Tucked away on the private Yair Estate, this characterful stone cottage offers tennis, fishing, and countryside charm just steps from the River Tweed.
No. 1 Braefoot Cottage is a charming Grade ‘B’ listed stone cottage on the private Yair Estate, set on the banks of the River Tweed in the heart of the Scottish Borders. Just 35 miles south of Edinburgh and close to Galashiels, Selkirk, and Melrose, it’s the perfect base for exploring this beautiful region.
Inside, you’ll find a spacious kitchen/diner and a cosy sitting room with a wood-burning stove. Upstairs offers a master bedroom with a super king-size bed, a second bedroom with bunk beds, and a bathroom with a shower over the bath.
Relax in the large enclosed garden or enjoy estate activities such as tennis and fishing on a picturesque stretch of the River Tweed. With walking and cycling routes on your doorstep, including the Southern Upland Way, plus nearby mountain biking, golf, spa treatments, and historic towns, there’s something for everyone.

Can’t wait to return!
Cannot recommend enough. Secluded comfortable stay in a beautiful estate. Great owners and check in process was perfect.
Internet is slow and no telephone signal (if you are worried) but it was welcome to be away from my phone ! Can’t wait to return.

Beautiful cottage in a fabulous setting
We’ve just returned from a fabulous 4 night stay at this delightful cottage.
The cottage is clean and cosy with comfy beds and good quality pillows and bed linen. It’s in a peaceful setting surrounded by beautiful countryside and gardens.
It’s in a great location with Edinburgh and the coast within an hours drive.
I would highly recommend this cottage as a peaceful escape from the hustle and bustle of everyday life.

Superb Location
The cottage is in a lovely location on an estate with superb walks from the door (Can walk up to the moors with excellent views or along the river). It's not far from the railway station in Tweedbank for trip to Edinburgh and some lovely places nearby like Melrose, Peebles and Kelso for independent shops and cafes. It is a cosy cottage with a comfy sofa and log burner and it was great to be able to sit out in the cottage garden with views of the forest and pretty flowers. Walking along the Tweed in the evening or visiting the walled garden was a bonus.

Great cottage in lovely setting
Great cottage - really well equipped-including lovely Arran toiletries! Great to be able to explore the estate and play tennis. A power cut made the stay even more of an adventure for the kids and we were glad for the log burner then! Lovely welcome cake provided too!

A splendid holiday.
A delightful cottage in an ideal location. Thoroughly enjoyed our time at the property which fully lived up to our expectations. A very nice touch was the freshly baked cake left for us - yummy! We would definitely recommend this property to stay at.

Lovely cottage in a beautiful location
We had a lovely and peaceful stay at the Yair cottage.
The cottage was cosy, clean and comfortable and the garden was lovely and well kept.
The homemade lemon drizzle cake from Hannah was a really nice welcome and a lovely touch!
Olly was very helpful and communication was very prompt.
The Yair estate grounds are lovely and the location is handy for exploring all the pretty towns, country estates and castles in the area.
Would definitely recommend.

Schöne Wohnung in toller Lage
Die Wohnung Braefoot Nr. 1 ist schön eingerichtet und liegt toll in einsamer, ruhiger Lage. Der Empfang war unkompliziert und freundlich. Insgesamt sehr zu empfehlen.

Lovely comfy cottage
Just had a lovely week in this cottage. Delightful surroundings and Oliver made us very welcome. Exactly as advertised, everything you need to make your stay comfortable. Lovely local walks, and great for touring the borders. Would definitely recommend.

Exquisite spot for walking, and great for discovering the Scottish Borders. The Yair estate is beautiful, and the owners very friendly. The cottage was well-equipped, well cared for and very clean. Recommended wholeheartedly!
