The Space:
Your Cozy Pocono Retreat
Step inside this bright, spacious home. Mini-splits plus central heating and air keep you comfortable in every season. The living room has plush seating for the whole group, a large Smart TV, cozy lighting, and the eye-catching "Lost in the Right Direction" neon sign.
The Lower Level: Where Everyone Ends Up
Three connected rooms, built for groups who want to do something together.
Pool room: a full-size pool table with cue rack, shuffleboard, and bar-height seating.
Bowling, golf and climbing: an indoor mini bowling lane with lit gutters and real pins, an indoor mini golf course, a climbing wall with crash mat, and a fort with a tube slide.
Arcade and movie lounge: skee-ball, two arcade cabinets, a double-hoop basketball arcade, and a large Smart TV with a deep sectional and bean bags.
Poker room: a poker table and an electronic dartboard. Board games, cornhole and card games are stocked throughout.
Bedrooms
Primary Suite: a plush king bed with premium linens, a Smart TV, a workspace, generous storage, and a private en-suite bathroom.
Shared Bedroom: two queen beds and a workspace.
Queen Bedroom: a queen bed, a bold orange ceiling, and a Smart TV.
Serene Queen Bedroom: all-white decor and soft bedding.
King Bedroom: a king bed, a green accent wall, and a Smart TV.
Every bedroom has a ceiling fan, hotel-quality linens, and storage.
Bathrooms Three full bathrooms and one half bath. The primary is en-suite, with a shared full bathroom upstairs, a full bathroom on the lower level, and a half bath on the main floor.
Kitchen and Dining Full-size appliances, cookware, dishes, utensils and glassware, a coffee maker with K-Cups, and a spacious island with bench seating flowing into the dining area.
Outdoor Paradise A seasonal above ground pool with a wraparound deck, open April through October, with optional heating when the pool is open. The hot tub and wood barrel sauna are open year-round. There is also a fire pit, an outdoor dining area, and an oversized playground.
Explore the Poconos 15 minutes to Crossings Premium Outlets and Camelback Resort, 20 minutes to Great Wolf Lodge and Big Pocono State Park, and 30 to 45 minutes to rafting, state parks and ski resorts.
Guest Access:
Guests have full access to the home and outdoor areas. A unique entry code is provided before check-in once your pre-arrival steps are complete.
Free driveway parking for up to 5 vehicles. Street parking is not permitted anywhere in the community.
Heronwood Retreat sits inside Penn Estates, a gated community with 24/7 security, so everyone staying must be listed on the community registration form before arrival. See below for the deadline.
Good to know: this home's private amenities are the only ones available during your stay. Guests do not have access to Penn Estates community amenities such as the lakes, beaches, pools or clubhouse.
The Neighborhood:
Penn Estates is central to the best of the Poconos, close to ski resorts, water parks, the Crossings Premium Outlets, Mount Airy Casino and Pocono Raceway. The setting is quiet and wooded, with everything you need a short drive away.
Getting Around:
Getting around is easiest with a car, as most attractions, dining and shops in East Stroudsburg are a short drive away. We recommend a vehicle for your stay.

Occupancy and Parking Guests must be at least 21 years old to book. The home accommodates up to 12 guests. Free driveway parking for up to 5 vehicles, and street parking is not permitted in the community.
Community Registration All guests must be listed on the Penn Estates community registration form at least 3 days before check-in. A $75 late fee applies if it arrives after the deadline.
Community Speed Limit The community speed limit is 25 mph and is strictly enforced. Any citation issued to the homeowner during your stay is passed along to the responsible guest.
Before You Arrive We will send one secure link before arrival: a short rental agreement, ID verification, and your damage protection choice. Your entry code is released once these are complete.
Fees at a Glance
DAMAGE PROTECTION. Required on every reservation. Please choose one of the two options below.
Refundable security deposit: $600. A pre-authorization hold, not a charge, released approximately 7 business days after checkout following a damage-free inspection.
Non-refundable damage waiver: $40 per night, up to a maximum of $200. This covers accidental damage beyond normal wear and tear.
Neither option covers intentional damage, damage caused by a pet, cleaning or deodorizing, house rule violations, or fines issued by the township, county, or the community association.
OTHER FEES
Pet fee: $150 for the first pet, and $150 for a second pet. Maximum of 2 pets.
Early check-in or late checkout, 1 to 2 hours: $119 each. Subject to availability.
Pool heating: $140 per day, available only while the pool is open. Requests must be made at least 48 hours before arrival, and once selected heating applies for the full length of your stay. Late requests may incur a surcharge.
Community registration received after the deadline: $75.
Return of a left-behind item: $30 handling fee, plus actual shipping cost.
Unapproved late departure: $200 if checkout runs more than 20 minutes past checkout time, and half of the nightly rate if it runs more than one hour.
Pool, Hot Tub and Sauna The hot tub and wood barrel sauna are available year-round. The pool is seasonal, opening in April and closing in October. The exact closing date depends on the weather, and in some years it stays open into late October. Outside those months the pool is closed. Heating is available only while the pool is open, and the pool is not heated unless heating is purchased. Pool availability in April and October cannot be guaranteed and does not qualify for a partial refund. If the pool matters to your trip in those months, message us before booking. Please leave the floating chlorine dispenser in the pool at all times. It sanitizes the water, and if it is removed the chlorine level drops quickly and the pool can become unusable for the rest of the stay. With multiple water features on the property, please keep an eye on children at all times. There is no lifeguard on duty. We ask that glass containers stay outside the pool, hot tub and sauna areas, and that nothing is added to the water.
Plumbing The home is on a septic system, so please flush only toilet paper. Wipes and other items can clog it.
Starter Supplies We provide a complimentary starter supply of essentials including toilet paper, paper towels, trash bags, dish soap and hand soap. We kindly ask that you purchase anything further you need for the rest of your stay.
A Peaceful Environment Quiet hours are observed daily from 10:00 PM to 8:00 AM, indoors and out.
Arrival and Departure Check-in is after 4:00 PM and check-out is by 10:00 AM. Early check-in and late checkout may be available on request, subject to availability and the fees listed above.
Smoking, Parties and Noise This is a smoke-free home indoors and in all enclosed spaces, including vaping and cannabis. Parties and events are not permitted. The home uses noise and smoke detection technology, which measures sound and air quality only and does not record audio.
Security Cameras There are exterior cameras at the front door, the parking area, the pool, and the pool equipment. There are no cameras inside the home.
Pets Well-behaved furry family members are welcome. Please include your pets in your reservation before arrival.
A Note on House Rules House rule violations are charged to the guest along with an administrative fee. Any fine issued by the township, county, or the community association is passed through in full. These charges are set out in the Rental Usage and Liability Agreement that every guest signs before check-in.
