Welcome to Unit 2307 at The Nautilus on beautiful Okaloosa Island. This third‑floor Gulf‑view end unit offers approximately 1,100 square feet of comfortable coastal living with everything you need for an easy, enjoyable beach vacation.

Step inside and you’ll immediately feel like you’re on vacation. The condo is furnished with relaxed coastal décor, a comfortable living area, and a private balcony accessible from both the living room and the primary bedroom. The balcony faces southeast, offering morning sun and a soft evening glow.

The Nautilus sits directly on the white‑sand beaches of Okaloosa Island, with private beach access just steps from your building.

FREE BEACH SERVICE (March 1–October 31, weather permitting)
Beach service is provided by an outside vendor, Sunset Beach Service.

Short‑term rental guests receive complimentary beach service during the season, which includes:

• Two beach chairs
• One umbrella

Complimentary setups are first‑come, first‑served, but there is always a setup available for paid rental guests. Location is not guaranteed. Guests who want a specific spot may reserve one directly with Sunset Beach Service for a daily fee. Additional chairs, umbrellas, and watersport rentals are also available through the vendor.

The condo also provides beach towels, two additional beach chairs, beach tote and a small cooler.

PROPERTY LAYOUT & SLEEPING ARRANGEMENTS
This is a split‑floor‑plan layout with both bathrooms connected directly to the bedrooms.

Bedrooms:
• Primary bedroom: King bed, balcony access, en‑suite bathroom
• Guest bedroom: Twin‑over‑full bunk bed plus an additional twin bed, en‑suite bathroom

Bathrooms:
• Two full bathrooms, each with a tub/shower combination and direct bedroom access

KITCHEN & STARTER SUPPLIES
The kitchen includes a refrigerator/freezer, electric range, dishwasher, microwave, coffee maker, toaster, blender, cookware, dishes, glasses, utensils, and basic tools for everyday cooking.

We provide an initial starter supply designed to get you through the first 24 hours:
• Paper towels
• Dishwashing detergent pods
• Laundry pods
• Kitchen sponge
• Toilet paper
• Trash bags
• Bath soap
• Salt and pepper packets
• Spray oil

Bath towels, hand towels, washcloths, and beach towels are provided one per maximum occupancy, with an in‑unit washer and dryer available to launder items as needed during your stay.

OPTIONAL GROCERY PUT‑AWAY SERVICE
Skip the grocery stop. Order groceries for delivery before arrival, and for a service fee, onsite staff will place refrigerated items in the fridge and set the rest on the counter. Delivery must arrive before 4:30 PM. Alcohol deliveries cannot be accepted.

NAUTILUS LENDING LIBRARY
Guests may borrow indoor/outdoor games and small appliances for up to 24 hours. The Lending Library is complimentary and subject to availability. Items must be returned clean and undamaged.

Examples include:
Cornhole, Giant Jenga, Giant Connect 4, Bocce Ball, board games, playing cards, waffle maker, Instant Pot, air fryer, rice maker, and more.

EV CHARGING
A 50‑amp, 125/250‑volt outlet is available for EV charging by advance reservation for a fee. A charging waiver is required. Contact the Nautilus office to reserve.

CHECK‑IN 4 PM & CHECK‑OUT 10 AM - INFORMATION
Early check‑in:
Early check‑in is not guaranteed, but it is allowed when housekeeping and maintenance schedules permit. Guests may enjoy the pool and free beach service while waiting for the condo to be ready.

Late check‑out:
Late check‑out is not offered. We accept same‑day reservations, and housekeeping requires a firm 10 AM departure to prepare the unit for incoming guests.

IMPORTANT DETAILS BEFORE BOOKING
• Maximum occupancy: 6 guests
• Two parking permits per condo
• No pets
• No smoking or vaping inside the condo
• A guest age 25+ must occupy the condo for the entire reservation
• Quiet hours: 10 PM–9 AM
• No outdoor cooking on balconies; grills are available in the designated BBQ area
• Pool hours: 9 AM–10 PM
• Carts may not be brought inside condos
• Towels, clothing, and other items may not be hung on balcony railings

OFF‑SEASON VALUE (November–February)
Enjoy quieter beaches, cooler weather, and the lowest rates of the year. Monthly snowbird pricing is available. Routine maintenance may occur during this period, and reduced rates reflect the possibility of daytime noise.

ACCESSIBILITY INFORMATION
This individually owned residential condo is not ADA‑accessible. Doorways, bathrooms, and tub/shower entries have standard residential dimensions. The onsite beach access has stairs; however, a public beach access with a handicap‑accessible ramp is located immediately next door.

CAMERA DISCLOSURE
This unit has a Nest doorbell camera at the front door that records audio and video of the exterior entry area. Exterior‑facing cameras on the balcony record audio and video of exterior spaces only and do not face inside the unit. Cameras operate 24/7 but can be turned off upon request.

The condominium association also operates exterior cameras monitoring common areas only.
