walk). The condos are pretty close together but there’s so much foliage so there’s plenty of privacy. The kitchen was well stocked with cooking supplies and the grills are clean and available to use on the property. Tons of beach toys, snorkel stuff, chairs, boogie boards, even surf boards to use + a wagon to haul it all to the beach. Would have been helpful to find the water shoes prior to the last day before my husband kicked some rocks out in the bay but oh well - that one’s on us. Would definitely stay again and recommend for families!

Beautiful home was beyond our expectations. Very clean with luxury furnishings. Great pool with hot tub and two large grills that were cleaned daily by staff as well as our secluded lanai were amenities we enjoyed during our stay. The property and location was clean and beautiful. The pool and local beaches are amazing and close. The only criticism is that the advertised beach equipment is very worn and mostly inoperable or damaged. In addition, most of the window blinds were also damaged.

Aloha Christopher, Thank you for choosing our property for a portion of your stay on Kauai, we're glad you enjoyed it. We provide beach towels, beach chairs, boogie boards, and an umbrella for our guests - we check these items continuously and replace them whenever they are worn or damaged. The rest of the gear are items that have been left behind by previous guests - our housekeeper tries to weed out any worn or broken items that have been left behind, but sometimes things slip through the cracks. We will go through everything this week and remove any item that is no longer useful. Also, we don't have any blinds in the condo, but we do have some window shades. When I recently did a thorough check they were all functioning well - I'll check again and repair any that have become damaged. Believe the Reviews! This Place is Great!
I always pick top rated properties, but expect to be let down at least a little. But this condo really lives up to all the glowing reviews it’s received. Three large bedrooms, a well appointed kitchen and a lovely outdoor space. The pool is steps away and the beach is a pleasant 0.4 mile walk through a park like setting. There’s a fun restaurant, Brennecke’s, close by. I could go on. Bottom line: you will not be disappointed if you stay here!

This was a perfect condo, island location, and pool. Our family of four could not have been happier with our choice of stay. It is beautiful, clean, and comfortable. It had all the beach supplies we needed too. Easy short walk to a boogie boarding beach, snorkeling spot and restaurants. We loved playing pickle ball at the nearby tennis courts. We really appreciated the AC in the hotter August temps. We will absolutely stay here again when we return to Kauai. Five stars in all ways.

Kauai Perfection
We enjoyed our stay immensely. The accommodations went far and above our expectations, especially in the kitchen. We've stayed at many places that have slim pickins for cooking/baking in the kitchen, and we were pleasantly surprised at how easy it was to eat at "home" because of all the supplies they had on hand. The beds were comfortable, the bathrooms supplied great shower pressure. There were so many beach supplies. The walk to the beach was quick and easy. We wont hesitate to book this place again next time we come to Poipu.

Condo is well laid out for privacy between guests. Well stocked beach gear and everything in good condition. Comfortable beds. Nice to have a stone walkway right from the condo to the beach. Wonderful family vacation!
Wow! I have nothing but wonderful things to say about our stay. We are a multi generational group, grandpa, siblings and kids 5 and 8. The kids love Brenecke beach aka the boogie board beach which was a short 5 minute walk. And turtles and playground each night at poipu beach about a 10 minute walk. We also walked to shipwreck beach, 10 minute walk to visit the grand hyatt. We looked at the parrots and fed the fish. We swam in the pool at the end of each day, which was just off the lanai. The kitchen was stocked with plenty of pots and pans, and a cooler, chairs, umbrellas, boogie boards, life jackets,and wagon were soooo useful. The vaulted sealing and beautiful villa made out stay magical. Perfect stay.

Great Unit, Needs helpful visitor information.
Property is lovely, area is lush. It is remote, so a car is definitely needed. All four of us are 78 and over so found the beach far, although once we discovered the pathways it was better. We did not have a vehicle. Information and detailed maps of the immediate area should be in the unit, with directions to closest stores, restaurants and beaches. Also, information on transportation: buses, taxis and phone numbers, etc. would be helpful. We lost a couple of days just trying to get oriented. Otherwise, a Great stay.

Aloha Carol Ann, I'm so sorry that you had such a difficult time with transportation and with orienting yourself to the area! During our multiple conversations prior to your arrival I let you know that renting a car was highly recommended. Kauai has a sleepy, rural feel - towns are spread out and there isn't much public transportation. You can certainly arrange for taxi service but it is slow and expensive. Uber is occasionally available, but shouldn't be relied upon for all transportation needs. We highly recommend that all of our guest rent a vehicle so that they can fully explore the island and get to a variety of restaurants and local shops. We have ample room for guests' vehicles in our private parking area. Best, Stephen

Paradise on Kauai
Check in was quite easy and we were provided great directions to the property. Upon arrival everything in the condo was clean and kitchen was well stocked with pots, pans, utensils and dishes etc. Also good supply of spices. The lanai was lovely and nice and private as there is foot traffic to the beach next to the condo. The proximity to the beach is just a few minutes of a lovely landscaped walk to the beach. Walked down each evening to see the turtles come onto the beach. We used the grills each night for dinner and the condo staff kept them immaculate each day. There were many nice restaurants nearby but we enjoyed the condo for cooking and then ate on the lanai.......loved it!!! We had a couple of battery issues with the door lock and smoke detector but Michael was there in just minutes to remedy the situation. Overall if you have a group visit to Kauai and want to stay on South Shore in Poipu this is definitely the condo for you.Even if you have a larger group than 3 couples there are many condos within the Poipu Kai complex to accommodate any size group. We thoroughly enjoyed our stay! The home was clean and beautifully furnished. Great floor plan. The grandchildren loved the boogie boards, beach toys, pool — and the wagon was used for every trip to the beach. We prepared most of our meals in the kitchen and often ate at the table on the lanai which is only a few steps from the walking path— yet has a nice private feel. Appreciated all the containers for leftovers, snacks etc.

