A bright and modern apartment of approximately 45 square meters, accommodating up to 4 people, located on the first floor of a historic building (NO elevator). The property is located in the Ponte alla Vittoria neighborhood, just a few minutes’ walk from Parco delle Cascine, and is the ideal choice for exploring the city while staying away from the hustle and bustle of downtown.

The interior layout is as follows:

- BEDROOM with a double bed, closet, and dresser;

- BATHROOM with a raised shower stall, sink, bidet, and toilet.

Guests will have full access to all areas of the apartment, and there are no shared spaces.

Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, and Ministerial Decree No. 383 of 6.10.2022).

ESummer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The period during which heating may be used and the daily operating time depend on the climate zone defined by the regulations.

The apartment is located in the Ponte della Vittoria area, a lively neighborhood full of shops, yet quiet and ideal for those traveling by car who want to stay away from the hustle and bustle of the historic center. Santa Maria Novella and the Cathedral of Santa Maria del Fiore are about a 20-minute ride away by public transportation: the apartment is 400 meters from the Paolo Uccello stop on the T1 tram line (Villa Costanza – Careggi), which takes you to Santa Maria Novella Station in 16 minutes. Additionally, at the Alamanni station in Santa Maria Novella, you can transfer to the T2 line, which offers a direct connection to the airport.

Once you arrive at Santa Maria Novella Station, you can visit all of Florence’s main attractions easily on foot or via public transportation.