I'm not sure what is wrong with the couch, it's a 3 year old Restoration Hardware sofa sleeper that was in excellent condition 5 weeks ago when I last inspected the property in detail, but I will look into it. The pictures are accurate and the location is awesome! Close enough to poipu to walk, yet far enough to avoid the ocean wind. The bedrooms are awesome. The TV is HUGE. The kitchen is VERY well stocked with anything you may need. For example, Lots of plates, silverware AND and regular coffee maker AND a Keruig coffee maker WITH a re-fillable K cup!! It's great being on the first floor. Easy to go to pool or beach from the patio. My only gripe is the awful "eco" soaps in the bathrooms. The only difference between these and a piece of driftwood is the driftwood smells better. Not a big deal, just plan on buying your own. Overall I will DEFINITELY stay here next time I'm on Kauai!!

Very happy with this property
Stephen, the host, was beyond hospitable, communicative and gracious. The property matched this style. This is was best appointed rental we’ve had - from lots of beach towels to laundry detergent. It was super comfortable and the location is perfect. Most of our time in the rental was spent on the porch and loved the privacy of the plantings and the little extra area off to the side. Being right on the green belt, we walked most places. The snorkeling was great and we saw lots and lots and lots of fish. Kids would love all the tide pools, the island off the beach and so many places. I highly recommend this quiet and relaxing property - and the pool is lovely! We will stay here again when in the area. Loved it!

Excellent accommodation with everything you need in an ideal location. Next to pool with spa and five minute walk to beach, where you can see Green Turtles and Hawaiian Monk Seals lying on the beach. Also Spinner Dolphins and Humpback Whales frolicking in the sea, if you are lucky.

The Perfect Getaway in Poipu
This property was absolutely stunning, clean and comfortable. The patio was tucked away in the corner, cool and breezy. Our family had a wonderful time together, making memories, laughing crying talking to each other. The pool and jacuzzi was beautiful. Quiet. The location is pretty close to the beach, restaurants, grocery markets. It was very easy to travel back and forth from this location to other locations of the island. Highly recommended.

You’ll enjoy this spot!
Pre-stay communication was excellent. Had no need to communicate during stay. Leaving the outdoor gear on the back patio was a huge surprise and we loved it! Beach chairs, boogie boards, snorkel gear and toys! Great! Would have loved for a cooler to have been part of that package but you can’t expect everything! House was fully loaded for three couples and all the equipment was on par! The ice maker lacked enough umph and the dryer needed a few cycles to dry clothes. These are the only complaints I could possibly make as the house, grounds and location are absolutely ideal!!! Thanks for offering this property to us. We had a great stay!

This place was perfect! Exactly what it looked like in the pictures; spacious, beautiful, CLEAN, and exactly what we had hoped for! There were 6 of us, 3 couples, important to each have our own personal space and this had it all! We wish we stayed in Kauai longer so we could stay longer in the home! Location, location, location!
We are so glad we decided to change our reservation from a beach front house in Princeville to Villas at Poipu! Our family of 5 adults and 2 kids, ages 9 and 7, enjoyed our stay here. It's a literally 5-10 minutes to Brennecke's Beach and thr delightful Puipo Beach. At Poipu beach, we enjoyed snorkeling and found the most colorful fishes, amazed by the green turtles and Monk seals sleeping on the shore, beach areas shallow enough for the kids. The property has pools, the biggest was so close to where we are (C110) and did morning, noon and night swimming almost everyday. There are two grills by the pool which we took advantage of, had dinner by the pool while enjoying might swiiming. The adults in our group enjoyed the hot pool to relax our tired muscles from worthwhile gallivanting. 😊🌴🌺 A shout out to Mike and Kat, our contact people, who were very responsive to our queries and need for assistance. Best equipped townhouse
The villa was so well equipped we wanted for nothing. There were plenty of toys for the kids, laundry soap, shampoo and conditioner plus so much more. The kitchen was perfectly stocked with all needed items plus some cooking basics such as spices, oil, vinegar and sugar. Stephen was a very responsive manager and a pleasure to interact with. The location of this particular villa was ideal; close enough to the pool but away from the noise and traffic of the pool. We absolutely loved staying here.

Amazing!
This was our families second time returning to the island and we were so glad we chose Stephen’s property to rent! He was so accommodating and replied to any message I sent him so quickly. The location cannot be beat and the condo is absolutely gorgeous. He has thought of everything to make a families stay comfortable whether you have toddlers or 20-year-olds. From spices to boogie boards to beach chairs to shampoo and fabulous towels this location on property cannot be beat. Thank you so much for contributing to another wonderful Kauai vacation!
